A pool, playgrounds, trails and a resident boat and RV lot, one modest HOA, no town tax, and Google's data center campus a few minutes away. What is it like to live in Spring Grove Plantation?

Spring Grove is a big, quiet, sidewalk subdivision rather than a resort community. Listings and the association's amenity rules describe a community pool with key-fob access, playgrounds, walking trails, a dog park, an athletic field, disc golf, fishing ponds and a resident-only boat and RV storage lot, which matters here because Lake Moultrie, the Tail Race Canal and the Cooper River landings are all within 20 minutes. There is one homeowners association for the whole community, managed by FirstService Residential, and the dues have stayed modest.

The land was a rice plantation. George Keckley named his 1,406 acres Spring Grove in 1793, and a historical marker put up by the developer in 2008 tells the story at the entrance. Pendley Homes subdivided the tract in 2003, and the first homes on Harvest Moon Road, Everwood Court and Black Horse Road sold in 2005 and 2006. Building continued in waves for fifteen years, so a buyer can choose between a 20-year-old house with mature trees and a 2020 house with a slab foundation and a tankless water heater, sometimes on the same street.

The trade-offs are honest ones. The oldest sections are reaching roof and heat pump age. A few dozen homes, roughly 3 to 4 percent, are owned by national rental companies, and more are rented by individual owners. Shopping means a drive to US-52. And every trip out starts on Old Highway 52 or Cypress Gardens Road and joins US-52, which carries all of the growth between Goose Creek and Moncks Corner.

Where exactly is Spring Grove Plantation?

Spring Grove sits on the east side of US-52, between Old Highway 52 and Cypress Gardens Road, in Berkeley County, ZIP 29461. The main entrance is Colony Post Loop off Old Highway 52; a second entrance, Spring Grove Drive, comes in from Cypress Gardens Road across from Pimlico Boulevard. The Publix at Moncks Corner Marketplace and Foxbank Plantation are about 3 miles west at the US-52 and Cypress Gardens Road intersection. Downtown Moncks Corner is about 11 miles north and the Goose Creek city center about 7 miles south.

The mailing address does not settle the jurisdiction, so we checked. Every Spring Grove parcel on Berkeley County's records is in unincorporated Berkeley County, tax district T08, outside the Town of Moncks Corner and outside the City of Goose Creek. That means no town property tax, Berkeley County Sheriff patrols, and fire protection from the Pimlico fire district. Foxbank, directly across US-52, is mostly inside the Town of Moncks Corner, and the Town annexes in pieces, so we confirm the tax district for the exact address before you write an offer.

Drive times without traffic: US-52 at Cypress Gardens Road about 8 minutes, Google's data center campus about 10, Goose Creek about 12, Carnes Crossroads about 15, downtown Moncks Corner and Santee Cooper's headquarters 17 to 20, Charleston International Airport about 25, Boeing about 30, downtown Charleston about 35 to 40. The nearest I-26 interchange, at Nexton Parkway, is about 25 minutes, so Spring Grove suits a US-52 commute better than an interstate one. The CSX rail line runs between Old Highway 52 and US-52, and Cypress Gardens Road crosses it at grade just before the highway.

How does Spring Grove compare with Foxbank and Cane Bay?

Spring Grove is the plainer, cheaper neighbor. Foxbank, across the highway, has two pools, a 67-acre lake and an elementary school inside the community, and most of it pays Moncks Corner town tax. Cane Bay Plantation has more amenities again and an improvement district fee on top of HOA dues. Spring Grove has one association, one pool, no town tax and no improvement district, and its asking prices per square foot on September 18, 2026 ran from about $131 to $229, with the bigger houses at the low end of that range. What you give up is the lake, the walk-to school and the newest construction: nothing new has been built here since about 2020.

Goose Creek buyers come up US-52 for the same reasons they look at Foxbank: newer homes than the 1980s and 1990s subdivisions inside the city, bigger lots and floor plans for the money, and the same road to the Weapons Station, the airport and Boeing. 2005 to 2007 · The first streets

Ricefield Way, Planters Trace and Carriage Run

The original sections: Harvest Moon Road with its farm-named courts, Everwood Court, Meadowvale Lane, Norwood and Old Stone Courts, Black Horse Road and Carriage Wheel Road. About 240 homes. Planters Trace has the smallest houses in the community, mostly 1,250 to 2,200 square feet; Ricefield Way and Carriage Run run larger, about 1,550 to 3,800. The most mature trees and the shortest walk to the pool.

Fits: value buyers who will trade age for price. Budget for a roof, heat pump and water heater check on a 2005 to 2007 house.

2009 to 2014 · Mid-era

The Abbey, Palmetto Village and Cypress Manor

Maywood Drive (The Abbey, built by Lennar), Palmetto Village Circle, and Oglethorpe Circle with Orleans Court (Cypress Manor). About 200 homes of 1,300 to 3,400 square feet, most of them 1,900 to 2,000. This is the middle of the price range, and Oglethorpe Circle had the highest share of rental-company owners in our county check.

Fits: buyers who want a 10 to 15 year old house with some roof life left, and who will ask how many neighbors rent.

2009 to 2018 · Largest section

Barony

Charlesfort Way, Drayton Place Drive, Allamby Ridge Road, Market Hall Street and Vessey Drive, about 200 homes built over nearly a decade. The widest range in Spring Grove, from about 1,240 to 4,400 square feet and three to six bedrooms, so the comps are deep and the prices run from the low $300,000s to the top of the community.

Fits: families who need four or five bedrooms, and sellers who want the most buyer traffic.

Fishers Wood and Palmetto Pointe

Chaff Lane (Fishers Wood, from 2009) and Stonefield Circle with Oakfield Place (Palmetto Pointe, built by Dan Ryan Builders from 2016 to 2018). About 100 homes, almost all of them 2,200 to 4,000 square feet, with a typical house near 2,900 to 3,200. These are the largest floor plans in the community and the lowest price per square foot.

Fits: buyers who want the most house for the money in Moncks Corner and do not need a new build.

2017 to 2019 · Nearly new

The Gables and High Point

Nolin Road, Knawl Road and Goshen Road (The Gables, where D.R. Horton built), plus Woolum Drive and Neosho Court (High Point). About 150 homes of 1,340 to 3,300 square feet, typically 1,900 to 2,650, with slab foundations and open plans. Under ten years old without a builder contract or a builder price.

Fits: buyers who want newer systems and warranties that may still transfer.

2018 to 2020 · Entry prices

Fishers Hill and Simons Bluff

Buckhannon Lane, Mincy Street, Glady Road and Rubles Lane (Fishers Hill) and Wayton Circle with Sarcoxie Road (Simons Bluff), the last sections finished. About 220 homes of 1,340 to 2,390 square feet, typically 1,750 to 1,850, on the smallest lots in the community. The newest houses and, with the smallest 2005 homes, the lowest asking prices.

Fits: first-time buyers and VA buyers who want new-ish for the least money.

What kinds of homes are in Spring Grove Plantation?

Single-family detached homes only; we found no townhomes on county records. Houses on the market in September 2026 ran from about 1,350 to 4,250 square feet, built from 2005 to 2019, with three to six bedrooms and attached two-car garages. The typical listing was about 2,300 square feet on a lot of roughly a fifth to a third of an acre. Vinyl siding is the norm, with brick fronts on some streets.

Pendley Homes developed the tract. These are the builders we could confirm by section. Others built here over fifteen years, so check the specific home's permit history if the builder matters to you.

What era of home?

All resale. Nothing new has been built in Spring Grove since the last Simons Bluff and Fishers Hill homes closed around 2020, and no builder is marketing here now. On a 2005 to 2010 house, have your inspector look hard at the roof, the heat pump and the water heater, which are at or near the end of a normal life. Ask for a CL-100 termite letter and any transferable termite bond. On a 2017 to 2020 house, ask whether the builder's structural warranty transfers and check the grading and drainage on the small lots. These are routine checks for the age, not known defects of Spring Grove.

Which schools serve Spring Grove Plantation?

Spring Grove is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map for points on nineteen streets across every section.

  • Foxbank Elementary (169 Foxbank Plantation Boulevard, grades PK to 5) is about 3 miles away on the other side of US-52, about 9 minutes by car.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school.
  • Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school. Both are about 17 minutes north.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened, and it moved lines for neighborhoods along US-52. Every Spring Grove street we tested stayed at Foxbank Elementary, Berkeley Middle and Berkeley High. Older school lists on real estate sites can be wrong, and the district has said it expects to rezone again in about two years. Confirm the zone for the exact address with the district before you write an offer.

Goose Creek buyers should note what this means: Spring Grove students go north to Moncks Corner for middle and high school, not south to Goose Creek High or Stratford High.
