What is it like to live in Foxbank Plantation?

Foxbank is a sidewalk community built around water. The developer, TRG Communities, lists a 67-acre lake with a dock for fishing and kayaking, 21 ponds, two resort-style pools, a fitness center, a fenced dog park, a play area, an open-air pavilion and great lawn on the lake, and small parks through the sections. Foxbank Elementary and Town of Moncks Corner Fire Station 2 both sit on Foxbank Plantation Boulevard, so young children can walk or bike to school without leaving the neighborhood.

Daily errands are close. The Shops at Foxbank are part of the community, and a Publix anchors Moncks Corner Marketplace directly across US-52 at Cypress Gardens Road. The developer still plans a 45-acre Foxbank Town Center on the highway frontage.

The trade-offs are honest ones. Lots are small and homes sit close together. The first homes are now 15 to 20 years old, so roofs, heat pumps and water heaters are reaching replacement age. A visible share of the houses are rentals, including a rental townhome community (Harmon Foxbank) and homes owned by national rental companies. And almost every trip south starts on US-52, which carries all of the growth between Goose Creek and Moncks Corner.

Where exactly is Foxbank Plantation?

Foxbank is on the west side of US-52 at Cypress Gardens Road, in Berkeley County, ZIP 29461. Every home has a Moncks Corner mailing address. Downtown Moncks Corner is about 8 miles north, and the Goose Creek city center is about 8 miles south, roughly 12 to 15 minutes either way without traffic.

The mailing address does not settle the jurisdiction. Berkeley County's parcel records show about three quarters of Foxbank's homes inside the Town of Moncks Corner limits. The rest, about 320 homes, are still in unincorporated Berkeley County. Those are mostly on Kimberton Avenue, Evesham Avenue, Albrighton Way, Glenmore Drive and Farrow Court, plus parts of Woodbrook Way, Killarney Trail, Red Leaf Boulevard, Harriswood Lane and Worthington Drive. Town lots pay town property tax and get Moncks Corner police and fire. County lots skip the town tax and are served by the Berkeley County Sheriff and the Central Berkeley fire district. Two houses a block apart can differ, so we check the tax district for the exact address.

Drive times without traffic: Google's Berkeley County data center about 10 minutes, Santee Cooper's headquarters in Moncks Corner about 15, Carnes Crossroads about 15, Charleston International Airport about 25, Boeing about 30, downtown Charleston about 35 to 40. Rush hour adds to all of them. The nearest I-26 interchange is about 12 miles away, a 20 to 25 minute drive, so Foxbank suits a US-52 commute better than an interstate one.

Why do Goose Creek buyers shop Foxbank Plantation?

Three reasons come up again and again. First, age: most Goose Creek subdivisions were built from the 1980s to the 2000s, while Foxbank was built from about 2005 to 2025, so buyers get newer systems, open floor plans and garages. Second, amenities: two pools, a lake and a school inside the community are hard to find at this price closer in. Third, the commute is the same road. Naval Weapons Station and Joint Base Charleston families, Google and Century Aluminum workers at Mount Holly, and Boeing and airport commuters all use US-52, and Foxbank simply sits a few miles farther up it. What you give up is Goose Creek itself. Foxbank is not in the City of Goose Creek, so you do not get Goose Creek city services, and your children attend the Berkeley High feeder schools in Moncks Corner, not Goose Creek or Stratford High.

Original Foxbank streets

The first phases off Foxbank Plantation Boulevard and Red Leaf Boulevard, including Killarney Trail and Woodbrook Way. Cottage and Charleston-style houses from about 1,300 to 2,800 square feet, the most mature trees, and the shortest walk to the pools and the front entrance. Part of this area is on the county side of the town line.

Fits: value buyers who will trade newer systems for price and location. Budget for a roof and HVAC check.

Mid-age · Town and county lots

Fairlawn

The county's name for the western sections around Crossland Drive, Albrighton Way, Glenmore Drive, Topsaw Lane and Fox Ridge Lane. Mostly two-story family plans in the 1,800 to 2,600 square foot range. The town line runs through it: Albrighton and Glenmore are county lots, Crossland and Fox Ridge are town lots.

Fits: families who want four bedrooms under the community's top prices.

County lots · No town tax

Breakwater

A pocket of about 130 homes on Kimberton Avenue, Evesham Avenue and the north end of Woodbrook Way. Nearly all of it is still in unincorporated Berkeley County, so there is no Moncks Corner town tax, and fire service comes from the Central Berkeley district. Same HOA amenities and the same schools as the rest of Foxbank.

High Point at Foxbank

The last big single-family phase, built by Dream Finders Homes and its Crescent Homes brand on streets such as Eagleview Drive and Hillman Trail Drive. Plans ran from about 1,700 to 3,000 square feet. The builder's listing showed it sold out in January 2026, so what you find here now is a nearly new resale. Some lots here back up to wetlands, so check the flood map.

Fits: buyers who want a home under five years old without a builder contract.

Townhomes

Three groups: the Trotters Lane townhomes of about 1,700 square feet, the 2019 townhomes on Ravensridge and Stoneleigh Lanes, and Recess Pointe by DRB Homes, tri-level plans with two-car garages near the school. Townhomes were asking roughly $270,000 to $400,000 in September 2026. Ask what the section fee covers and how many neighbors are renters.

Fits: first-time buyers, VA buyers and anyone who does not want a yard.

Premium lots · Check flood maps

Lake, pond and wetland lots

With a 67-acre lake, 21 ponds and 141 acres of wetlands, many homes back up to water or woods. They hold value better than interior lots. FEMA's AE flood zone follows the lake and wetlands, and we found it touching some lots on streets such as Eagleview Drive, Pendleton Drive and Black Pine Road. Most Foxbank lots are outside it.

Fits: buyers who want a view and privacy, and who will order a flood determination first.

What kinds of homes are in Foxbank Plantation?

Single-family homes and townhomes, built from about 2005 to 2025. Houses on the market in September 2026 ran from about 1,300 to 3,700 square feet, with three to five bedrooms. The typical listing was about 2,100 to 2,200 square feet. Expect attached garages, front porches on the older streets, and lots of roughly a tenth to a third of an acre.

The 2004 covenants name Foxbank Ventures as the original developer, and TRG Communities lists Foxbank as an active project today. These are the builders we could confirm. Others built here over 20 years, so check the specific home's permit history if the builder matters to you.

Mostly resale now. Dream Finders' High Point at Foxbank and DRB's Recess Pointe townhomes were both shown as sold out by early 2026. County records still show a few dozen lots in builder names, so a final release is possible, and we will check for you. On a resale from the first phases, have your inspector look hard at the roof, the heat pump and the water heater, which are at or near the end of a normal life on a 2006 to 2010 house. Ask for a CL-100 termite letter and any transferable termite bond. These are routine checks for the age, not known defects of Foxbank.

Which schools serve Foxbank Plantation?

Foxbank is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map for points in every section, town side and county side.

  • Foxbank Elementary (169 Foxbank Plantation Boulevard, grades PK to 5) is inside the community, next to the fire station.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school.
  • Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school. Both are about 15 minutes north.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened. One of its stated goals was relief for Foxbank Elementary, which the district reported as over capacity. The lines moved for neighborhoods around Foxbank, but every Foxbank address we tested stayed at Foxbank Elementary, Berkeley Middle and Berkeley High. Older school lists on real estate sites can be wrong, and the district has said it expects to rezone again in about two years. Confirm the zone for the exact address with the district before you write an offer.

Goose Creek buyers should note what this means: Foxbank students go north to Moncks Corner for middle and high school, not south to Goose Creek High or Stratford High.

What does it cost to own in Foxbank Plantation?

Foxbank is simpler than Nexton or Cane Bay: we found no improvement district fee on the county's parcel records. The two things that change from house to house are the town tax and any townhome section fee.

Every Foxbank address we tested on the county's 2026-27 zone map returned those three schools, before and after the August 2026 rezoning.
