Summerville centers on a walkable historic district full of azaleas, local shops, and a famous Saturday farmers market, while its edges are booming with new neighborhoods. It's a favorite for families wanting space and a small-town feel within commuting distance of Charleston and the I-26 job corridor.
What neighborhoods does Summerville have?
Demand spans the historic core near downtown, the large master-planned communities of Nexton and Cane Bay, and established areas like Legend Oaks Plantation with its golf course — from historic cottages to brand-new builds. Our neighborhood guides below cover ten of them in detail.
How are the schools?
Much of Summerville is served by Dorchester District Two (DD2), one of the more sought-after districts in the region and a frequent driver of buyer demand. The Berkeley County side of town (Nexton, Cane Bay, Carnes Crossroads) is Berkeley County School District, not DD2. Verify the attendance zone for any specific address.

Which part of Summerville fits you?
Summerville is really a dozen different markets. Each guide below covers one community the way we walk clients through it: where it is, which county and school district it falls in, HOA and club fees, what homes actually sell for, and the trade-offs the sales offices leave out.
Master-planned communities
Nexton
A 5,000-acre community with shops, a hospital under construction, six distinct neighborhoods and two 55+ sections. Berkeley County schools, not DD2. Resales have closed around the mid $400s.
Cane Bay Plantation
South Carolina's best-selling community for over a decade: 4,500 acres, its own elementary, middle and high schools, a YMCA, a 300-acre lake, three 55+ villages and more than twenty neighborhoods. Resales around the low $400s.
Carnes Crossroads
Summerville address, Goose Creek services. Roper St. Francis Berkeley Hospital, a new Publix, the Carolyn Lewis K-8 school and the Horizons 55+ section, with Lennar building today. Resales in the high $400s.
Summers Corner
Lennar's growing community around Buffalo Lake on the Highway 61 side, with the Horizons 55+ village, an improvement district fee and DD2 schools (Sand Hill, East Edisto, Ashley Ridge). Resales around $400,000.
The Ponds
About 1,100 preserved acres, the historic Farmhouse, a YMCA and the Cresswind 55+ community, ten minutes from our office. DD2 schools. Resales around $500,000, with Kolter's final phase still selling.
Established neighborhoods
Historic Downtown Summerville
The streets around Hutchinson Square and Azalea Park: 1800s homes, grand Sumter Avenue houses, mid-century cottages and new infill. Design review applies to exterior changes. Our office is one block off the square.

A 1994-onward golf community where club membership is optional. Fairway, lake and wooded streets, the gated Club section and the Highlands condos. DD2 schools. Resales in the mid $400s.
White Gables
Charleston-style porch homes on tight lots with a pool and ponds, inside the town limits near Publix on Central Avenue. Knightsville, DuBose and Summerville High. One of the more affordable ways into a porch-front neighborhood, in the mid $300s.
Wescott Plantation
Summerville address, North Charleston services, off Dorchester Road by the 27-hole city-owned course. Several sections with their own pools, townhomes and a gated enclave. DD2 schools. Resales in the mid $300s, close to Boeing and the base.
Coosaw Creek Country Club
A staffed gate, an Arthur Hills course and custom homes on wooded lots. Club membership is mandatory, so read the fee schedule before you fall for a house. DD2 schools. Resales from the mid $400s to over $1 million.

The Mills Team is CPRES-certified. Jim Mills holds the Certified Probate Real Estate Specialist designation, which is formal training in how a home is sold out of an estate: who has the authority to sell, what the probate court needs first, and how to value, clean out and prepare a house when the heirs live somewhere else. We work alongside your probate attorney and the closing attorney so the sale does not stall, and we will tell you plainly if selling is not your best move.
