About 200 homes, from 1960s and 70s brick ranches to custom houses on the fairways and the Cooper River rice fields, on big wooded lots with no HOA. This is old Moncks Corner, not a master-planned community. The golf course came first: a nine-hole course opened on the Exeter Plantation tract in 1959, and George Cobb laid out the 18-hole championship course in 1967. The streets grew up around it over the next two decades, and building never really stopped. Today the county's records show about 200 houses, from 1,000 square foot brick ranches on O T Wallace Boulevard and Saylors Avenue to 3,000 to 4,200 square foot custom homes on Bruton Boulevard, Cass Drive, Retreat Avenue and McCrae Drive. A new custom house was finished here as recently as 2024.
What people buy here is space and quiet. Lots run from about a quarter acre on the original streets to over half an acre on the golf side, under mature pines and hardwoods. There is no homeowners association, no gate and no amenity fee. The clubhouse at 772 Exeter Plantation Road has the Exeter Grill and Lounge, a pro shop and a banquet hall, and it is open to members and the public alike.
The trade-offs are honest ones. No HOA means no architectural control, so upkeep varies house to house, and county records show more than 400 platted lots still sitting vacant between the homes, most of them in one company's name. The oldest houses are now 50 to 60 years old, which puts wiring, plumbing and foundations on the inspection list. Access is a two-lane county road, Old Highway 52, and nearly every trip beyond Moncks Corner funnels onto US-52. And the river-side lots on McCrae Drive sit partly in a FEMA AE flood zone.
Where exactly is Berkeley Country Club?
The neighborhood is on the east side of Old Highway 52 (state road S-8-791), about three and a half miles south of where West Main Street meets US-52 in downtown Moncks Corner. The main entrance is O T Wallace Boulevard; a second way in and out is Lewisfield Plantation Road at the McCrae Drive end. Mailing addresses are Moncks Corner, ZIP 29461. The golf course fills the west and center of the tract, the original streets wrap around it, and McCrae Drive runs northeast toward the West Branch of the Cooper River. The Tail Race Canal from the Pinopolis Dam becomes the West Branch about two miles upstream, so the water behind McCrae Drive is river and old tidal rice field, not the canal itself.
Every parcel is in unincorporated Berkeley County, tax district T05. Nothing here is inside the Town of Moncks Corner, so there is no town property tax; police service comes from the Berkeley County Sheriff and fire protection from the Moncks Corner Rural Fire District. The nearest supermarket and pharmacy cluster is on US-52 in town, about ten minutes away.
Drive times without traffic from the entrance: downtown Moncks Corner and Santee Cooper's headquarters about 10 minutes, Google's Berkeley County data center at Mount Holly about 20, the Goose Creek city center and Carnes Crossroads about 20, the nearest I-26 interchange at Nexton Parkway about 30, Charleston International Airport about 35, Boeing about 35, the Naval Weapons Station about 40 and downtown Charleston about 40 to 45. Our Summerville office is about 17 miles, 30 to 35 minutes. Rush hour adds to all of them.
Do you have to join Berkeley Country Club to live here?
No. Golf membership is optional. Berkeley Country Club describes itself as a semi-private 18-hole course, which means it sells daily tee times to the public and also sells memberships. Nothing in the county's records ties a club assessment to the lots, listings routinely state there is no HOA, and the club's own membership page makes no mention of neighborhood residents. Plenty of people here never pick up a club.
If you do want to play, the published numbers on September 18, 2026 were: 18 holes with cart $69 on weekday mornings, $59 after 2 p.m., $55 all day for seniors 55 and over, and $95 on Fridays, weekends and holidays; nine holes $32 to $48. Memberships ran from $890 a year for juniors 23 and under to $189 a month (or $2,079 a year) for a single club membership and $224 a month (or $2,464 a year) for a family, with a one-time $1,500 initiation fee in place since September 2024 and an optional unlimited-cart plan of $150 or $225 a month. Members pay a $20 cart fee per 18 holes or walk for free. The course is a par 72 of about 6,690 yards from the back tees, with Champion Bermuda greens installed in 2005 and 419 Bermuda fairways in 2008. The club reprices without notice, so confirm at 843-761-4653.

Which part of Berkeley Country Club fits you?
There are no named villages here. The MLS files everything under one subdivision name, but on the ground buyers choose between the golf side, the river side, the original streets and the vacant lots. The county's own appraisal map even splits the golf-front lots out under a separate code.
Fairway and green lots
The county codes 55 lots, 47 of them built on, as golf-course frontage: Bruton Boulevard, Cass Drive, Retreat Avenue, Burwell Drive and Baker Drive. This is where the biggest houses are, ten of the neighborhood's thirteen homes over 2,800 square feet, up to about 4,200 square feet on Cass Drive. A 1983 house on the 7th green was asking $445,500 in September 2026; the largest golf-front houses sold for more than $650,000 in 2021.
Fits: golfers, and anyone who wants a big lot with a long green view and no HOA rules about it.
McCrae Drive and the Cooper River
McCrae Drive runs northeast from the course toward the West Branch of the Cooper River and its old tidal rice fields. County records show 18 homes and 28 vacant lots on the street, and the houses range from 1972 ranches to 3,100 to 3,300 square foot customs, including one marketed in 2025 for its river and rice-field views. FEMA's AE flood zone covers parts of the street, so a lender will want flood insurance on those lots.
Fits: buyers who want water views or an elevated new build, and who will order a flood determination and an elevation certificate first.
Original brick ranches
O T Wallace Boulevard, Saylors Avenue, Langdoc Street and Singletary Avenue hold the first houses: mostly one-story brick ranches of 1,000 to 1,800 square feet on quarter-acre to third-acre lots, with 1972, 1974 and 1975 build dates on the ones we checked. Three of them sold in 2026 between $260,000 and $370,000. Crawl-space foundations, public water and sewer on the listings we saw.
Fits: first-time and value buyers who will budget for updates. Have the wiring, plumbing and roof inspected closely.
Newer custom homes
Because the lots were platted long ago and never all built out, new houses keep appearing between old ones, on the golf side, along McCrae Drive and on infill lots. Listings in the neighborhood have included a custom house completed in 2024. These carry the newest systems and the highest prices per square foot, and each one was built to its owner's plan, so there are no repeated floor plans to compare.
Fits: buyers who want a newer home on a real lot without a master-planned HOA.
Wooded interior lots
County records list roughly 970 parcels in the subdivision without a house, and 424 of them belong to one North Charleston land company. Lots come to market a few at a time: in September 2026 a 0.22-acre lot asked $80,000 and two adjoining lots totaling 0.42 acre asked $35,000. The county zones the built streets R1, single-family. Before you buy, confirm sewer and water taps, wetlands, any old covenants, and whether the lot is buildable at its size.
Fits: buyers with a builder lined up who want to be near the course and the river without a new-subdivision price tag.
What your budget buys
Under $100,000: a vacant lot. $250,000 to $375,000: a 1970s brick ranch of 1,000 to 1,800 square feet, the bulk of what sells. $400,000 to $500,000: a larger or updated house, often golf-front, of 2,200 to 2,500 square feet. Above $500,000: the biggest custom homes on the course or the river; county deed records show a 4,200 square foot golf-front house at $652,500 in 2021. Vacant lots and no HOA keep the entry price lower than the newer golf communities.
Fits: anyone comparing this with Foxbank, Cane Bay or the newer Moncks Corner subdivisions on price alone.

What kinds of homes are in Berkeley Country Club?
All single-family, all detached, and almost all built one at a time. County records put the houses between about 770 and 4,230 square feet, with a median near 1,620; a quarter are under 1,275 square feet and a quarter over 2,200. The oldest are one-story brick ranches from the late 1960s and 1970s. The largest are two-story customs from the 1980s onward on the golf and river sides. There was no production builder here that we could find, so there are no builder names to list: every house has its own plans, its own permit history and its own quirks.
What era of home?
A 1965 to 1985 house here can be a very good buy, but inspect it as a house of its age. Ask your inspector to check for aluminum branch wiring and older brand electrical panels; galvanized steel supply lines and cast-iron drains; polybutylene plumbing in anything built or replumbed between 1978 and 1995; the age of the roof, heat pump, ductwork and water heater; moisture, wood rot and vapor barriers in the crawl space; original single-pane windows; and lead paint and asbestos flooring or siding in pre-1978 homes. Big trees close to the house mean roots, gutters and roof debris. Order a CL-100 termite letter and ask about any transferable termite bond. These are routine checks for the age, not known defects of this neighborhood.
On a newer custom home, ask for the permits, the builder's name and the elevation certificate if it is anywhere near the river. Schools
Which schools serve Berkeley Country Club?
The neighborhood is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map at thirteen points, on every street with homes.
- Moncks Corner Elementary (777 Stoney Landing Road, grades PK to 5) is the zoned elementary school, about 10 minutes away in town.
- Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school.
- Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school.
Two cautions. First, Whitesville Elementary on Gaillard Road is the closest school building, only a couple of miles away, but every point we tested is zoned to Moncks Corner Elementary, not Whitesville. Second, the district redrew its lines in August 2026 when Bee Tree Elementary and Midtown Middle opened, and it has said it expects to rezone again in about two years. Older school lists on real estate sites can be wrong. Confirm the zone for the exact address with the district before you write an offer.

What does it cost to own in Berkeley Country Club?
Less in fixed fees than almost any golf neighborhood in the area: no HOA, no town tax, no improvement district and no required club dues. The variables are flood insurance on the river side and the upkeep of an older house.
