Sold, new and pending listings in Liberty Hall Plantation, live from the Charleston MLS.

What is it like to live in Liberty Hall Plantation?

Liberty Hall is a straightforward suburban neighborhood: sidewalks, ponds, wooded buffers, and one spine road, Adler Drive, with the sections branching off it. The association's amenities are a community pool, a clubhouse, a park with a playground, and a lake. Local listing descriptions also mention a volleyball court and put the park at about two and a half acres. Pool access runs on a card issued through the management company, one per home.

The homes are younger than most of Goose Creek. Crowfield, Boulder Bluff and the neighborhoods closer to St. James Avenue date from the 1970s to the 1990s. Liberty Hall started in 2004, so you get 2000s floor plans and systems that are 15 to 20 years old instead of 35.

The trade-offs are real. Lots are modest and the townhome lots are very small. It is an HOA neighborhood with covenants, an architectural review application, and written parking, pet and enforcement policies, so read them before you buy a boat or a work truck. There is no new construction and no golf course, trail system or town center like you would find at Nexton or Cane Bay. And the quick routes out all feed US-52 or St. James Avenue, which back up at rush hour.

Where exactly is Liberty Hall Plantation?

The main entrance is Adler Drive at Liberty Hall Road, about a mile west of US-52 (Goose Creek Boulevard) and under two miles east of St. James Avenue (US-176). Adler Drive also runs through to Montague Plantation Road on the north side, so there is a second way out toward Henry E. Brown Jr. Boulevard and US-52. The county finished widening Henry E. Brown Jr. Boulevard from Liberty Hall Road to US-52 in January 2025, along with a rebuilt intersection at US-52, Montague Plantation Road and Old Mount Holly Road.

All five sections are inside the City of Goose Creek, in Berkeley County, ZIP 29445. We checked every section against the county's municipal boundary layer instead of going by the mailing address. That means city taxes and city services: Goose Creek police, city sanitation, and city recreation programs. The City also runs the Goose Creek recreation complex and owns Crowfield Golf Club.

Drive times outside rush hour: the Red Bank Road gate of the Naval Weapons Station is about 5 miles, 10 to 15 minutes. Roper St. Francis Berkeley Hospital at Carnes Crossroads is about 8 miles, 15 minutes. Interstate 26 at College Park Road is about 7 miles, 15 minutes. Charleston International Airport and Boeing are about 13 miles, 25 to 30 minutes. Downtown Charleston is about 20 miles, 30 to 45 minutes. The Mount Holly industrial area up US-52, home to Century Aluminum and Google's data center, is 10 to 15 minutes. Add time in the morning and evening peaks, and expect the rail line beside US-52 to stop you now and then.

Is Liberty Hall a good fit for military buyers?

Often, yes. The Weapons Station side of Joint Base Charleston is a short drive down Red Bank Road, prices sit below the Summerville master-planned communities, and the townhome sections give a lower entry point for a first purchase on a VA loan. Because a lot of owners here move on military orders, homes come up for sale steadily, and some become rentals when the owner transfers. If you are buying, ask how many nearby homes are rented. If you are selling on PCS timing, start early. Homes near Joint Base Charleston

Sections

Which part of Liberty Hall Plantation fits you?

The county's subdivision map shows five sections under Liberty Hall. They share the master association and its amenities. What differs is the home type, the look of the street, and in the townhomes, a second set of dues. Address counts below come from the county's address layer and are approximate.

Single-family · Largest section

Brick Barn Pointe

About 365 addresses on streets such as Old Tree Road, Salem Creek Drive, Slow Mill Drive, Old Carolina Drive and Border Road. One of the two original sections, with a mix of one and two story plans that started around $120,000 in 2004. The MLS sometimes splits it into Brick Barn Pointe North and South.

Fits: buyers who want the widest choice of plans and price points in a detached home.

Single-family · Original section

Mulberry Park

About 335 addresses, including Waterbrook Drive, Clayburne Drive, Pine Hall Drive, Flycatcher Drive, Watershed Drive and Broken Branch Drive. Opened alongside Brick Barn Pointe in 2004 with a similar mix of plans. Parts of the section back up to ponds, wetlands and wooded buffers.

Fits: first-time and move-up buyers who want a yard and a garage near the front of the neighborhood.

Single-family · Charleston singles

Foster's Creek

About 160 addresses on Old Jackson Road, Old Savannah Drive and Cypress View Road. It began as a street of Charleston single style homes with side porches and detached garages, priced above the rest of Liberty Hall. In 2013 Centex finished the section with front-garage two story plans, so the look changes partway through.

Fits: buyers who want porch-front character, and are fine with a mixed streetscape.

Townhomes · Left of the entrance

Wedgewood Townhomes

The smaller townhome section, about 70 addresses along Brookshire Road just inside the Adler Drive entrance. The lowest prices in Liberty Hall are usually here or in Waterford. Expect townhome dues in addition to the master association; confirm the amount, the manager and what is covered for the specific unit.

Fits: first-time buyers, single service members and downsizers who want less to maintain.

Townhomes · Right of the entrance

Waterford Townhomes

A 204-unit townhome community on Woodward Road and Flyway Road, marketed when new as Waterford at Liberty Hall by Rolina Homes. It has its own association with monthly dues, its own covenants and its own architectural form, managed by the same company as the master HOA. Owners have full use of the Liberty Hall pool and parks.

Fits: buyers and investors who want a newer two or three bedroom townhome. Check the rental rules first.

Next door · Not Liberty Hall

Liberty Village and Longleaf

Two neighbors that get mixed up with Liberty Hall. Liberty Village sits to the north, toward Montague Plantation Road, and Longleaf is across Liberty Hall Road to the south. The county maps both as separate subdivisions, and Liberty Village is zoned to a different elementary school, Boulder Bluff. Different covenants and dues apply.

Fits: buyers comparing the whole Liberty Hall Road area. Liberty Village is the newer phase of Brickhope Plantation, so start there. We will pull the right HOA documents for each.

Homes & Builders

What kinds of homes are in Liberty Hall Plantation?

Single-family homes and townhomes, two to five bedrooms (a few with six), from a little over 1,000 square feet in the townhomes to about 3,600 in the largest detached plans. Most homes fall between 1,500 and 2,500 square feet. Single-family lots typically run 0.15 to 0.25 acre; townhome lots are a few hundredths of an acre. MLS records show homes built from 2004 to 2020, with most finished between 2005 and 2011.

We could confirm two builders from published sources: Centex, part of Pulte, which was building in Foster's Creek in 2013, and Rolina Homes, which marketed the Waterford townhomes. Other builders worked here too, but we could not confirm their names from published sources. County records or the original closing documents will show who built a specific house. There is no new construction today, so every purchase is a resale.

What era of home?

Most of Liberty Hall is now 15 to 20 years old. That is the age when the first roof, the original heat pump and the water heater all come due, often in the same few years. On any home here we look at roof age, HVAC age and service records, the water heater, siding and trim condition (caulk and paint on fiber-cement, soft spots on any older hardboard or wood trim), window seals, and how the lot drains toward the ponds and ditches. Where the home is on a slab, we also look at grading and gutters. These are things to inspect for on any 2000s home, not known defects of this neighborhood.

Ask the seller for a current CL-100 termite letter and whether a termite bond is in place. In the townhome sections, find out what the association maintains (exterior, roof, lawn, pressure washing, termite bond) and what the owner does, because that changes both your insurance policy and your budget.

Schools

Which schools serve Liberty Hall Plantation?

Liberty Hall is in the Berkeley County School District. We ran every Liberty Hall address point through the county's 2026-27 attendance zone map. All five sections came back the same.

  • Mt. Holly Elementary (225 Garwood Road), about three miles south.
  • Sedgefield Middle School (131 Charles B. Gibson Boulevard), next door to Mt. Holly Elementary.
  • Goose Creek High School (1137 Red Bank Road), under four miles away.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened elsewhere in the county. Liberty Hall's zone did not change from 2025-26, but older listings and real estate websites still show other schools for these streets; we found one recent Waterford listing naming a different elementary school. Liberty Village, next door, is zoned to Boulder Bluff Elementary. Do not rely on listing data. Confirm the zone for the exact address with the district's school locator before you write an offer.

Fees & Taxes

What does it cost to own in Liberty Hall Plantation?

Liberty Hall is simpler than Nexton or Cane Bay: no improvement district fee and no club. You have one master HOA, a second association if you buy a townhome, and City of Goose Creek taxes and fees. Here is what to budget for beyond the mortgage.

ItemWhat it is
Liberty Hall Plantation HOAThe master association, managed by IMC Charleston, billed annually. It covers the pool, clubhouse, park, playground, lake and common areas. The association does not publish the amount; one MLS-fed site shows the equivalent of about $34 a month, roughly $400 a year. Treat that as a starting point and get the current figure and any special assessment history before you go under contract.
Townhome associationWaterford Townhomes has its own association with monthly dues, its own covenants and architectural form, also managed by IMC Charleston. Wedgewood is a separate townhome section as well. Ask what the dues cover (exterior, roof, lawn, termite bond) and whether master dues are included or billed on top.
Pool accessPool cards are issued through the management company, one per home, for a $20 card fee. Waterford owners get theirs through the Liberty Hall association.
Property taxBerkeley County, Berkeley County School District and City of Goose Creek millage, because the neighborhood is inside the city limits. A primary residence is assessed at 4%; a second home or rental at 6%, which matters if you keep the house as a rental after a transfer. How area property taxes work
City servicesCity of Goose Creek sanitation, about $185 a year per the City's FY2025 budget, plus Goose Creek police and city recreation programs. Confirm the current fee with the City.
InsuranceStandard Lowcountry homeowners coverage with wind and hail. The house sites we tested map as FEMA Zone X, where lenders do not require flood insurance, but high-risk Zone AE follows the creek and wetlands along the edges of every section. Check the specific lot. Homeowners insurance guide

FAQ

Questions buyers and sellers ask about Liberty Hall Plantation

Yes. All five sections fall inside the City of Goose Creek on Berkeley County's municipal boundary map, in ZIP 29445. You pay city millage on top of county and school taxes, plus the city sanitation fee, and you get Goose Creek police, city sanitation and city recreation programs.

Berkeley County School District: Mt. Holly Elementary, Sedgefield Middle and Goose Creek High, per the county's 2026-27 attendance zone map for every Liberty Hall address. A district rezoning took effect in August 2026 and older listings often show the wrong schools, so confirm the zone for the exact address with the district before you buy.

The master association is managed by IMC Charleston and bills annually. It does not publish the amount; one MLS-fed site shows the equivalent of about $34 a month, roughly $400 a year. Waterford Townhomes has a second association with monthly dues, and Wedgewood is a separate townhome section too. There is no improvement district or club fee. Get current figures for the specific home.

Over the past year homes have closed at a median of about $370,000, roughly $181 per square foot, with closed prices from about $235,000 to $475,000. Active listings in September 2026 ran from $250,000 to $400,000. Townhomes sit at the low end and the larger single-family plans at the top. Ask for a current, section-specific number.

Five. Brick Barn Pointe, Mulberry Park and Foster's Creek are single-family. Wedgewood and Waterford are townhomes on either side of the Adler Drive entrance. All five share the master association's pool, clubhouse and parks. Liberty Village and Longleaf are next door but are separate subdivisions with their own rules.

The project started in 2004 and most homes were finished between 2005 and 2011, with a few as late as 2020. Centex, part of Pulte, was completing Foster's Creek in 2013, and Rolina Homes marketed the Waterford townhomes. There is no new construction today, so every purchase is a resale.

Mostly no, but check the lot. On the FEMA map the county uses, effective December 7, 2018, the address points we tested in all five sections fall in Zone X, where lenders do not require flood insurance. High-risk Zone AE follows the creek and wetlands along the edges of every section and can cross the back of some lots. Look up the specific parcel and ask the seller about drainage and any claims.

Outside rush hour, the Red Bank Road gate of the Naval Weapons Station is about 5 miles, 10 to 15 minutes. Interstate 26 at College Park Road is about 7 miles, 15 minutes, and Roper St. Francis Berkeley Hospital at Carnes Crossroads is about 8 miles. The airport and Boeing are 25 to 30 minutes. US-52 and St. James Avenue slow down at peak hours, so test your own commute.

The court is set by the county where the person lived, not where the house is. If they lived in Liberty Hall Plantation, that is the Berkeley County Probate Court in Moncks Corner.
