What is it like to live in Strawberry Station?

Strawberry Station is a plain, practical subdivision, and that is its appeal. Ashton Woods built about 310 single-family homes here in two phases, the first from 2015 to about 2019 and the second from 2020 to 2022. There is no pool, no clubhouse we could confirm, and no amenity fee to match. What you get instead is one of the lowest HOA bills in the area, sidewalks, stormwater ponds that give some lots a water view, and covenants that listings routinely describe as boat, RV and work-truck friendly. For buyers who fish Lake Moultrie or the Cooper River, being able to park the boat at home instead of paying for storage is the reason they choose this neighborhood over Foxbank.

The name comes from the railroad. The Northeastern Railroad, completed in 1856 between Charleston and Florence, had a stop called Strawberry between Oakley and Mount Holly, and Ashton Woods says the neighborhood was built on the site of that old depot. The line is still in use as the CSX A Line, and it runs a few hundred feet west of the newest streets, so you will hear trains. Daily errands are close: the Publix at Moncks Corner Marketplace is about 9 minutes up US-52, and Walmart, Lowe's, Food Lion and Lowes Foods are all within a few miles.

The trade-offs are honest ones. Lots are about a fifth of an acre and houses sit close together. A few homes are owned by national rental companies, and an 84-unit build-to-rent townhome community, Wellstead at Strawberry, was under construction nearby in 2026. And nearly every trip out starts on Old Highway 52 or US-52, which carry all of the growth between Goose Creek and Moncks Corner.

Where exactly is Strawberry Station?

Strawberry Station is in the area old-timers call Strawberry, on Cypress Plantation Road off Old Highway 52, a short distance from where Old 52 meets US-52 south of Cypress Gardens Road. Every home has a Moncks Corner mailing address, ZIP 29461. Fairmont South is next door, the Spring Grove Plantation sections are a mile east, and Foxbank Plantation is about 3 miles north on US-52.

The mailing address does not settle the jurisdiction. Every Strawberry Station parcel on the county plats is in unincorporated Berkeley County, tax district T08, not in the Town of Moncks Corner and not in the City of Goose Creek. That means no town or city property tax, Berkeley County Sheriff patrols, and fire service from the Pimlico fire district. We found no improvement district fee on the county's parcel records either.

Drive times without traffic: Google's Berkeley County data center about 7 minutes, the Goose Creek city center about 12, downtown Moncks Corner and Santee Cooper's headquarters about 17, Carnes Crossroads about 15, I-26 at Nexton Parkway or at exit 205 about 20, Charleston International Airport and Boeing about 30, the Naval Weapons Station's Red Bank gate about 30, and downtown Charleston about 35 to 40. Our Summerville office is about 26 minutes away. Rush hour adds to all of them.

How is Strawberry Station different from Foxbank Plantation?

Buyers compare the two constantly, because they are 3 miles apart on the same highway and the houses look alike. Foxbank has two pools, a 67-acre lake, a school inside the community and a master HOA to pay for it all. Strawberry Station has none of that and dues that listings put at a few hundred dollars a year. Foxbank is mostly inside the Town of Moncks Corner and feeds Berkeley High; Strawberry Station is all county and feeds Goose Creek High, with a Goose Creek elementary and middle school. Foxbank's covenants and lot sizes make boat storage at home hard; Strawberry Station's do not. If you want amenities, go north. If you want a newer house, a lower bill and a place for the trailer, this is the one.

Military buyers use both. The Naval Weapons Station gate is about 12 miles down US-52 and Red Bank Road, and the air base is about 17 miles. Start with our Joint Base Charleston housing guide.

Phases, plans and lot types

Which part of Strawberry Station fits you?

The MLS files everything under one name, Strawberry Station, and there are no named villages. On the ground, buyers choose between the two phases, three plan sizes and a handful of lot types. The street names below come from the county plats.

Phase 1 · 2015 to about 2019

The original streets

About 130 homes on Eva Street, Bountiful Drive, Sugarhouse Court, the east end of Cypress Plantation Road and the first blocks of Abigail and Casey Streets. County records show the first closings in 2015 at $210,000 to $280,000, so the original owners have equity and many are now moving up. Trees and lawns have had a decade to fill in.

Fits: buyers who want the lowest price in the neighborhood and will budget for a 10-year-old roof and heat pump check.

Phase 2 · 2020 to 2022

The newer streets

About 190 lots on McRoy Street, Buckspond Road, Canterhill View Drive, the west end of Cypress Plantation Road, the 550s and 560s of Abigail Street and the 800s of Casey Street. These are the homes now listed as "like new" with HERS energy ratings, and most of the current resale inventory comes from here. This phase also holds every lot the county's flood layer puts in zone AE, and the streets closest to the railroad.

Fits: buyers who want a 2021 or 2022 house without a builder contract. Order the flood determination first.

Smallest plans · Lowest prices

Three-bedroom homes, 1,500 to 1,900 square feet

Single-story and compact two-story plans with three bedrooms and two baths, on the same fifth-acre lots as the bigger houses. In September 2026 these were asking about $335,000 to $370,000, which puts them at the top of the price-per-square-foot range even though they are the cheapest houses. Expect a two-car garage and a small fenced yard.

Fits: first-time buyers, VA buyers and downsizers who do not want stairs.

Middle tier · Most common

Four-bedroom homes, 2,200 to 2,900 square feet

The bulk of the neighborhood: two-story plans with four bedrooms, two and a half or three baths, a kitchen island and an upstairs loft or bonus room. The Hartwell is one Ashton Woods plan name you will see in listings. These were asking about $385,000 to $415,000 in September 2026, roughly $165 to $190 per square foot.

Fits: families who want four bedrooms under $420,000 in the Goose Creek High zone.

Largest plans · Top of the market

Five-bedroom homes, 3,000 to 3,900 square feet

A smaller group of five-bedroom houses, some with three-car garages, that are the biggest homes for the money in this part of the county. County records show heated areas up to about 3,960 square feet. They asked $425,000 and up in September 2026 and recent closings in the neighborhood topped out near $475,000, still only about $115 to $125 per square foot.

Fits: large or multigenerational households that value space over finishes.

Premium and cautionary lots

Pond, wetland and rail-side lots

Stormwater ponds and wooded buffers give some lots on Casey Street, Cypress Plantation Road and Abigail Street a view and privacy, and they hold value better than interior lots. Two things to check: the county's FEMA layer puts about two dozen Phase 2 lots at 184 to 212 Cypress Plantation Road and 553 to 571 Abigail Street in zone AE, and the CSX main line runs about 550 feet from the west end of Cypress Plantation Road.

Fits: buyers who want water or woods behind them, and who will order a flood determination and visit when a train goes by.

Homes & Builder

What kinds of homes are in Strawberry Station?

Single-family homes only, all built by Ashton Woods from 2015 to 2022. The builder's marketing listed plans from about 1,536 to 2,890 square feet with three to five bedrooms, and county records show heated areas from about 1,100 to 3,960 square feet with a median near 1,950. Listings on the market in September 2026 ran from 1,536 to 3,716 square feet. Expect a two-car attached garage, a patio or porch, a fenced yard on many lots, and a lot of about 0.21 to 0.23 acre. Phase 2 homes were sold with HERS energy ratings.

Ashton Woods is the only builder we could confirm; the county's 2021 parcel snapshot shows every unbuilt Phase 2 lot in Ashton Charleston Residential's name. There are no townhomes or condos inside the HOA.

New or resale?

Resale only. Ashton Woods sold the last Strawberry Station homes in 2022, and the builder's community page now shows only a "coming soon" placeholder for a future Moncks Corner community with no name or location published. If you want a new Ashton Woods home nearby, the builder is active in Nexton, and other builders are still selling along US-52 and US-17A. How new-construction representation works

On a Phase 1 resale, have your inspector look at the roof, the heat pump and the water heater, which are 8 to 11 years old on a 2015 to 2018 house, and at the attic, gutters and grading for moisture. Ask for a CL-100 termite letter and any transferable termite bond. These are routine checks for the age, not known defects of Strawberry Station.

Schools

Which schools serve Strawberry Station?

Strawberry Station is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map at five points across both phases, and the answer changed this year.

  • Boulder Bluff Elementary (400 Judy Drive, Goose Creek, grades K to 5) is the zoned elementary school for 2026-27, about 10 minutes south.
  • Sedgefield Middle School (131 Charles B. Gibson Avenue, Goose Creek) is the zoned middle school, about 17 minutes.
  • Goose Creek High School (1137 Redbank Road, Goose Creek) is the zoned high school, about 15 minutes.

Here is the catch. Through the 2025-26 school year, Strawberry Station was zoned for Foxbank Elementary, 3 miles up US-52, and listings written in 2026 still say "zoned for Foxbank Elementary." The district's rezoning that took effect in August 2026 moved this neighborhood to Boulder Bluff Elementary to relieve Foxbank, which the district reported as over capacity. Middle and high school did not change. The district has said it expects to rezone again in about two years, so confirm the zone for the exact address with the district before you write an offer, and ask about any grandfather rule for children already enrolled.

Note the direction: Strawberry Station students go south to Goose Creek, not north to Moncks Corner. That is the opposite of Foxbank Plantation and most of the town.

What does it cost to own in Strawberry Station?

This is one of the cheapest neighborhoods in the area to carry: no town tax, no improvement district, no pool to fund. The line items that matter are below.

Strawberry Station sits between two towns, so compare it with the rest of Moncks Corner to the north and Goose Creek to the south. Its closest neighbors are Fairmont South next door and Spring Grove Plantation a mile east, both with similar houses and their own rules. Three miles up US-52, Foxbank Plantation and its newest section High Point at Foxbank add pools and a lake for a higher HOA bill, and Cypress Ridge is a few miles west on Cypress Gardens Road. No. Every home has a Moncks Corner mailing address, ZIP 29461, but all of the parcels are in unincorporated Berkeley County, tax district T08. There is no town property tax, the Berkeley County Sheriff patrols, and fire service comes from the Pimlico fire district. It is not in the City of Goose Creek either, even though its schools are in Goose Creek.

Berkeley County School District: Boulder Bluff Elementary, Sedgefield Middle and Goose Creek High, all in Goose Creek, per the county's 2026-27 attendance zone map. Until August 2026 the elementary school was Foxbank Elementary, and older listings still say so. The district expects to rezone again in about two years, so confirm the zone for the exact address.

Listings consistently describe Strawberry Station as boat, RV and trailer friendly, with boats parked in driveways, and the MLS lists RV and boat storage as a community feature. That is rare in a 2015 to 2022 subdivision and it is a main reason people buy here. The HOA does not publish its rules online, so read the recorded covenants and any board policies before you buy for that reason.

On September 18, 2026, asking prices ran from $334,900 for a 1,536 square foot three-bedroom to $425,000 for a 3,716 square foot five-bedroom, with a median near $386,500 and an average of about $189 per square foot. Recent sales closed between about $330,000 and $475,000, median near $405,000. Homes were taking about 70 days to sell and most listings had cut their price, so there is room to negotiate.

Most of it is not. The county's FEMA flood layer puts about two dozen Phase 2 lots, at 184 to 212 Cypress Plantation Road and 553 to 571 Abigail Street, in zone AE, where a lender requires flood insurance. No. Ashton Woods finished the second phase in 2022 and the community is sold out, so every home here is a resale, the newest about four years old. Ashton Woods says another Moncks Corner community is coming but has not published a name or location. An 84-unit build-to-rent townhome project, Wellstead at Strawberry, was under construction nearby in 2026; those are rentals, not for sale.

The court is set by the county where the person lived, not where the house is.
