Montague Plantation is a group of four neighborhoods along Montague Plantation Road in the City of Goose Creek: a small late-1990s section, then Royal Oaks, Medway Landing and Sophia Landing, built from about 2007 to 2021. It is an ordinary, practical Goose Creek neighborhood, and we mean that as a compliment. Streets are quiet loops and cul-de-sacs, with sidewalks in Sophia Landing, ponds and wooded wetland buffers behind many lots, vinyl-sided homes on slabs with two-car garages, and a lot of fenced back yards. Sophia Landing, the largest section, has a community pool with a cabana and a playground. Medway Landing listings mention walking paths and pond views. The City of Goose Creek's Michael J. Heitzler Recreation Complex and community center sit just across US-52 from the end of Montague Plantation Road, about a five to seven minute drive, and the widened road now has a multi-use path that heads that way.
The trade-offs are just as plain. There is no clubhouse, no town center and no restaurant row like Nexton, and no lake or golf carts like Cane Bay. Amenities belong to the section you buy in, so a Royal Oaks or original-section address does not come with the Sophia Landing pool unless the documents say so. The CSX main line sits between the neighborhood and US-52. And the original homes are now more than 25 years old. We cover each of these below.
Where exactly is Montague Plantation?
It is in Berkeley County, inside the City of Goose Creek limits, ZIP 29445. Every street we checked on the county's municipal boundary layer returns Goose Creek, so you get city police, city trash pickup, city recreation programs and city millage on the tax bill. Water comes from the City of Goose Creek, power from Berkeley Electric Cooperative, and natural gas from Dominion Energy.
Montague Plantation Road is a connector about a mile and a half long. Its west end is at US-52 (North Goose Creek Boulevard), where it lines up with Old Mount Holly Road, which continues west to US-176. Its east end is at Henry E. Brown Jr. Boulevard, which runs south to Red Bank Road and the Naval Weapons Station. Medway Landing, Sophia Landing and the original section all open onto Montague Plantation Road. Royal Oaks has its entrance on Medway Road, one block north. The next community south along Henry Brown Boulevard is Liberty Hall Plantation.
How is the commute, and what about the train?
This is a location people pick for work. In light traffic it is about 15 minutes to the Naval Weapons Station side of Joint Base Charleston on Red Bank Road, about 11 minutes to the Google data center and 13 to Century Aluminum at Mount Holly, about 20 minutes to Charleston International Airport, 26 to Boeing, 14 to Trident Medical Center, 17 to Interstate 26 at exit 203, and a little over 30 to downtown Charleston. The train matters. The CSX main line runs along the east side of US-52, so both Montague Plantation Road and Medway Road cross the tracks at grade right at the highway. Federal crossing data cited by a rail-crossing reference site showed about 16 trains a day in 2021. A train can hold you at the light for several minutes, and you will hear horns. The original section and Royal Oaks are about half a mile from the tracks; the back of Sophia Landing is more than a mile. The way around it is east: Henry E. Brown Jr. Boulevard reaches Red Bank Road without a rail crossing. Berkeley County finished a $25 million upgrade of that corridor in January 2025, which widened Montague Plantation Road from two lanes to four, added a multi-use path and sidewalk, and rebuilt the US-52 intersection. Visit at 7:30 in the morning and again when a train is due before you decide.

Which part of Montague Plantation fits you?
The county plat map shows four sections under the Montague Plantation name, and the MLS files each one under its own subdivision name. That is why a search for "Montague Plantation" alone misses most of the homes. Here is how we sort them for clients.
Original Montague Plantation
About 76 home sites on Evergreen Magnolia Avenue and Mossy Oaks Avenue, both directly off Montague Plantation Road. Mostly three-bedroom, two-bath ranch plans from about 1,060 to 1,600 square feet. Recent closings ran $290,000 to $310,000. Listing remarks here have advertised no HOA; confirm that with the closing attorney for the specific lot.
Fits: first-time buyers, VA buyers and investors who want the lowest price and can handle an older roof or HVAC.
Royal Oaks at Montague
About 96 home sites on Satur Drive, Loocock Drive, Vinicio Drive and Spindle Way, entered from Medway Road rather than Montague Plantation Road. Brock Built Homes sold new homes here. Plans run roughly 1,250 to 2,300 square feet, and the MLS files it as "Royal Oaks". Along with the original section it is the closest to the rail line, so listen for the horn when you visit.
Fits: buyers who want a newer home than the original section at a lower price than Sophia Landing.
Medway Landing
About 226 home sites on Hyrne Drive, Wathen Drive, Legendres Drive, Philbrick Drive and Lilly Grace Lane, entered from Montague Plantation Road. Lennar, Mungo Homes and Brock Built Homes all built here. Homes run about 1,560 to 3,050 square feet with up to six bedrooms. Listings mention walking paths and pond views. Recent closings: $353,000 to $419,000.
Fits: families who need four or five bedrooms and want a home built in the last ten years.
Sophia Landing
The largest section, about 400 home sites on Marinella, Vango, Donatella, Adalina and Delmont Drives, Urbano, Gianna and Bibiana Lanes, Santino Court and Todder Trail. Eastwood Homes built here. One and two-story plans from about 1,340 to 3,350 square feet. The community pool, cabana and playground are here. Recent closings: $320,000 to $460,000, the top of the range in Montague Plantation.
Fits: buyers who want the pool, the newest resale homes and the quickest route to Henry Brown Boulevard.
Pond, wetland and wooded-edge lots
Many lots in Medway Landing and Sophia Landing back to retention ponds or to the wooded wetlands that wrap the community. They give you privacy and no rear neighbor. They also put the mapped AE floodplain close to the back of some lots, and standing water means mosquitoes in summer. Interior lots are flatter, easier to fence and usually cheaper.
Fits: buyers who value a view over a big usable yard and will check the flood map and the survey first.
The Landings at Montague townhomes
Not part of the Montague Plantation plats, but it shares the name and the road. Eastwood Homes is finishing three-story townhomes around a pond at the US-52 end of Montague Plantation Road, on Swallowtail Lane, Painted Lady Lane and Duskywing Drive. About 1,460 to 1,780 square feet with a one-car garage. Nine were listed on September 17, 2026, from $268,900 resale to $339,990 new.

Homes & Builders
What kinds of homes are in Montague Plantation?
Detached single-family homes, almost all on slab foundations with vinyl siding and attached garages. The original section is small ranch plans around 1,100 to 1,600 square feet. The newer sections are mostly two-story production plans from about 1,250 to 3,350 square feet, with three to six bedrooms, lofts, and some first-floor primary suites. Lots are compact; the ones we checked were around a sixth of an acre. There are no townhomes or condos inside the four platted sections; the townhomes are next door at the Landings at Montague.
These are the builders we could confirm from sales records and builder listings. Others may have built a few homes.
What era of home?
Three eras, and they inspect differently. The 1998 to 1999 homes are past 25 years old. Expect a second roof and a second HVAC system, and ask for the dates. Check the water heater, the windows, the siding and trim where it meets the slab, and get a CL-100 termite letter and the history of the termite bond. Homes from 2008 to 2013 are reaching the age of their first HVAC and water heater replacement. Homes from 2016 to 2021 are young, but look at lot drainage near the ponds, builder-grade flooring and fixtures, and any remaining structural warranty.
Two things show up in listings here more than in most neighborhoods. First, solar panels: ask whether they are owned, financed or leased, and get the payoff in writing, because a lease or loan has to be dealt with at closing. Second, assumable VA loans: a low-rate assumption can be worth real money, but it takes longer to close and the seller's VA entitlement stays tied up unless the buyer substitutes their own. None of these are known defects of this community. They are what we check on any home of this age and type.
Schools
Which schools serve Montague Plantation?
Montague Plantation is in the Berkeley County School District. We checked one address on every street against the district's 2026-27 attendance zones on the county map, and all four sections came back the same.
- Boulder Bluff Elementary (400 Judy Drive), about a five to seven minute drive.
- Sedgefield Middle (131 Charles B. Gibson Boulevard), about 14 minutes.
- Goose Creek High (1137 Red Bank Road), about 12 to 14 minutes.
Berkeley County redrew attendance lines for August 2026 when Bee Tree Elementary and Midtown Middle opened. Montague Plantation's zones did not change in that round, but old listings and aggregator sites still show the wrong schools for this area; one 2026 listing we read named a middle school that does not serve these streets. Confirm the zone for the exact address with the district's school locator before you write an offer, and ask about capacity if you are moving in mid-year.

What does it cost to own in Montague Plantation?
Costs here are simple compared with Nexton or Cane Bay: no improvement district, no club, no master association that we could find. What you pay depends on which section you are in and on being inside the city. Here is what to budget for beyond the mortgage.

Recent closings ran about $290,000 to $310,000 in the original section, $353,000 to $419,000 in Medway Landing and $320,000 to $460,000 in Sophia Landing, at roughly $196 to $199 per square foot.
