Fairlawn Barony Homes for Sale
Fairlawn Barony is the no-HOA neighborhood of roughly half-acre lots on the east side of Moncks Corner, between US-52 and the Cooper River. Brick ranches from the 1970s sit beside custom homes from the 1990s and 2000s, and the Cedar Island section on the river has its own small boat landing. Santee Cooper's headquarters is less than two miles away. It is not the in-town Fairlawn subdivision and not the Fairlawn section of Foxbank; we sort that out below. Quiet, wooded and unregulated. Fairlawn Barony was platted in the late 1960s and built out one house at a time over the next fifty years, so no two homes match and there is no pool, clubhouse or gate. What you get instead is a lot that is usually four tenths to half an acre under mature pines and oaks, room for a workshop or a boat on a trailer, and no homeowners association telling you what color to paint the door. Listing remarks in the Charleston MLS repeat the same two selling points over and over: no HOA, and the river.
The river is the Cooper, just below where the Tail Race Canal brings Lake Moultrie's water down past Moncks Corner. The Cedar Island section, on Cedar Avenue, Canal Drive and the east end of Dennis Boulevard, is bordered by the river and a tidal creek and has a small boat landing that listings describe as private, for residents, and sized for kayaks and john boats. Old Santee Canal Park, with its boardwalks along Biggin Creek, and Santee Cooper's headquarters are both about 2 miles away up Stony Landing Road.
The name is older than the houses. Fair Lawn Barony was the Colleton family's 12,000-acre seat on the Cooper River, with a brick mansion built after 1730 about a mile west of the river. The British fortified it after Charleston fell in 1780 and built the Fort Fair Lawn redoubt beside it. Francis Marion's men under Hezekiah Maham took the fortified house on November 17, 1781, and the mansion was burned before the war ended. The American Battlefield Trust notes that the neighborhood on the former plantation still carries the name, and Fort Fair Lawn is now a Liberty Trail site.
The trade-offs are the ones that come with age and water. Many houses are 40 to 55 years old, so roofs, wiring, plumbing and HVAC need a hard look. Parts of Cedar Island and the east end of Dennis Boulevard are in FEMA's AE flood zone, some of it regulatory floodway, which means required flood insurance and limits on additions. And without an HOA, the neighbor's boat, camper or unfinished project is his business, not the association's.
Where exactly is Fairlawn Barony, and which Fairlawn is it?
Fairlawn Barony is on the east side of Moncks Corner, ZIP 29461, off US-52 (Rembert C. Dennis Boulevard) and just south of Stony Landing Road. Its streets are Dennis Boulevard, Edward Drive, Old Fort Road, Markley Drive, Avery Drive, Pascal Drive and Third Street, with Cedar Avenue and Canal Drive on the river side. Downtown Moncks Corner and the county government complex are about 2 miles west, five minutes by car.
Berkeley County's parcel records carry three different neighborhoods that use the word Fairlawn, and real estate sites mix them up. Fairlawn Barony (county code S200, with Cedar Island filed as S214) is this page: about 425 parcels and 365 homes east of town toward the river. Fairlawn (S215) is the 1960s in-town subdivision of about 55 smaller homes on Fairlawn Drive, Palmetto Street, Berkeley Drive and Altman Street near the middle of town; it has its own page at Fairlawn homes for sale. And the county files the western sections of Foxbank Plantation, out on US-52 toward Goose Creek, as "Foxbank (Fairlawn)"; those are 2005-and-newer HOA homes covered on our Foxbank Plantation page. If a listing says Fairlawn, check the street before you drive out.
Jurisdiction: almost all of Fairlawn Barony is unincorporated Berkeley County. The county's parcel layer puts 404 of the 425 parcels in tax district T05, served by the Berkeley County Sheriff and the Moncks Corner Rural fire district. Only 21 parcels, 5 in Fairlawn Barony and 16 on Cedar Island, are inside the Town of Moncks Corner limits and pay town tax. The Town annexes in pieces, so we confirm the tax district for the exact address.
Drive times without traffic: Santee Cooper's headquarters about 6 minutes, Berkeley High about 7, Google's Berkeley County data center at Mount Holly about 15 to 20, the Goose Creek city center about 25, Charleston International Airport and Boeing about 35 to 40, downtown Charleston about 45 to 50. The nearest I-26 interchange is roughly 20 miles away, so this is a US-52 and US-17A commute, not an interstate one. Our Summerville office is about 20 miles, 30 to 35 minutes.
Can I keep a boat in Fairlawn Barony?
Yes, and that is the reason many buyers come here. There are no covenants against trailers, boat sheds or detached garages, and lots are big enough to hold them. Cedar Island residents have the small landing described above for kayaks and john boats. For anything larger, the closest public ramp is William H. Dennis Landing, known locally as Biggins, on the Tail Race Canal at US-52, but Santee Cooper closed it in February 2026 to expand it from two lanes to four and expects to reopen it in spring 2027. Until then the nearest open ramp is the county's new Waterfront Park on Lake Moultrie at 933 Broughton Road, six ramps and about 180 trailer spaces that opened in May 2026, roughly 15 to 20 minutes away. A handful of Cedar Island lots front the river or the creek directly; those are rare, expensive and mostly in the AE zone, so a dock permit history and a flood determination come before the offer.
What we could not confirm: who holds title to the Cedar Island landing, who pays to maintain it, and whether any informal association collects for it. Ask the seller for that in writing, because "private, for residents" in a listing is not a recorded right.

Which part of Fairlawn Barony fits you?
The MLS files everything under Fairlawn Barony, with Cedar Island as a subsection. On the ground, buyers choose between the river side and the interior, and then between eras, home types and price tiers.
Cedar Island
Cedar Avenue, Canal Drive and the east end of Dennis Boulevard, about 158 parcels bordered by the Cooper River and a tidal creek. The biggest homes in the neighborhood are here, from about 1,350 to 5,400 square feet on county records, including elevated custom houses from the 1990s and 2000s. Residents have a small boat landing. Half of the Cedar Avenue points we sampled were in FEMA Zone AE.
Fits: boaters and buyers who want a river address, and who will price in flood insurance.
Interior wooded lots
Edward Drive, Old Fort Road, Avery Drive, Markley Drive, Pascal Drive and the western two thirds of Dennis Boulevard. Every point we sampled on these streets was in FEMA Zone X, minimal flood hazard, so no flood insurance requirement. Lots run four tenths to half an acre under mature trees, and homes are mostly one-story brick ranches of 1,100 to 2,000 square feet with a few larger two-stories.
Fits: buyers who want the acreage and the no-HOA freedom without the water premium or the water risk.
What era of home?
Three rough groups. The 1968 to early 1980s brick ranches, often three bedrooms and one and a half or two baths, are the most common and the least expensive. The late 1980s to 2000s brought larger two-story and custom homes, many on Cedar Island. Since 2010, the remaining vacant lots have filled in with new builds; the county still shows about 58 vacant parcels, so a few more will come.
Fits: match the era to your appetite for updating. A 1970s ranch at a 1970s price can need a 2020s budget.
Ranch, two-story or elevated
Single-family homes only; no townhomes or condos. One-story brick ranches on slabs or crawlspaces dominate the interior. Two-story traditional and custom homes, some with wraparound porches, metal roofs and sunrooms, show up on Cedar Island and the newer infill lots. River and creek lots may carry elevated construction. Detached garages, workshops and boat sheds are common because nothing prohibits them.
Fits: buyers who want a garage or shop as much as the house, and single-level living buyers.
Public water and sewer, county services
The county's utility map shows Moncks Corner Water Works water and Town of Moncks Corner sewer on every street, Santee Cooper electric on nearly every lot, and Carolina Waste trash pickup. Fire protection is the Moncks Corner Rural district and law enforcement is the county sheriff, since almost none of it is inside the town. Hurricane evacuation zone G. Confirm on the seller's disclosure that a specific 1970s house is actually tied in rather than on an old septic system.
Fits: buyers who want acreage without a well and septic to maintain.
What your budget buys
Under about $350,000: original or lightly updated ranches of 1,200 to 1,700 square feet on the interior streets. About $350,000 to $460,000: renovated three and four bedroom homes, including some Cedar Island ranches. About $500,000 to $750,000: the large custom homes on Cedar Avenue, Canal Drive and the best Dennis Boulevard lots. County appraisals on Cedar Island run well above the interior streets.
Fits: everyone, but the middle tier moves fastest because it is where most of the neighborhood sits.

What kinds of homes are in Fairlawn Barony?
Single-family homes built from about 1968 to the early 2020s, on lots that are mostly 0.39 to 0.52 acre; about one lot in ten is three quarters of an acre or more, and a few pass an acre. County building records put the interior homes at about 1,100 to 3,000 square feet, with a median near 1,650, and Cedar Island homes at about 1,350 to 5,400 square feet, with a median near 2,350. Homes that sold in the past year ran from 1,200 to 3,600 square feet. Brick is the common exterior; newer homes add hardboard or fiber cement siding and metal roofs.
There is no developer and no builder list. The lots were sold and built on by individual owners and small local builders over five decades, so the permit history of the specific house matters more than a brand name. We pull it from the county before you write an offer.
What era of home?
On a 1968 to 1985 house, have your inspector check the roof age, the heat pump and water heater, the electrical panel (some panels of that era are on insurers' watch lists), galvanized or cast iron supply and drain lines, and the crawlspace for moisture and termite damage. On a 1978 to 1995 house, ask specifically whether the plumbing is polybutylene; it was common in that window and insurers care. On any house, ask for a CL-100 termite letter and any transferable termite bond, and look at the big trees near the roof line. These are routine checks for the age, not known defects of Fairlawn Barony.
On Cedar Island, add three things: an elevation certificate if the lot is in Zone AE, the dock or bulkhead permit file if there is one, and a flood insurance quote before the inspection period ends. Which schools serve Fairlawn Barony?
Fairlawn Barony is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map for the interior streets and for Cedar Island.
- Moncks Corner Elementary (777 Stony Landing Road, grades PK to 5) is about 2 miles away on the road to Old Santee Canal Park. The county map still labels the building Berkeley Intermediate, its former name.
- Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is about 5 minutes away.
- Berkeley High School (406 West Main Street, Moncks Corner) is about 7 minutes away.
A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened, and the district has said it expects to rezone again in about two years. Every Fairlawn Barony point we tested returned the same three schools for both 2025-26 and 2026-27, but older school lists on real estate sites can be wrong. Confirm the zone for the exact address with the district before you write an offer.

This is one of the simplest cost pictures in Berkeley County: no HOA, no improvement district, and almost no town tax. The items that vary are flood insurance and the age of the house.
