Brickhope Plantation is a finished neighborhood of about 900 home sites inside the City of Goose Creek, two miles east of Highway 52. Ryland Homes started it in 2007 with two lines of homes, the Villages and the Estates, and Lennar closed it out as Liberty Village around 2022. One pool and clubhouse, city services, and a short drive to the Naval Weapons Station. Our office is about 25 minutes away in downtown Summerville.

What is it like to live in Brickhope Plantation?

It is a quiet, built-out subdivision with sidewalks, ponds, and wooded wetland buffers between sections. The amenity center has a clubhouse that residents can rent, a zero-entry pool that works well for small children, a fitness room, a playground and open recreation fields. There is no golf course, no gate, and no town center. For groceries and restaurants you drive two miles to Highway 52 or a little farther to St. James Avenue.

When Ryland was selling here in 2011, its sales staff told the Post and Courier that about 70 percent of buyers came from outside the area: military families, Boeing and Google employees, and retirees from the North and Florida. That is still the pattern. A large share of our Brickhope buyers use VA loans and work around PCS dates, and we plan for that. See our Joint Base Charleston homes guide.

The honest trade-offs: the oldest homes are now 17 to 19 years old, so roofs, HVAC systems and water heaters are coming due. Most lots are small, from about an eighth to a third of an acre. And both entrances funnel to the same Highway 52 intersection, so school and shift-change traffic on Montague Plantation Road is part of daily life, even after the recent widening.

Where exactly is Brickhope Plantation?

It is on the east side of Goose Creek, ZIP 29445, between Montague Plantation Road and Henry E. Brown Jr. Boulevard. It is not off St. James Avenue (Highway 176), which is a common mix-up. The original entrance is off Montague Plantation Road, reached from Highway 52 across from the Goose Creek municipal complex. The Liberty Village phases have a second entrance on Henry E. Brown Jr. Boulevard at Chaste Tree Drive. Every point we checked on the Berkeley County boundary map is inside the City of Goose Creek, so you get city police, city trash pickup and resident rates at the city's recreation complex and Crowfield Golf Club.

Henry E. Brown Jr. Boulevard is the reason this location works for the Navy. It runs south to Red Bank Road and the Naval Weapons Station, about 6 miles and 15 minutes in light traffic. Berkeley County finished a $25 million upgrade of the boulevard in January 2025, adding a center lane, medians and a multi-use path, and widened Montague Plantation Road to four lanes at the same time. Other free-flow drive times: Trident Medical Center about 14 minutes, Charleston International Airport about 20, Boeing about 26, Nexton and Interstate 26 at exit 199 about 18, and downtown Charleston about 35. Add 10 to 15 minutes at rush hour, and check whether your route to Highway 52 crosses the rail line that runs beside it. SCDOT has also been rebuilding Red Bank Road at the Henry Brown intersection. That work was targeted for completion in August 2026, so check its current status.

How is Brickhope Plantation different from Brickhope Greens?

They share a name and nothing else. Brickhope Greens is a separate subdivision of about 300 lots roughly two miles south on Henry E. Brown Jr. Boulevard, next to Liberty Hall Plantation. It was also started in 2007, but it has its own homeowners association and its own management company, and its amenities are a playground, a picnic area, a dog park and ponds. The Brickhope Plantation pool, clubhouse and fitness room belong to Brickhope Plantation owners only. Brickhope Lane, which many people assume is here, is actually in Brickhope Greens. Both names come from the historic Brick Hope Plantation on Foster Creek, which is now inside Joint Base Charleston and is not part of either neighborhood. Which part of Brickhope Plantation fits you?

Websites describe the Villages and the Estates as two neighborhoods. On the ground it is simpler: they began as two Ryland floor-plan series, smaller and larger, sold side by side. What really separates one Brickhope home from another is the series, the year it was built, and the lot. Here is how we sort them for clients.

The Villages at Brickhope

Ryland's Village series was the attainable line: ranch and two-story plans such as the Atkinson, Belhaven, Sumter, Litchfield and Landrum, starting near 1,300 square feet, with three or four bedrooms and a two-car garage. Later marketing put Village homes between about 1,400 and 3,600 square feet. These are the homes that list in the mid $300s today.

Fits: first-time buyers, VA buyers and downsizers who want a one-story plan.

The Estates at Brickhope

The Estates series was the move-up line: the Winchester, Barrett, Conyers, Virginian, Jasper, Williamsburg, Manchester and Pembroke, from about 1,900 to more than 3,400 square feet. The Virginian could be built with six bedrooms. Formal rooms, lofts and bonus rooms are common. Expect the high $400s to low $500s for the biggest ones.

Fits: larger households and anyone who needs a guest suite or a real office.

The original Mayfield Drive phases

Phases 1 and 2: Mayfield Drive, Parkwood Drive, Willow Tree Lane, Pine Hill Lane, Cedar Mill Drive, Cherry Laurel Lane and Monteray Court, about 250 lots nearest Montague Plantation Road. Recent listings here are four-bedroom homes from about 1,700 to 2,100 square feet. All three homes listed under the Brickhope Plantation name on our snapshot date were here, from $344,900 to $374,900.

Fits: buyers who want the lowest price in the neighborhood and will check the roof and HVAC ages first.

2010 to 2016 · Biggest homes

Hayden Hollow and Mountain Laurel Circle

Ryland called its 2011 phase Hayden Hollow, with models on Stone Crop Drive. Together with Mountain Laurel Circle, Sweet Olive Drive, English Ivy Drive and Butterfly Bush Drive, this middle section has the widest mix: 2,000-square-foot ranches next to two-story homes over 3,500 square feet. A 3,712-square-foot home on Mountain Laurel Circle closed at $500,000 in June 2024.

Fits: move-up buyers who want size without paying for new construction.

2017 to 2022 · Newest · Own MLS name

Liberty Village

CalAtlantic, Ryland's successor, reopened sales in February 2017 from a center on Nandina Drive, and Lennar finished the job. Chaste Tree Circle, Daniels Creek Circle, Sumac Drive and Sequoia Lane are about 350 lots with their own entrance on Henry E. Brown Jr. Boulevard. Agents file them as Liberty Village, not Brickhope Plantation. Same pool, same schools, newer systems.

Fits: buyers who want a home under ten years old and the quickest route to the Naval Weapons Station.

Pond and wetland lots versus interior lots

Creek and wetland corridors run through the community, and many lots back to a pond or to woods that cannot be built on. Those lots give privacy. They also sit nearest the mapped AE flood zone that follows the corridors, and they tend to be damper and buggier. Interior lots are flatter, easier to fence, and usually a little cheaper.

Fits: privacy seekers on the buffer lots; pet owners and gardeners on the interior lots.

What kinds of homes are in Brickhope Plantation?

All detached single-family homes. No townhomes, no condos and no age-restricted section. Sizes run from about 1,300 to a little over 3,700 square feet, with three to six bedrooms and a garage on every plan. Some elevations have brick or stone accents, and yards were sodded and landscaped by the builder. One-story plans with an upstairs bonus room are common.

One builder family built the whole neighborhood, which is unusual for Goose Creek. Ryland Homes opened it in the late 2000s and planned 580 homes. Ryland merged into CalAtlantic Homes in 2015, and Lennar bought CalAtlantic in 2018 and built out the rest. We could not verify any other builder here, so treat listings that name one with caution.

What era of home?

Three eras, and they inspect differently. Homes from 2007 to 2010 are at the age where the original roof, heat pump and water heater are at or past the end of their normal life. Ask for the age of each before you write an offer. One current listing on Mayfield Drive advertises a new roof and newer HVAC for exactly this reason. Homes from 2010 to 2016 are mid-life: look at exterior caulk and paint, garage door openers, and the condition of any builder-grade carpet. Liberty Village homes from 2017 to 2022 are young enough that most items are original and working. Ask whether any builder structural warranty remains and whether it transfers.

For every era, order a CL-100 termite and moisture letter, ask whether a termite bond is in place, and look at how the lot drains toward the ponds. Schools

Which schools serve Brickhope Plantation?

Brickhope Plantation is in the Berkeley County School District. We checked five addresses across the old and new phases against the county's own attendance-zone map, and all five returned the same three schools.

  • Boulder Bluff Elementary (Judy Drive, Goose Creek), about 2 miles away.
  • Sedgefield Middle School (131 Charles B. Gibson Boulevard), about 4 miles.
  • Goose Creek High School (1137 Red Bank Road), about 5 miles.

The district redrew many attendance lines for August 2026, when Bee Tree Elementary and Midtown Middle opened, and older real estate websites often show outdated school lists. For Brickhope, the county map shows the same three schools for 2025-26 and 2026-27, so this neighborhood was not moved. Still, confirm the exact address with the district before you write an offer. Mevers School of Excellence, a tuition-free public charter school for kindergarten through eighth grade, is about a mile away at 7750 Henry E. Brown Jr. Boulevard. Charter schools admit by application, not by address.

What does it cost to own in Brickhope Plantation?

Brickhope is cheaper to carry than the big master-planned communities. There is no improvement district fee as in Nexton and no golf or club dues. You pay one HOA, plus City of Goose Creek taxes in exchange for city services.

Parts of the creek, pond and wetland corridors that run through the community are mapped Zone AE. A lot that backs to one of them can have AE at the rear line, so check the FEMA map and the drainage for the specific address.

The court is set by the county where the person lived, not by the city. If they lived in Brickhope Plantation, that is the Berkeley County Probate Court in Moncks Corner.
