Hidden Cove is a small condominium community on a cove off the Tail Race Canal, inside the Town of Moncks Corner and next door to Hidden Cove Marina. About 116 one, two and three-bedroom units in two sections, built in the mid-1980s and again in 2004 to 2007, with a pool, a community dock and boat slips for rent next door. It is one of the least expensive ways to live on the water in Berkeley County. Our Summerville office is about 30 to 35 minutes away.

What is it like to live in Hidden Cove?

Quiet, small and boat-minded. Hidden Cove is a cluster of two-story condo buildings at the end of Reid Hill Road, tucked behind the US-52 commercial strip and facing a cove that opens onto the Tail Race Canal, the channel that carries Lake Moultrie's water from the Pinopolis Dam down to the Cooper River. The regime owns a pool and a community dock, and listing remarks describe first-floor units that look straight out at the marina basin. Hidden Cove Marina, a separate business on the next parcel, rents wet slips and dry stack storage, sells fuel and tackle, runs a boat ramp and has a Swig & Swine barbecue restaurant on the water.

The regime fee does most of the work of ownership. Listing remarks from 2025 and 2026 agree that it covers the building insurance, a termite bond, water, sewer and trash, grounds and exterior maintenance, and the pool. What you own and insure yourself is the inside of the unit.

The trade-offs are honest ones. Units are small: 602 square feet for a one-bedroom, about 900 to 1,160 for a two-bedroom, and only a handful of three-bedrooms at 1,112. Parking is surface parking. The original 1985 buildings are 40 years old, and a 2026 listing said the association had an improvement plan under way for roofs, paint, roads and parking, which is the kind of project that can bring a special assessment. County records show that the original section is mostly not owner-occupied, so expect renters and second-home neighbors there. And there is no gate; the marina and the restaurant bring weekend traffic down Reid Hill Road.

Where exactly is Hidden Cove?

On the northeast edge of Moncks Corner, ZIP 29461, at the end of Reid Hill Road off North Highway 52 (Rembert C. Dennis Boulevard), near Anglers Drive. The Walmart shopping area on US-52 is about a mile away, downtown Moncks Corner and the Berkeley County offices are about five minutes, and Santee Cooper's headquarters on Riverwood Drive is about four minutes. The Pinopolis Dam and Lake Moultrie are about 13 minutes by road, and a few minutes by boat up the canal.

Every unit is inside the Town of Moncks Corner limits. Berkeley County's parcel records put all 133 Hidden Cove parcels in tax district T15 with the town as the corporate name, so owners pay town property tax and get town police, fire, sanitation and the town's own Water Works for water and sewer. That is simpler than many Moncks Corner communities, where the town line runs through the middle.

Drive times without traffic: Google's Berkeley County data center about 20 minutes, Goose Creek about 25, the nearest I-26 interchange at Nexton Parkway about 30, Nucor about 35, the Naval Weapons Station about 35, Charleston International Airport and Boeing about 40, downtown Charleston about 45. Rush hour on US-52 and US-17A adds to all of them. Hidden Cove suits someone who works in Moncks Corner or at Santee Cooper far better than a Charleston commuter.

Is Hidden Cove a good fit for boaters?

That is the reason most people look here. The regime has its own dock on the cove, and Hidden Cove Marina next door offers what a condo cannot: 36 wet slips and 96 dry stack spaces on 12-month leases, a paved ramp with an annual access pass, trailer parking, fuel and a ship store. From the cove you run up the Tail Race Canal to Lake Moultrie or down to the Cooper River. The marina published its 2026 rates as wet slips from $300 a month, dry stack at $350 a month and ramp access at $400 a year; those change, so confirm with the marina.

Two cautions. First, the marina is a separate business on Santee Cooper-leased land, so a slip is a lease you renew, not something deeded with the condo, and the marina said its wet slips were running out. Second, we could not confirm how many regime dock slips exist or how they are assigned, so ask the association before you count on tying up at home.

The MLS files everything under one name, Hidden Cove. The county splits it into an old section and a new section, and inside those, buyers choose by water position, size, era and how they plan to use the unit.

Original section · 1985 · On the water

On-water units, Tailrace Drive

Buildings 1 through 4 on Tailrace Drive, which the county's own records label "on water". Eight units per building: 602 square foot one-bedrooms and 912 square foot two-bedrooms, first and second floor. A 2026 listing described a first-floor unit that overlooks the marina basin. The one that sold in July 2026 went for $155,000, no premium over off-water units of the same size.

Fits: buyers who want the view and the dock outside the door and accept a 40-year-old building.

Original section · 1985 to 1988 · Off the water

Off-water units, Riverridge Court and Hidden Cove Drive

Buildings 24, 25 and 26. The same 602 and 912 square foot plans, plus the community's only three-bedrooms, four 1,112 square foot end units in building 26 (built 1988). No water view, but the pool and the regime dock are a short walk. Two-bedrooms here sold for $155,500 to $160,000 in 2025 and a three-bedroom for $155,300 in July 2026.

Fits: value buyers and anyone who needs three bedrooms at the lowest price in the community.

New section · 2004 to 2007

Mariners Way and the newer buildings

The 2004 to 2007 section on Mariners Way, the 2000 block of Tailrace Drive and 2601 Riverridge Court. Two-bedroom, two-bath units of about 1,030 to 1,160 square feet with newer systems and layouts. These are the community's top prices: $150,000 to $180,000 in the last 18 months, most of them $168,000 or more. County records show 36 of the 60 units here are owner-occupied, a very different mix from the old section.

Fits: full-time residents and downsizers who want the newest building and the most owner-occupied neighbors.

One, two or three bedrooms

One-bedrooms (602 square feet, original section only) sold for $117,000 to $124,000 between late 2024 and early 2026. Two-bedrooms run 900 to 1,160 square feet and make up the bulk of the community. Three-bedrooms are rare: four units, all in building 26. Larger units cost more but sell for less per square foot; the one-bedrooms were the most expensive per foot.

Fits: match the unit to the use. A one-bedroom is a boat base or rental; a two-bedroom is a full-time home.

Owner-occupied vs investment

Berkeley County assesses 43 of the 116 units at the 4% owner-occupied rate and 73 at the 6% rate for second homes and rentals. In the original section only 7 of 56 units are owner-occupied. That matters two ways: the 6% rate roughly triples the property tax bill, and a high investor share can affect condo financing. Ask the regime for its rental rules before you buy to rent.

What each tier buys

Under $125,000: a 602 square foot one-bedroom in the original buildings. $150,000 to $160,000: an original-section two-bedroom, on or off the water, or the rare three-bedroom. $165,000 to $180,000: a 2004 to 2007 two-bedroom on Mariners Way or Riverridge Court. Nothing in Hidden Cove has sold above $180,000 in this period, and the county valued most units well below their sale prices.

Fits: buyers comparing Hidden Cove with a house: a two-bedroom here costs about half of a starter house in Foxbank.

What kinds of homes are in Hidden Cove?

Condominiums only. There are no single-family houses, townhomes or lots for sale inside Hidden Cove. The original section (1985 to 1988) is two-story frame buildings of eight units each, with 602 square foot one-bedroom, one-bath units and 900 to 912 square foot two-bedroom, two-bath units, plus four 1,112 square foot three-bedroom end units. The new section (2004 to 2007) is two-bedroom, two-bath units of about 1,030 to 1,160 square feet. Several listings note enclosed sunrooms and end units. Parking is in open lots.

We could not verify the original developer or builder of either section, so we do not name one. These are the unit types on county records.

What era of home?

Hidden Cove is all resale. A 1.89-acre tract at 1501 Tailrace Drive was listed in 2026 as a site for up to 32 more condo units, so a third section is possible; ask us what has been approved before you assume the view or the parking will stay as they are. On a 1985 to 1988 unit, the things worth inspecting are the age of the heat pump and water heater, the windows, any past water intrusion at ground-floor slabs and sunroom additions, and the electrical panel. Because the regime insures and maintains the roof and exterior, read its budget, reserve study and any special-assessment history as carefully as the unit itself; a 2026 listing described an improvement plan for roofs, paint, roads and parking already under way. Ask for the master deed, the bylaws, the rental and pet rules and a current insurance certificate. These are routine checks for a condo of this age, not known defects of Hidden Cove.

Schools

Which schools serve Hidden Cove?

Hidden Cove is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map at the center of the community.

  • Moncks Corner Elementary (777 Stoney Landing Road) is the zoned elementary school, about five minutes away. The district's 2026-27 zone map lists it as PK to 5; confirm the grade span with the school.
  • Berkeley Middle School (320 North Live Oak Drive) is the zoned middle school.
  • Berkeley High School (406 West Main Street) is the zoned high school, about seven minutes away.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened, and the district has said it expects to rezone again in about two years. Older school lists on real estate sites can be wrong. Confirm the zone for the exact address with the district before you write an offer.

What does it cost to own in Hidden Cove?

A condo has a different cost structure from a house: a monthly regime fee that bundles insurance and utilities, town tax on every unit, and a boat bill that is separate from both.

Boat costsSeparate from the regime. Hidden Cove Marina's published 2026 rates were wet slips from $300 a month, dry stack $350 a month and ramp access $400 a year, all on 12-month leases. Confirm with the marina; the regime dock is a separate question for the association.
FinancingCondo loans depend on the project, not just the buyer. Lenders look at the owner-occupied share, reserves, insurance and any litigation, and FHA and VA loans require the regime to be approved. We could not confirm Hidden Cove's approval status, so ask early; cash and conventional buyers have the fewest hurdles here.

The buildings are not. We sampled every Hidden Cove parcel on Berkeley County's FEMA layers, both the 2018 map and the December 2025 revision, and none returned a special flood hazard zone. Zone A and AE areas follow the canal bank and the marsh beside the community. A lender should not require flood insurance, but a first-floor unit near the water is worth a flood quote anyway, and the regime's master policy and your HO-6 policy should both be read for water damage terms.

Berkeley County School District: Moncks Corner Elementary on Stoney Landing Road, Berkeley Middle on North Live Oak Drive and Berkeley High on West Main Street, all in Moncks Corner and all within about seven minutes. That is what the county's 2026-27 attendance zone map returns for the community after the August 2026 rezoning. The district expects to rezone again in about two years, so confirm the zone for the exact address.

Many owners do. County records show 73 of the 116 units assessed at the 6% rate used for rentals and second homes, and only 7 of the 56 original-section units are owner-occupied. We could not find the regime's rental rules in any public source, so read the master deed and bylaws for lease minimums and short-term rental limits before you buy to rent, and remember that a rental pays the 6% assessment, roughly three times the owner-occupied tax bill.

The court is set by the county where the person lived, not where the condo is. If they lived in Hidden Cove, that is the Berkeley County Probate Court, which sits in Moncks Corner itself, a few minutes from the community. A condo adds one step: the estate must keep the regime fee current and get the association's documents ready for the buyer.
