What is it like to live in Summers Corner?

Quieter than Nexton, greener than Cane Bay, and further from the interstate than either. The plan puts every home within a five-minute walk of a park or green, and the parks are real: Buffalo Lake with its fishing dock and kayak launch, the Homestead demonstration gardens run with the Clemson Extension Master Gardener program, playgrounds, bocce, fire pits and miles of trail through pine woods and wetlands. Sand Hill Elementary and Rollings Middle School of the Arts sit in the middle of the community, the farmers market sets up on the Rollings front lawn in spring and fall, and the Corner House restaurant on Beech Hill Road does live music and Sunday brunch. The Charleston Home Builders Association named it Best Masterplan Community in both 2023 and 2024.

The trade-offs are the same ones we tell every client. The $30 million Club at Summers Corner, with five pools and water slides, has been under construction for years and still had no opening date as of this review; new Lennar buyers pay for it whether it is open or not. Publix at the entrance is under construction with delivery expected in early 2027, so groceries are currently a drive to Bacons Bridge Road or Dorchester Road. Highway 61 is two lanes, and Summers Corner is one builder, Lennar, so streets are more uniform than in a multi-builder community. And you pay a county improvement district assessment on top of HOA dues.

Where exactly is Summers Corner?

Summers Corner is in unincorporated Dorchester County with a Summerville mailing address and the 29485 ZIP code. The main entrance is Summers Drive off Highway 61 (Beech Hill Road), about 8 miles southwest of downtown Summerville, with a second way out along Clay Field Trail to Highway 165 (Delemar Highway) that the improvement district paid for and Lennar recently completed. Buffalo Lake buffers the back of the community from Highway 17A. Downtown Charleston is about 24 miles by Highway 61 through West Ashley, and Charleston International Airport about 18 miles; call both 35 to 45 minutes in traffic. To reach Interstate 26 you go up through Summerville, which is the honest answer to "how is the commute": fine for West Ashley, downtown and the hospitals, slower for Boeing, Volvo and the Nexton side of town. It sits on the old East Edisto timber tract, where the WestRock conservancy plan keeps about 53,000 nearby acres undeveloped.

Summers Corner is built as a series of small villages, each with its own park, price point and HOA. Three are sold out and set the resale market; three are still selling. Here is how we describe them to clients.

Original · Charleston-style

The Village

The first section, just inside the Highway 61 entrance and closest to the schools and Corner House. Built from 2015 by Saussy Burbank, Stanley Martin, Sabal Homes and Dan Ryan before Lennar took over, so this is where the double-porch Charleston singles, the varied streetscapes and the most mature landscaping are. Resale only.

Fits: buyers who want the small-town look the community was marketed on, and a walk to school.

Azalea Ridge

Lennar's first full village, on Clay Field Trail, built around a four-acre central park with a multi-use field and playground, plus smaller neighborhood parks. Carolina, Arbor and Coastal collections from about 1,400 to 3,500 square feet. Sold out in 2024, so resales here are three to six years old with fences, blinds and finished yards.

Fits: families who want a finished street and a park at the end of it.

Lennar's largest active village, with the Carolina collection from the mid $300s, Arbor and Coastal collections into the $400s and $500s, and the narrow-lot Row collection. About 1,430 to 3,556 square feet.

The newest village. Carolina collection from the low $300s, Coastal from the low $400s, and the elevated Row collection near $500,000; Arbor plans are slated for late 2027. Expect construction traffic and unfinished streets for a few years, and some of the best pricing in the community while it lasts.

Fits: first-time and relocation buyers who want the most house for the money and do not mind the dust.

Horizons at Summers Corner

Lennar's gated active-adult village, building since 2021, with single-level plans from about 1,300 to 2,500 square feet in the Cottages, Legends, Estates and Carriages collections, priced from the low $300s to about $500,000. The Horizons Club has a 26,000 square foot clubhouse, indoor and outdoor pools, fitness center, tennis, six pickleball courts and eight bocce courts. Dues are well above the family villages.

Townhomes · Renting first

Parkside and ABODE

Parkside is Lennar's townhome section, priced from about $325,000 and sold out in December 2025, so it is resale only now. ABODE at Summers Corner is a 100-unit build-to-rent townhome community with its own pool house. Renting inside the community for a year before buying is a fair way to learn which village you actually want.

Fits: buyers priced out of the single-family villages, and households moving from out of state who need to see it first.

Homes & Builders

What kinds of homes are in Summers Corner?

Mostly single-family homes from about 1,300 to 3,600 square feet on small lots, many a tenth to a seventh of an acre, plus townhomes in Parkside, single-level 55+ plans in Horizons, and the ABODE rental townhomes. Lennar sells its homes "Everything's Included," which means the finish package is set by collection rather than picked at a design center, and it is why Sweetgrass and Heron's Walk homes of the same plan look nearly identical inside.

The community started in 2015 under WestRock with four local and regional builders working The Village. Lennar bought the 6,300-acre tract from a WestRock affiliate in 2018 for at least $26.1 million and has been the only builder since, so a 2016 Saussy Burbank home and a 2026 Lennar home are different products at different price points. New homes are priced from the low $300s to the low $500s.

New or resale?

In Summers Corner the answer is often resale in The Village or Azalea Ridge versus new in Sweetgrass or Heron's Walk, and the two do not compete the way they do in Nexton. The older sections have the porches, trees and finished yards; the new sections have the incentives, the warranty and the lowest entry prices. One thing to weigh: Club membership is automatic and permanent on a new Lennar purchase, while a resale buyer inherits whatever the seller elected. We check that before you write.

Schools

Which schools serve Summers Corner?

This is the biggest practical difference between Summers Corner and the Berkeley County communities, so here is the full picture.

Summers Corner is in Dorchester District Two. Nexton and Cane Bay are not, and for many Summerville buyers that settles the comparison. The district's 2026-2027 subdivision list zones the villages this way:

  • Sand Hill Elementary (324 Gnarly Oak Lane) opened in 2016 inside the community, was built for about 1,000 students, and was named a 2024 National Blue Ribbon School.
  • East Edisto Middle (1011 Beech Hill Road) opened in August 2022 about five minutes up Highway 61 and is the zoned middle school.
  • Rollings Middle School of the Arts (1635 Beech Hill Road) is also inside the community, but it is an audition-based magnet, not a zoned school. Its 1,000-seat Summers Corner Performing Arts Center opened in 2020 and hosts district and community performances.
  • Ashley Ridge High (9800 Delemar Highway) is the zoned high school, about five minutes away by Highway 165.

Two cautions. DD2 redrew lines for the 2024-25 year to relieve crowding at Sand Hill Elementary, Ashley Ridge and Summerville High, and the district's subdivision list still shows one older "Summers Corner" entry zoned to Summerville High while the named villages go to Ashley Ridge. The district also projects thousands more students and several new schools over the next decade, so another rezoning is likely. Check the DD2 school locator for the exact address before you write an offer, and ask us for the current status.

What does it cost to own in Summers Corner?

Summers Corner has more layers than a typical Summerville subdivision: a county improvement district, a master association, village dues, and a separate Club membership. Here is what to budget for beyond the mortgage.

Good toward Charleston, slower toward the interstate. Highway 61 runs straight to West Ashley and downtown, about 24 miles, and the Clay Field Trail connection to Highway 165 opened a second route toward Ravenel and the Highway 17 side. Interstate 26 means driving up through Summerville first. Drive it at 7:30 in the morning before you buy, and remember Highway 61 is two lanes with a shared-use path planned, not a widening.

Price against closed sales in your own village, not the community average, and show what a new Lennar home does not include: mature trees, a fenced yard, window treatments, a finished lawn, a lot backing to woods, and no construction next door.
