Cypress Ridge is a finished D.R. Horton subdivision of about 330 homes on US-17A between Summerville and Moncks Corner. County lots with no town tax, a pool and clubhouse, houses and attached townhomes built from 2008 to about 2021, and a 15 to 20 minute drive to I-26 at Nexton. What is it like to live in Cypress Ridge?

Cypress Ridge is a quiet, sidewalk subdivision with one entrance off US-17A, a roundabout just inside it, and a loop of streets named for Lowcountry trees and birds. The Property Owners Association owns a pool, a clubhouse with an exercise area, a playground and park, walking trails and the ponds, all funded by dues that listings put at about $65 a month. Homes sit on lots of roughly a tenth to a quarter of an acre, and a good number back up to ponds or woods.

The mix is unusual for Moncks Corner. About two thirds of the homes are detached houses from about 1,200 to 4,500 square feet. The other third are attached homes, mostly two-unit buildings that the MLS lists as duplexes or townhouses, on Wild Holly Drive, Cypress Marsh Road and Cypress Knees Lane, each with a two-car garage and 1,500 to 2,450 square feet. That gives the community two price tiers in one HOA.

The trade-offs are simple. There is no shopping inside or next door; groceries are in Moncks Corner, at Carnes Crossroads or in Summerville, 10 to 20 minutes each way. Every trip starts on US-17A, a two-lane highway that carries the Summerville-to-Moncks Corner commute. The oldest houses are now 15 to 18 years old, so roofs and heat pumps are reaching replacement age, and the attached blocks went up quickly in 2016 and 2017, so check the shared elements carefully. A handful of homes are owned by national rental companies.

Where exactly is Cypress Ridge?

The entrance is Cypress Forest Drive, directly on US-17A (South Live Oak Drive), about 7 miles south of downtown Moncks Corner and 10 miles northeast of downtown Summerville, in Berkeley County, ZIP 29461. Every home has a Moncks Corner mailing address. Whitesville Elementary is about 2.5 miles north on US-17A, Carnes Crossroads is about 3.5 miles south, and the Cane Bay and Nexton corridors are 15 to 20 minutes southwest.

The mailing address does not mean town services. Berkeley County's parcel records put all 354 Cypress Ridge parcels in unincorporated Berkeley County, tax district T08. There is no Town of Moncks Corner property tax, police service comes from the Berkeley County Sheriff, and fire protection comes from the Central Berkeley fire district, whose fee appears on the county tax bill. The county's municipal boundary layer shows no town limit anywhere near the subdivision.

Drive times without traffic: Carnes Crossroads about 10 minutes, downtown Moncks Corner about 12 to 15, Nexton Parkway at I-26 and Cane Bay Boulevard about 15 to 20, downtown Summerville, the Goose Creek city center and Google's Berkeley County data center about 20, Volvo about 25, Charleston International Airport, Boeing and the Naval Weapons Station about 35, and downtown Charleston about 45. Rush hour on US-17A and at the I-26 interchanges adds to all of them. Compared with Foxbank or Cypress Preserve on US-52, Cypress Ridge trades a longer run to the Weapons Station for a shorter run to I-26, Summerville and Volvo.

Is Cypress Preserve the same community?

No, and the names cause real confusion. Cypress Preserve is a Lennar community off Cypress Gardens Road near US-52, about 6 miles and 15 minutes east of Cypress Ridge, on the Foxbank side of Moncks Corner. It shares the Bald Cypress Drive entrance with Fairmont South, and Lennar's welcome center is at 302 Little Brook Lane. It was still selling in September 2026: the American Dream Series (about 1,520 to 2,360 square feet from $329,000), the Juniper Collection (about 1,750 to 2,320 square feet from $341,000), the Arbor Collection (about 2,460 to 3,510 square feet from $398,000) and townhomes listed as coming soon from $315,000, with a pool, playground and community center. Aggregator sites quote its HOA at about $67 a month. The first Cypress Preserve homes were built in 2021, and county records put its platted lots inside the Town of Moncks Corner, so those owners pay town tax and get town police and fire. Its 2026-27 elementary zone on the county map is Moncks Corner Elementary, a change from Foxbank Elementary the year before; middle and high school are Berkeley Middle and Berkeley High, the same as here.

Cypress Preserve also sits on the Cypress Gardens Road low ground, where FEMA AE zones follow the creeks and swamp; Cypress Gardens itself, 3 miles down the road, closed after the October 2015 flood and did not reopen until 2019. The platted Cypress Preserve lots we tested were outside the mapped flood zone, but a flood determination is worth ordering on any lot there. Cypress Ridge, on higher ground west of US-52, had no tested home lot in a special flood hazard area. Which part of Cypress Ridge fits you?

The MLS files everything under one name, Cypress Ridge, and there are no named villages. What buyers actually choose between is the phase, the home type, the lot and the price tier. The street groupings below come from the county's sale history and parcel shapes.

2008 to 2015 · First phase

Original streets

Sabal Palmetto Court, Tallow Court and Carolina Wren Avenue sold first in 2008, then Cypress Forest Drive and Bald Eagle Court in 2009, and Black Gum Circle, Southern Sugar Avenue and Morelets Drive by 2014. Detached D.R. Horton houses from about 1,200 to 4,500 square feet on the largest lots in the community, with the most mature trees. The first-phase builds are now 12 to 18 years old.

Fits: buyers who want a yard and will budget for a roof and heat pump check.

2016 to 2021 · Later phase

Forsters Tern and Rivers Row

The last detached streets, Forsters Tern Street and Rivers Row Drive, sold from 2016 on, along with infill lots on the older streets through 2021. These are the newest houses in the community, mostly 2,200 to 3,900 square feet, and several back up to the wooded edge of the subdivision.

Fits: buyers who want a house under ten years old without a builder contract.

Wild Holly, Cypress Marsh and Cypress Knees

About 104 attached homes, mostly two-unit buildings, on Wild Holly Drive, Cypress Marsh Road and Cypress Knees Lane, built 2016 to 2021. They run 1,500 to 2,450 square feet with three to five bedrooms, a loft and a two-car garage, on lots of about a tenth to a sixth of an acre. They were asking about $297,000 to $340,000 in September 2026, with one larger unit at $395,000. Same POA dues and amenities as the houses; ask how the shared wall and roof are handled.

Fits: first-time buyers, VA buyers and anyone who wants a garage without much yard.

Premium lots · Water and woods

Pond and wooded-edge lots

The community's ponds sit behind homes on Sabal Palmetto Court, Cypress Forest Drive and the cul-de-sacs, and the outer streets back up to woods and drainage. These lots carry a premium and hold value better than interior lots. The county's flood layer maps Zone A pockets in the low ground at the edges, but no home point we tested falls inside one; we still recommend a flood determination on any pond or edge lot.

Fits: buyers who want a view and privacy and will pay for it.

Top tier · 3,000 square feet and up

Largest plans

About one home in ten is over 3,250 square feet, and the biggest run to about 4,500 with five or six bedrooms. They are scattered across Carolina Wren Avenue, Southern Sugar Avenue, Sabal Palmetto Court and Bald Eagle Court. These were the $450,000 to $500,000 listings in September 2026, which is still well under what the same square footage costs in Nexton or Cane Bay.

Fits: large or multigenerational households comparing price per square foot.

Value tier · Detached under about $400,000

Smaller and mid-size houses

Three- and four-bedroom detached homes of about 1,200 to 2,800 square feet, most from the first phase. In September 2026 the two detached listings under $400,000 were 2,740 and 2,789 square feet at $397,400 and $399,999, which buys a house with a yard and a county tax bill for about the price of a townhome closer to Summerville. Smaller first-phase houses trade below that when they come up.

Fits: buyers priced out of Nexton and Cane Bay who still want I-26 within 20 minutes.

What kinds of homes are in Cypress Ridge?

Detached single-family houses and attached two-unit homes, built from 2008 to about 2021. County records show about 332 homes from about 1,220 to 4,540 square feet, with a median of about 2,360. Listings in September 2026 ran from 1,473 to 4,384 square feet with three to six bedrooms. Expect slab foundations, vinyl siding, architectural shingle roofs, two-car garages, and lots from about a tenth of an acre for the attached homes to a quarter acre for the largest houses.

This is a one-builder community. D.R. Horton is the prior owner of record on about 200 of the 354 parcels, the 2016 listings were written by D.R. Horton's own sales office with a ten-year warranty, and 2026 listing remarks still say "built by D.R. Horton." We could not confirm any other builder here, so if a listing names one, ask for the permit history.

What era of home?

All resale. The subdivision is built out, and county records show no builder-owned lots. If you want a brand-new home in this part of Berkeley County, the closest options are Cypress Preserve and the other Lennar and D.R. Horton communities on US-52, plus Cane Bay and Nexton. On a 2008 to 2012 house, have your inspector look hard at the roof, the heat pump and the water heater, which are at or near the end of a normal life. On a 2016 to 2021 home, the systems are younger, but check the attic ventilation, the grading and the shared wall on attached units. Ask for a CL-100 termite letter and any transferable termite bond on every purchase. These are routine checks for the age and the construction, not known defects of Cypress Ridge.

Which schools serve Cypress Ridge?

Cypress Ridge is in the Berkeley County School District. We checked the district's 2025-26 and 2026-27 attendance zones on the county GIS map at nine points across the subdivision.

  • Whitesville Elementary (324 Gaillard Road, grades K to 5) is about 2.5 miles north on US-17A, about 6 minutes.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school, about 12 minutes.
  • Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school, about 13 minutes.

A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened. The lines moved for neighborhoods around Moncks Corner, but every Cypress Ridge point we tested stayed at Whitesville Elementary, Berkeley Middle and Berkeley High for both school years. Older school lists on real estate sites can be wrong, and some MLS listings show Berkeley Intermediate in the middle-school field. The district has said it expects to rezone again in about two years, so confirm the zone for the exact address before you write an offer.

Note for buyers comparing Cypress Preserve: the county map moved its platted lots from Foxbank Elementary to Moncks Corner Elementary for 2026-27, so the two communities do not share an elementary school.

What does it cost to own in Cypress Ridge?

Cypress Ridge is simple: one association, no town tax and no improvement district fee on the county's parcel records.
