This is a section page. For Foxbank's history, the 67-acre lake, the two pools, the school and fire station inside the community, and the town-versus-county split of the older streets, read the full Foxbank Plantation guide. This page covers what is different about High Point.

What is High Point at Foxbank?

High Point is the last single-family phase of Foxbank Plantation, platted in 2020 and 2021 on the southwest corner of the community. Crescent Homes built and marketed it as "Foxbank Plantation/Highpoint" from the start; when Dream Finders Homes bought Crescent Homes in February 2024, the sales office and the final streets carried the Dream Finders name. New-home listing services marked the community sold out in January 2026, and the builder's community page has since been taken down. What you buy here now is a resale, usually with a few years left on the original systems and, in some cases, part of the builder's warranty. Ask the seller what transfers.

The homes are two-story and one-and-a-half-story family plans, roughly 1,700 to 3,000 square feet, with three to five bedrooms and two-car garages, on lots of about 0.14 to 0.15 acre. Most have the primary suite downstairs and a loft or bonus room up. Plan names you will see in listings include Livingston, Westin, Delaware, Hadley, Abbott, Windermere, Woodbridge, Kingsley and Carlyle, from about 1,700 square feet for the Livingston to about 3,600 for the Carlyle.

Owners here belong to the same Foxbank master association as the rest of the community, so the lake, both pools, the fitness center, the dog park and the trails come with the house. We found no separate High Point sub-association on county records or in the listings we read.

Where exactly is High Point inside Foxbank?

High Point is the far end of Foxbank. From the US-52 entrance you drive Foxbank Plantation Boulevard past the elementary school and the fire station, then Red Leaf Road toward the back of the community. The section streets are Black Pine Road, Eagleview Drive, Sportsman Road, Long Trail Way, the west end of Red Leaf Boulevard, Old Grove Avenue, Forest Springs Road, Hillman Trail Drive and Kings Cross Court. Foxbank Elementary is about 1.2 miles away by car or bike path, and there is a second way out of the community for southbound trips: Foxbank Plantation Boulevard to Yorkshire Drive and Cypress Gardens Road, which skips the US-52 light.

The jurisdiction is simpler here than in the older parts of Foxbank. Every High Point parcel is inside the Town of Moncks Corner (county tax district T15, town fire district), so all of them pay town property tax and get Moncks Corner police and fire. There is no county-side pocket in this section, and no improvement district fee. The mailing address is Moncks Corner, SC 29461.

Drive times without traffic, from Eagleview Drive: the Goose Creek city center about 12 minutes, downtown Moncks Corner and Santee Cooper's headquarters about 15 to 20, Google's data center at Mount Holly about 15, Charleston International Airport and Boeing about 30, downtown Charleston about 40. The nearest I-26 interchange, at Nexton Parkway, is about 12 miles and 25 to 30 minutes. Our office on West Doty Avenue in Summerville is about 13 miles and 30 minutes. Because High Point sits at the back of an 800-acre community, add a few minutes to every trip compared with the front streets.

How is High Point different from the rest of Foxbank?

Age is the big one. The first Foxbank streets are now 15 to 20 years old; High Point homes are one to six years old, with modern layouts, luxury vinyl plank floors, granite and stainless kitchens as builder standards, and roofs and heat pumps that are nowhere near replacement. Size is the second: the common High Point plans run larger than the cottage-style homes near the front, and the section has no townhomes at all. Prices follow both. High Point listings asked about $390,000 to $460,000 in September 2026 against a $385,000 median for the whole community, and the section's smaller plans commanded the highest price per square foot in Foxbank.

The trade-offs are also specific. Lots are small and houses sit close together, so privacy depends on which way the lot faces. The north ends of Black Pine Road and Eagleview Drive back up to the wetlands and the lake, and FEMA's AE flood zone touches some of those lots. The section is the longest drive to the front gate, the pools and the shops. And because so many homes closed in a two-year window, several nearly identical houses can be for sale at once, which is good for buyers and hard on sellers.

Inside High Point

Which part of High Point at Foxbank fits you?

The MLS files everything under Foxbank Plantation with High Point as the section. On the ground, buyers choose between three build phases, a plan size, and a lot type. The phase names below are from the county plats.

Phase 1 · 2020 to 2021

Sportsman Road, Long Trail Way and west Red Leaf Boulevard

The first High Point streets, about 90 lots platted in early 2020 and mostly closed in 2020 and 2021 under Crescent Homes. These are the closest High Point homes to the rest of Foxbank and the school, and the first to come up for resale as owners hit the five-year mark. Some Long Trail Way and Sportsman Road lots back up to a pond or open space.

Fits: buyers who want the High Point plans with the shortest drive to the school and the front of the community.

Phase 2A · The long loop

Eagleview Drive

The section's biggest single street, about 57 lots on a loop platted in late 2020 and built out through 2024 and 2025. The last new homes the builder sold were here, including the Abbott and Hadley plans in the $420,000s. The north end of the loop reaches toward the lake and wetlands, and the county's flood map shows the AE zone touching lots at that end, so a flood determination is part of any offer up there.

Fits: buyers who want the newest possible resale and will check the flood map before falling for the view.

Phase 2B · The last streets

Hillman Trail Drive, Kings Cross Court, Forest Springs Road and Old Grove Avenue

About 60 lots on the short streets at the very back of the section, built mostly in 2023 to 2025. Kings Cross Court is the one cul-de-sac. This is where most of the current resale supply sits, with 2023-built homes on Hillman Trail listed at $435,000 to $460,000 in September 2026. Expect the youngest homes and the least mature landscaping in Foxbank.

Fits: buyers who want a home under three years old without a builder contract, and who like a quiet dead-end street.

Both phases · The spine

Black Pine Road

The road that ties High Point together, about 83 lots split between Phase 1 and Phase 2B, so homes range from 2020 to 2025 builds. Its north end, near the wetlands, is one of the two places our flood-map sample returned the AE zone; the rest of the street did not. Larger plans of 2,800 square feet and up are common here.

Fits: buyers comparing the same plan across build years, and anyone who wants a bigger house on a through street.

Plan size · What the money buys

Compact plans or big plans?

High Point's plans fall into rough tiers. Compact three-bedroom plans of about 1,700 to 1,950 square feet (Livingston, Westin) were asking about $389,000 to $435,000, the highest price per foot. Mid-size plans around 2,100 to 2,650 square feet (Delaware, Abbott, Hadley) were in the $420,000s to $460,000. Big plans of 2,800 to 3,600 square feet (Kingsley, Carlyle, five-bedroom layouts) asked $440,000 to $460,000 in September 2026, the lowest price per foot in the section.

Fits: buyers deciding whether to pay for square footage or for a smaller, newer-feeling home.

Next door · 2018 to 2019

Pendleton Drive, Ancestry Lane, Barbour Court and Ricewood Lane

The Crescent Homes streets just east of High Point, about 105 homes closed in 2018 and 2019. The county groups them with High Point as "Foxbank Phase 3," but the MLS usually files them as plain Foxbank Plantation, so they will not show in a High Point search. The homes are larger on average, around 2,700 square feet with several over 3,000, and were asking $389,000 to $485,000 in September 2026.

Fits: buyers who want a bigger Crescent-built home a few years older, and who would otherwise miss these listings.

Homes & Builders

What kinds of homes are in High Point at Foxbank?

Single-family homes only, built from 2020 to 2025. Listings in September 2026 ran from about 1,700 to 2,900 square feet with three to five bedrooms, and the builder's plan list went up to about 3,600. Standard features on the homes we read: two-car garage, primary suite on the main level in most plans, loft or bonus room upstairs, luxury vinyl plank floors, granite counters, stainless appliances, natural gas, and a fenced or fenceable back yard of about a tenth of an acre behind the house.

Two builder names cover the whole section. Crescent Homes, a Charleston builder founded in 2009, opened High Point and built most of it. Dream Finders Homes bought Crescent's assets in February 2024 and sold the final homes under its own name. Permits and warranties may show either name depending on the closing date.

Crescent HomesDream Finders Homes

New or resale?

Resale only. New-home listing services marked High Point sold out on January 6, 2026, and the builder's community and plan pages now redirect to its regional index. If you want a brand-new home in this school zone or price range, the active new-construction communities are along US-176 at Cane Bay and Carnes Crossroads, 25 to 30 minutes away, and we can show you those with the same representation. How new-construction representation works

On a one-to-five-year-old resale, the inspection list is different from an older house. Ask whether any part of the builder's warranty transfers and get it in writing. Have the inspector look at grading and drainage on the small lot, settlement cracks at door and window corners, attic insulation and ventilation, HVAC service records, and any builder punch-list items the first owner never chased. These are routine checks for a new subdivision, not known defects of High Point.

Schools

Which schools serve High Point at Foxbank?

High Point is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map at 44 points on every High Point street.

  • Foxbank Elementary (169 Foxbank Plantation Boulevard, grades PK to 5) is inside the community, about 1.2 miles from High Point.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school.
  • Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school. Both are about 15 to 20 minutes north.

Every point we tested returned those three schools for 2026-27, after the district rezoning that took effect in August 2026. Some new-home listing sites still show Cane Bay Middle and Cane Bay High for High Point; that is wrong. The district has said it expects to rezone again in about two years, and Foxbank Elementary has been reported over capacity, so confirm the zone for the exact address with the district before you write an offer.

Fees & Taxes

What does it cost to own in High Point at Foxbank?

One master association, town tax on every lot, and no improvement district. The variables are the flood zone on a few lots and how the home is assessed.

ItemWhat it is
Foxbank homeowners associationMandatory. The builder's community listings quoted $570 per year for High Point in 2025 and 2026; the association itself does not publish its assessment, so confirm the current figure before you rely on it. It maintains the lake, both pools, the fitness center, dog park, parks and entries. Fences, paint colors, sheds and tree removal need Architectural Review Board approval under the recorded covenants. We found no separate High Point sub-association fee.
Town of Moncks Corner taxAll High Point lots are inside the town limits (county tax district T15) and pay town property tax in addition to county and school taxes. Unlike the older streets of Foxbank, there is no county-side pocket here to compare against.
Property taxBerkeley County rates. A primary residence is assessed at 4% once you file the legal residence application; a second home or rental is assessed at 6%, which roughly triples the bill. Because these homes are new, the assessor's value is close to what was paid. How Summerville-area property taxes work
Flood and home insuranceMost High Point lots are outside the FEMA special flood hazard area. The AE zone follows the wetlands and lake at the north ends of Black Pine Road and Eagleview Drive, and a lender will require flood insurance on a house in it. Order a flood determination for any lot that backs up to water or woods. Homeowners insurance guide
Improvement districtNone. Every High Point parcel shows improvement district "I00" on county records, so there is no Nexton or Cane Bay style bond fee on the tax bill.

Fees change with the association's annual budget. We pull the current dues, the HOA documents and the tax district for any High Point home before you go under contract.

FAQ

Questions buyers and sellers ask about High Point at Foxbank

Yes. New-home listing services marked High Point at Foxbank sold out on January 6, 2026, and Dream Finders Homes has since removed its community page. The section was built from 2020 to 2025, first by Crescent Homes and then by Dream Finders after it bought Crescent in February 2024. Every home available now is a resale, most of them under five years old.

Yes, all of it. Every High Point parcel on Berkeley County records is in tax district T15, the Town of Moncks Corner, with town fire and police service. That is simpler than the older parts of Foxbank, where about 320 homes sit in unincorporated Berkeley County. Expect town property tax on top of county and school taxes.

Black Pine Road, Eagleview Drive, Sportsman Road, Long Trail Way, the west end of Red Leaf Boulevard, Old Grove Avenue, Forest Springs Road, Hillman Trail Drive and Kings Cross Court, at the southwest corner of Foxbank Plantation. The MLS files these homes under Foxbank Plantation with High Point as the section. Pendleton Drive, Ancestry Lane, Barbour Court and Ricewood Lane next door are 2018 and 2019 Crescent Homes streets that the MLS usually does not tag as High Point.

Berkeley County School District: Foxbank Elementary, which is inside the community about 1.2 miles away, then Berkeley Middle and Berkeley High in Moncks Corner. All 44 High Point points we tested on the county's 2026-27 zone map returned those three schools. Listing sites that show Cane Bay schools for High Point are wrong. The district expects to rezone again in about two years, so confirm the zone for the exact address.

High Point owners pay the Foxbank Plantation master association, which maintains the lake, two pools, fitness center, dog park and parks. The builder's community listings quoted $570 per year in 2025 and 2026. The association does not publish its assessment, and we found no separate High Point sub-association, so confirm the current figure with the HOA or a recent closing statement before you rely on it.

On September 18, 2026, the five homes tagged High Point were asking $388,999 to $458,499, an average of about $424,700 for about 2,250 square feet. Smaller plans of about 1,700 to 1,950 square feet asked the most per foot, around $210 to $230; homes over 2,800 square feet asked about $155 to $160 per foot. Listings were averaging 144 days on the market, so there was room to negotiate. Ask us for closed comps from the section, not the whole community.

Most of it is not. We sampled 44 lots across every High Point street on the county's FEMA flood layer, and the AE zone came back at two: the north ends of Black Pine Road and Eagleview Drive, where the section meets the wetlands and the lake. A lender requires flood insurance for a house in the AE zone. Order a flood determination and an insurance quote for any lot that backs up to water or woods.

Without traffic, from Eagleview Drive: the Goose Creek city center about 12 minutes, downtown Moncks Corner and Santee Cooper about 15 to 20, Google's data center about 15, the airport and Boeing about 30, downtown Charleston about 40, and the I-26 interchange at Nexton Parkway 25 to 30. High Point is the back of the community, so add a few minutes compared with the front streets. Southbound trips can leave by Yorkshire Drive to Cypress Gardens Road instead of the US-52 light.

The court is set by the county where the person lived, not where the house is. If they lived in High Point, that is the Berkeley County Probate Court, which sits in Moncks Corner itself, about 15 minutes up US-52 from Foxbank.
