What is it like to live in Brickhope Greens?

Quiet and simple. The neighborhood is a handful of residential streets and short cul-de-sac courts with ponds and mature trees. The HOA keeps one park with a playground, a gazebo with picnic tables and a grill, and a dog park at the back. There is no pool, clubhouse or gym, and that is the reason the dues are only $345 a year.

The location and price point suit military families, first-time buyers and people who work along the US-52 corridor. The trade-offs are plain: homes are now 15 to 20 years old, so roofs and air conditioning systems are coming due. Some lots back up to Henry E. Brown Jr. Boulevard. And Interstate 26 is not close, about 8 miles by surface streets.

Where exactly is Brickhope Greens?

It sits on the west side of Henry E. Brown Jr. Boulevard near Liberty Hall Road, east of US-52 (Goose Creek Boulevard), in ZIP 29445. Every sample point we checked on the Berkeley County GIS map is inside the City of Goose Creek limits, so this is a city address in fact and not only in the mailing label. Liberty Hall Plantation's Brick Barn Pointe section is next door.

Without traffic, plan on about 10 minutes to the Red Bank Road side of the Naval Weapons Station, about 6 minutes to US-52, 15 to 20 minutes to I-26 at exit 203 or 209, about 20 minutes to Charleston International Airport and Boeing, and 35 minutes or more to downtown Charleston. Rush hour adds to all of those. Berkeley County finished widening this stretch of Henry E. Brown Jr. Boulevard to three lanes with a multi-use path in January 2025, which helped the daily trip in and out.

How is Brickhope Greens different from Brickhope Plantation?

The names are close and the two get mixed up, even in listings. They are separate neighborhoods with separate homeowners associations, about a mile and a half apart on the same boulevard.

  • Brickhope Greens is the smaller one: about 290 homes, developed by Midfree, Inc. under covenants recorded in 2006, mostly finished by 2011. Its own park, playground and dog park. No pool.
  • Brickhope Plantation is farther north at Montague Plantation Road. It is a much larger community built by Ryland Homes and its successors from the late 2000s to about 2019, with Village and Estates home series and a pool, clubhouse and playground of its own.
  • We found nothing in the Brickhope Greens HOA documents about shared amenities. Do not assume Brickhope Greens dues include the Brickhope Plantation pool.

If a pool and newer homes matter more than low dues, read our Brickhope Plantation page. When you search the MLS, check the subdivision field, because a Brickhope Plantation home will not show up under Brickhope Greens and the reverse is also true.

Which Brickhope Greens home fits you?

Brickhope Greens has no named villages or phases that buyers shop by. What changes from one home to the next is the lot, the floor plan and how much updating has been done. Here is how we sort them with clients.

Lot type · Water view

Pond lots

Several ponds run through the neighborhood, and homes that back up to one get a view and more space behind them. HOA rules allow a four-foot picket fence on the pond side instead of a six-foot privacy fence. Much of the Island Green Road and Burton Court side is mapped in the shaded Zone X flood area, so get a flood quote for the address.

Fits: buyers who want a view and do not mind a lower fence.

Lot type · Road side

Lots along Henry E. Brown Jr. Blvd

Some homes back up to the boulevard. The HOA allows a fence up to eight feet on that side for a reason: you will hear traffic. In most neighborhoods a road-side lot sells for less than the same plan on an interior street, so check the comps. The upside is the new multi-use path right outside.

Fits: value buyers. Visit at rush hour before you decide.

Lot type · Privacy

Wooded-edge lots

Homes on the outer edges back up to trees instead of another house. You get more privacy, more shade and more leaves in the gutters. Ask what is behind the tree line and who owns it, because a wooded buffer today is not a promise for tomorrow.

Fits: buyers who put privacy ahead of a pond view.

Street type

Cul-de-sac courts

Burton, Lovette, Greens, Turner Greens, Mazyck Greens, Foster Greens and Green Oak are short courts with no through traffic. Green Park Lane, Island Green Road, Brick Barn Lane and Brickhope Lane are the longer streets that carry the neighborhood's cars in and out.

Fits: families with young kids and anyone who wants fewer cars passing the driveway.

One story or two

Homes run from about 1,100 to 2,800 square feet with three to five bedrooms. Smaller one-story plans sit at the low end of the price range. Larger two-story plans, some with the owner's suite upstairs, sit at the top.

Fits: one-story for downsizers and first-time buyers, two-story for households that need four or five bedrooms.

Condition

Updated or original

Some homes have new flooring, paint, counters and a newer roof or HVAC system. Others still have the original builder finishes and original equipment from 2007 to 2010. The price gap between the two is often smaller than the cost of doing the work yourself, so compare on total cost, not list price.

Fits: move-in-ready buyers on one side, buyers with a repair budget on the other.

What kinds of homes are in Brickhope Greens?

All single-family detached homes. No townhomes, no condos and no 55+ section. Expect traditional suburban plans from the late 2000s with attached garages. Recent listings show three-bedroom homes of about 1,800 square feet on lots near a fifth of an acre, which is a fair picture of the middle of the neighborhood.

The recorded covenants name Midfree, Inc. as the developer, and newspaper deed records show Midfree selling finished homes directly to buyers. We could not confirm any other builder name, so we do not list one. The county records for a specific address will show who built and sold it.

What era of home?

Every home here is a resale, and nearly all are 15 to 20 years old. That is the age when the first big replacements come due. These are things to inspect for on any home of this age, not known defects of this neighborhood:

  • Roof. An original roof from 2007 to 2010 is at or near the end of its life. Ask for the age and any insurance claims.
  • HVAC and water heater. Original systems are past their typical lifespan. Ask for install dates and service records.
  • Foundation and drainage. Find out whether the home is on a slab or a crawlspace, and look at how water moves away from the house, mainly on pond and low lots.
  • Exterior. Check siding, trim, caulk, window seals and the age of the fence.
  • Termites and moisture. Order a CL-100 letter and ask whether a termite bond is in place and can be transferred.

Which schools serve Brickhope Greens?

Brickhope Greens is in the Berkeley County School District. The district redrew many attendance lines for August 2026, so older school lists online can be wrong.

We checked three points in the neighborhood against the county's 2026-27 attendance zone map on September 17, 2026. All three returned the same schools:

  • Mount Holly Elementary (PK to 5)
  • Sedgefield Middle School (6 to 8)
  • Goose Creek High School (9 to 12)

All three are near Red Bank Road, about 3 miles and under 10 minutes away without traffic. Boulder Bluff Elementary is closer to some streets, and you will see it named in some listings, but it is not the zoned elementary on the county map. Confirm the schools for the exact address with the Berkeley County School District before you write an offer, and ask about any enrollment caps.
