What is it like to live in Pimlico?

Pimlico is a river neighborhood first. The streets are named for ducks and fish, lots run from a third of an acre to more than an acre, and there are no sidewalks, no pool and no gate at the entrance. What you get instead is water: the West Branch of the Cooper River along the east side, two civic-club-owned lakes (Lake Dennis and Lake Hastie, about 100 acres together, one of them a former inland rice field), and a private boat landing at the end of Old Rice Mill Road that residents rebuilt with a new dock and floating dock in 2026. The Post and Courier's description from 2013 still fits: from the landing you can run downstream toward the Cooper River and Charleston Harbor, or upstream to the Tail Race Canal and the Pinopolis lock into Lake Moultrie.

There is no mandatory homeowners association. The Pimlico Civic Club is voluntary, with $50 dues, and it owns the community center at 1603 Pimlico Boulevard, the parks and the landing. A county-run Pimlico Special Tax District collects a small fee on every parcel to help pay for the common areas. Recorded covenants from 1979 and 1996 still apply, but enforcement is light. The volunteer fire department has its station on Pimlico Boulevard, and the club's newsletter goes to every house with a paper box.

The trade-offs are the ones that come with river living. Roughly a third of the house lots sit inside FEMA's AE flood zone, so flood insurance is a real line item for many addresses, and the newer homes on those streets are built elevated. Pimlico Boulevard is a two-mile drive to Cypress Gardens Road and it is the road everyone uses. The nearest grocery store is 20 minutes away, and the first homes are now 40 to 50 years old. Sales are slow here: a handful of listings at a time and three-month marketing periods are normal, because buyers who want this lifestyle are specific and buyers who do not are not looking.

Where exactly is Pimlico?

Pimlico is in central Berkeley County on the west bank of the West Branch Cooper River, ZIP 29461, about 5 miles east of the Strawberry area of Moncks Corner and just north of Cypress Gardens. From US-52 or Old Highway 52, take Cypress Gardens Road east, then Pimlico Boulevard north for about two miles. The Census Bureau counts the neighborhood as its own place, Pimlico, SC, with 1,208 residents in 2020.

Every home has a Moncks Corner mailing address, but none of Pimlico is inside the Town of Moncks Corner. All 682 parcels are in unincorporated Berkeley County (tax district T06), so there is no town property tax and no town services. Police protection is the Berkeley County Sheriff, fire protection is the Pimlico Rural Volunteer Fire Department at 1607 Pimlico Boulevard, funded through a fire fee on the county tax bill, and trash pickup is a county contract. Water is Berkeley County Water and Sanitation, and county utility records list BCWSA sewer for every Pimlico address we checked.

Drive times without traffic: the Goose Creek city center about 20 minutes, Cypress Gardens about 20, downtown Moncks Corner and Santee Cooper's headquarters about 25 to 30, Google's Mount Holly data center about 25, the Naval Weapons Station about 30 to 35, the nearest I-26 interchange about 30, Charleston International Airport and Boeing about 40, and downtown Charleston about 45. Rush hour adds to all of them. Pimlico suits someone who works in Moncks Corner, Goose Creek or at the Weapons Station, or who works from home, better than a daily downtown or airport commute.

How does the Pimlico boat landing work?

The landing is private, gated and keyed. The civic club issues one key per household to property owners on the county assessor's roll; renters can only use the landlord's key. The fee is $150 for the first key, which includes a year of dues, and $200 to replace a lost one. Keys belong to the club and do not transfer with a sale, but the club refunds $100 when you turn yours in. Guests may launch only if the owner is in the same boat. Boats can tie to the floating dock for 30 minutes to launch and load, not for storage, and parking is tight on summer weekends. The rules and the key contact are on the civic club's site. Friends without a key have three public ramps nearby: Cypress Gardens, Bushy Park and the Tail Race Canal landing.

Two things to know before you count on the landing. It is run by volunteers on a budget of about $40,000 a year, so the new dock took years of fundraising, and the club also has to maintain the dike that holds the lakes, a state-regulated dam. And if you want your own dock, the lot has to actually front the river or a lake. Listings that say "river access" usually mean the neighborhood landing, not a dock at the house. We read the plat and the flood map before you fall for the view.

The MLS files everything under one name, Pimlico. The county splits it into Section 1 (the older streets nearest the river) and Section II (Churchill Road, British Drive and the streets named for English towns on the west side). On the ground, buyers choose between water, age and lot size.

Homes on the West Branch Cooper River along Live Oak Avenue, Albert Storm Avenue, Fishing Island Road, Old Rice Mill Road and Mallard Circle, plus lakefront lots on Lake Dennis and Lake Hastie off Waterside Boulevard and Pimlico Boulevard. River lots come with floating docks, boat lifts and seawalls; the stretch in front of the neighborhood is described in listings as a no-wake zone. The river homes are the top of the market: one sold for $825,000 in 2024, another listed at $725,000 in 2022. Nearly all of these lots are in the AE flood zone.

Interior lots with landing access

The majority of Pimlico: houses on Waterside Boulevard, Albert Storm Avenue, Rock Fish Road, Striper Avenue, Magnolia Lane, Windsor Lane and the duck streets, a few minutes by golf cart from the landing. Any owner can buy a landing key, so these homes get the boating life at a fraction of the waterfront price. Most are outside the AE zone, but not all, so check each address.

Fits: trailer boaters and families who want the yard and the price of a regular subdivision with a ramp at the end of the street.

Original homes

Pimlico was platted in the late 1970s (its first covenants date to 1979), and a handful of riverfront houses are older still; one on Live Oak Avenue dates to 1964. Expect one-level brick ranches and early two-stories of about 1,500 to 2,400 square feet on the original streets, often with carports, big trees and detached workshops added over the years.

Fits: buyers who want the lot and the location and will budget for roof, HVAC, plumbing and electrical updates on a 40-year-old house.

1990s to today · Scattered infill

Newer custom builds

There has never been a production builder here. Newer homes are one-off customs on lots bought from neighbors or from the Section II West developer, which still holds about 25 unbuilt platted lots on Suffolk Drive, Westminster Way and Queens Drive. Recent builds on the flood-zone streets are elevated; the largest home on county records, on Churchill Road, is about 4,700 square feet. New construction on the river at Albert Storm Avenue was on the market in 2026.

Fits: buyers who want a newer house with the neighborhood's lot sizes, or who want to build. Ask us about lot availability and the sewer tap before you buy land.

Half acre and up · Room to spread out

Larger lots

The typical Pimlico house lot is about 0.4 acre, and the county's Pimlico zoning overlay sets a 14,500-square-foot minimum on most of Section 1. County records show about 100 house lots of half an acre or more and 11 of an acre or more; the largest is about 1.6 acres. Many owners also hold the vacant lot next door as a side yard, which is why more than 100 unbuilt lots remain and why some listings offer an extra lot as an option.

Fits: buyers with boats, trailers, a workshop or a pool in mind. There are no true acreage tracts here; look toward Cordesville or Pinopolis for those.

What each tier costs

Vacant interior lots have listed around $60,000. Interior resales, from 1980s ranches to 2,700-square-foot two-stories, were asking about $435,000 to $575,000. Lake and river lots with a dock have sold and listed from the low $500,000s for a lake lot to $725,000 and $825,000 for deep water on the Cooper. Recent closings ran below asking: Redfin's median sale was about $382,000 for the three months ending April 2026, with homes taking about four months to sell.

Fits: everyone. Use the tier, not the neighborhood median, to judge a price.

Homes & Builders

What kinds of homes are in Pimlico?

Single-family houses only, no townhomes and no condos. County records show 503 homes from about 1,000 to 4,700 square feet, with a median of about 2,050. Listings in 2026 ran from a 1,700-square-foot two-story to a 2,800-square-foot four-bedroom, built between 1969 and 2017, with a typical age near 30 years. Brick ranches, raised Lowcountry-style houses on the water, and 1990s to 2000s two-stories all sit on the same streets. Garages, carports, boat sheds and detached workshops are common because the covenants and the lot sizes allow them.

We could not confirm the original developer or any builder that worked here at scale, so this page names none. The covenants require a Residents Committee permit for new construction, garages, fences and tree removal, but the club reports no active committee at the moment, so forms go to a board member. If the builder or the permit history of a specific house matters to you, we pull the county permits.

What era of home?

On a 1970s or 1980s Pimlico house, have the inspector look at the roof, the heat pump, the water heater, the electrical panel and the plumbing (polybutylene was common in homes built from 1978 to 1995), the crawlspace moisture, and the big trees close to the house. Ask for a CL-100 termite letter and any transferable bond. On a river or lake house, add the dock, the lift, the seawall or bulkhead and the elevation certificate. On any lot, ask whether the house is on BCWSA sewer or a septic tank, and ask about drainage; the civic club collects drainage reports from residents. These are routine checks for the age and the setting, not known defects of Pimlico.

Schools

Which schools serve Pimlico?

Pimlico is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map for eight addresses spread across both sections.

  • Foxbank Elementary (169 Foxbank Plantation Boulevard, grades PK to 5), about 6 miles and 15 to 20 minutes west on Cypress Gardens Road.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner), about 25 minutes.
  • Berkeley High School (406 West Main Street, Moncks Corner), about 25 to 30 minutes.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened, and the district has said it expects to rezone again in about two years. Every Pimlico address we tested stayed at Foxbank Elementary, Berkeley Middle and Berkeley High, but older school lists on real estate sites can be wrong. Confirm the zone for the exact address with the district before you write an offer. Bus rides are long from here; ask the district about the route.

What does it cost to own in Pimlico?

No HOA dues and no town tax, but several small county line items and, for many lots, flood insurance. Here is what county records and the civic club's own documents show.

Mostly sewer. Berkeley County utility records list BCWSA as the sewer provider for every Pimlico address we checked, and water comes from Berkeley County Water and Sanitation. Recent listings, including riverfront homes, show public sewer. Some older houses and vacant lots may still rely on a septic tank or lack a tap, so confirm the connection for the specific property, especially before buying a lot to build on.

It depends on the water. On September 18, 2026, interior homes were asking about $435,000 to $575,000, a median near $475,000 and about $214 per square foot, with a vacant lot listed at $60,000. Deep-water homes on the Cooper River have sold and listed from $725,000 to $900,000, and a lake lot with a dock was asking about $519,000.
