What is it like to live in Legend Oaks?

Legend Oaks is the opposite of a new master-planned community. It was built over about twenty-five years around one golf course, under live oaks that predate the subdivision by centuries, and it feels settled. The club sits in the middle: a Southern-style clubhouse with Bistro 118, the junior Olympic pool with a summer swim team, four lighted tennis courts that won South Carolina Tennis Facility of the Year in 2012, and the course itself, which the state's golf course owners named Golf Course of the Year in 2010. The neighborhood runs a July 4th bike parade and fireworks, trivia nights and a charity program, and the HOA sites still describe it as a community of neighbors rather than a resort.

The trade-offs are the ones that come with age and with golf. Many homes are twenty to thirty years old, so budget for roofs, HVAC and water heaters at inspection. Golf-front lots come with stray balls and course traffic, and the covenants limit what you can plant between the street and the fairway. The club is a separate business from the HOA: dues buy you the neighborhood, not the pool or the course. And the community's creeks and wetlands drain to the Ashley River, so a share of lots are in mapped flood zones. Each of those is covered below.

Where exactly is Legend Oaks?

Legend Oaks Plantation is on Highway 61 (Ashley River Road) southwest of downtown Summerville, on the far side of the Ashley River from town. It is in unincorporated Dorchester County with a Summerville mailing address and the 29485 ZIP code. The association's own site describes it as just outside the Town of Summerville, which means county taxes with no town millage, county permits, and the Dorchester County Probate Court. The main entrance is on Highway 61, with other access from 61 and Highway 165 (Bacons Bridge Road). Beech Hill Elementary and East Edisto Middle are next door on Beech Hill Road, and the Shops at Summers Corner are across the highway. From our office on West Doty Avenue it is about 7.5 miles and fifteen minutes by way of Bacons Bridge Road. Downtown Charleston is 30 to 40 minutes down Highway 61 or Dorchester Road, depending on the hour.

How does the golf club work?

Legend Oaks Golf and Tennis Club is a semi-private club, which means two things. Members get priority and unlimited play, and the public can still book daily tee times. The course is an 18-hole, par 72 Scott Pool design that opened in 1994, with a practice range, a pro shop and the restaurant. Membership is not a condition of buying a home. Homeowners choose between golf, tennis-only and social (pool and tennis) memberships, or none at all, and the prices are published on the club's site. We list them in the fees table below. The one thing to check for a specific home is whether it sits in The Club section, which has its own association, and whether the seller has a transferable membership.

Which part of Legend Oaks fits you?

Legend Oaks was built in phases by different builders, and the MLS files homes under several section names. The sections differ more by lot, age and price than by amenities, since everyone shares the same club. Here is how we sort them for clients.

Gated · Golf-front

The Club at Legend Oaks

The gated section on the back nine, platted in the early 2000s as The Club at Legend Oaks Plantation. Larger custom and semi-custom homes on fairway and pond lots, and the community's highest prices, including its only seven-figure listing. It has its own association, Legend Oaks Plantation Community Association Two, billed quarterly, in addition to the covenants that cover the whole community.

Fits: buyers who want the gate, the view and the biggest house in the neighborhood.

Original streets · 1990s

Fairway and lake streets

The first phases from 1994 on: Club View Road, Golfview Lane, Carolinian Drive, Marshside Drive and their neighbors. Brick and traditional two-story homes on lots up to nearly half an acre, many backing to the course or the ponds, with the most mature trees in the community. Expect original windows, roofs and systems to come up at inspection unless they have already been replaced.

Fits: buyers who want a big lot, big trees and a house with some character, and who are ready for an older-home inspection.

Interior streets · Family scale

Palmetto Forest

Single-family homes from about 1,700 to 3,500 square feet on streets such as Back Tee Circle and Duck Pond Court, with recent listings from the high $300s to the mid $500s. Some lots border the course, most do not, and that is reflected in the price. A good place to look for a four-bedroom home under $500,000 in a golf community.

Fits: families who want the club and the schools without paying for a fairway lot.

Later phase · Own plat

Whispering Fields

A later single-family section with its own recorded plat under the main association, listed separately by the school district as Whispering Fields at Legend Oaks. Newer than the original streets, so systems and roofs are younger, with the same Beech Hill, East Edisto and Ashley Ridge zoning as the rest of the community.

Fits: buyers who want a newer resale in an established neighborhood.

Later phase · Larger plans

The Province

One of the later sections, with larger two-story plans that have listed in the $600s recently. Fewer homes come up for sale here than in the original streets, so buyers who want The Province usually wait for the right one and set up an alert.

Fits: move-up buyers who want a newer, larger home and can be patient.

Condos · Lowest entry

The Highlands of Legend Oaks

A small condominium community built around 2002 inside the neighborhood. Units of roughly 1,600 square feet with three bedrooms, listed in the $230,000 to $295,000 range over the past year. A monthly regime fee covers the exteriors and grounds on top of the community association, and club membership is available on the same optional terms as the houses.

Fits: downsizers, first-time buyers and anyone who wants the club address without yard work.

Homes & Builders

What kinds of homes are in Legend Oaks?

Mostly single-family homes from about 1,450 to 3,900 square feet on lots from a tenth of an acre to nearly half an acre, plus the Highlands condos. Styles run from 1990s brick traditionals with side-entry garages to Charleston-style and Craftsman plans in the later phases. Golf-front, pond-front and wooded lots carry a premium over interior lots, and a fenced yard is possible on most of the non-golf lots, which is not always true in golf communities.

Several builders worked here over the years, and the ones named most often on the later phases are Crescent Homes, Pulte Homes and Eastwood Homes. The Club section is largely custom and semi-custom. We have not found an active new-construction phase in Legend Oaks in 2026; what sells here is resale.

What era of home?

Legend Oaks spans nearly thirty years of building, so the era matters more than the section. A 1990s home on the original streets usually has the bigger lot and the bigger trees, and may be on its second roof and HVAC, or may not. A 2010s home in a later phase has younger systems and often a more open plan on a smaller lot. We read the seller's disclosure, the permit history and the inspection with that in mind, and price the older home against older comps rather than against the newest phase.

If a listing advertises golf membership, ask what kind and whether it transfers. Membership is a contract with the club, not a deed right, and the initiation fee is normally paid by the new member. Schools

Which schools serve Legend Oaks?

Legend Oaks is one of the reasons buyers ask for Dorchester District Two, and two of its three schools are next door.

Legend Oaks is in Dorchester School District Two. The district's 2026-2027 schools-by-subdivision list assigns Legend Oaks, The Club at Legend Oaks, Whispering Fields at Legend Oaks and the Highlands of Legend Oaks to the same three schools:

  • Beech Hill Elementary (1001 Beech Hill Road), on the community's edge and within walking distance of some streets.
  • East Edisto Middle (1011 Beech Hill Road), behind Beech Hill Elementary. It opened in August 2022 to relieve growth in this corner of the county and is the district's newest middle school.
  • Ashley Ridge High (9800 Delemar Highway), opened in 2008, about ten minutes away. The district is adding ten classrooms there for the 2026-2027 year.

Two cautions. Older listing sites still say Gregg Middle for Legend Oaks; that was true before East Edisto opened and is out of date. And the district rezones as this side of the county grows. The 2026-2027 changes moved some East Edisto students to Oakbrook Middle but did not touch Legend Oaks. Check the district's school locator for the specific address before you write an offer. Pinewood Preparatory is the closest private option.

What does it cost to own in Legend Oaks?

The HOA is modest because it does not own the club. The club is a separate, optional membership. Here is what to budget for beyond the mortgage.

Dorchester District Two: Beech Hill Elementary and East Edisto Middle, both on Beech Hill Road at the edge of the community, and Ashley Ridge High. Older sites still list Gregg Middle, which was correct before East Edisto opened in 2022. Confirm the zone for the exact address with the district's school locator.

Resales have closed at a median of about $461,000, roughly $195 per square foot. Highlands condos run from the mid $200s, most single-family homes list between $280,000 and $635,000, and large golf-front homes in The Club have closed near $775,000 with one listed at $1.7 million. Ask for a current, section-specific number.

Parts of it. The community's streams and wetlands drain to the Ashley River, and FEMA's flood maps show Zone AE and floodway along those creeks, with most lots in Zone X and some in the shaded 0.2 percent zone. A mortgage on an AE lot requires flood insurance. We pull the FEMA panel and an elevation certificate, if one exists, for any home you are serious about.

Different county, different age, different amenities. Nexton and Cane Bay are Berkeley County communities still under construction with Berkeley County schools and larger fee structures. Legend Oaks is finished, in Dorchester County with Dorchester District Two schools, and its amenities are a golf club you join by choice rather than pools and trails funded by dues. Lots and trees are bigger here; the homes are older.

The court is set by the county where the person lived, not where the house is. If they lived in Legend Oaks, that is the Dorchester County Probate Court.
