Fairmont South is a 400-home neighborhood off Cypress Gardens Road, about a mile east of US-52, between Goose Creek and Moncks Corner. Lennar started it in 2012, and Hunter Quinn Homes finished it with The Village and The Paddock. What is it like to live in Fairmont South?

Fairmont South is a quiet, sidewalked subdivision that grew in three pieces over about nine years. The amenities are modest and shared by everyone: a community pool with a clubhouse, a pavilion, a playground and walking trails, all owned by the Fairmont South Property Owners Association. The builders' descriptions list no fitness center, no lake and no school inside the community, which is part of why the homes here cost less per square foot than in Foxbank Plantation two miles up the road.

The houses are large for the money. Lennar built two- and three-story family plans, some with six bedrooms and in-law suites, on the original streets. Hunter Quinn's Village and Paddock homes are a size down, with Craftsman, Lowcountry and Coastal Farmhouse elevations. Roughly 60 acres of wetlands wrap the Village and the Paddock, so many lots back to woods or a pond rather than another house.

The trade-offs are honest ones. Both ways out are two-lane roads, Cypress Gardens Road at the front and Old Highway 52 at the back of the Village, and both feed into US-52 traffic sooner or later. The first Lennar homes are now 12 to 14 years old, so heat pumps and water heaters are reaching replacement age and roofs are past their first decade. A few homes are owned by rental companies. And the elementary school zone changed in August 2026, which matters if you are buying for a specific school.

Where exactly is Fairmont South?

The entrance is Bald Cypress Drive on Cypress Gardens Road, about 1.1 miles east of US-52 and the Foxbank Plantation entrance, in Berkeley County, ZIP 29461. Every home has a Moncks Corner mailing address. Cypress Gardens itself is about 3 miles farther east. The Publix at Moncks Corner Marketplace is about 7 minutes away at US-52. There is a second exit: Triple Crown Road in the Village section comes out on Old Highway 52 on the south side, opposite Colony Post Loop, and Fetterbush Drive also links to Old Depot Road beside the main entrance.

The mailing address does not settle the jurisdiction. The whole community, including the Village and the Paddock, is in unincorporated Berkeley County, outside the Town of Moncks Corner limits. That means no town property tax, Berkeley County Sheriff for police, and fire service from the Pimlico Rural Volunteer Fire Department district rather than a town department. The town line runs right along the north edge: Lennar's newer Cypress Preserve community next door was annexed into the Town, so a house on Cypress Preserve Boulevard pays town tax and a house on Bald Cypress Drive does not. We confirm the tax district for the exact address.

Drive times without traffic: the Goose Creek city center and downtown Moncks Corner are each about 15 minutes, Google's Berkeley County data center and Santee Cooper's headquarters about 15, Carnes Crossroads and the I-26 interchange at Nexton Parkway about 20, Charleston International Airport and Boeing about 30, Nucor about 25, and downtown Charleston about 40. Rush hour adds to all of them. You can reach Goose Creek two ways: out the front to US-52, or out the back exit at Triple Crown Road and straight down Old Highway 52, which helps when one road is backed up.

How do Fairmont South, The Village and The Paddock fit together, and what is Cypress Preserve?

County records show no older standalone "Fairmont" subdivision. The name comes from the larger Fairmont tract on Cypress Gardens Road, and Fairmont South was simply the south part of it. Lennar recorded the first plat in 2012 and sold from a model on Bracken Fern Road through about 2017. Hunter Quinn Homes bought the next 60 acres and announced The Village at Fairmont South in 2013: 107 homes on the racehorse streets, Man O War Lane, Secretariat Drive, War Admiral Lane, Triple Crown Road and Gallant Fox Court, built from about 2015 to 2019. Hunter Quinn followed with The Paddock at Fairmont South in 2018, about 96 to 98 homes on Whirlaway Drive, Omaha Drive and Citation Way, built from 2019 into 2021. All three share one association, one pool and one entrance, and the MLS lists them under three separate subdivision names.

Two more pieces of the Fairmont land are still in play. The north part was platted in 2020 and 2021 as "Fairmont Pines North" and is being built by Lennar as Cypress Preserve, a separate community with its own pool, its own association and, unlike Fairmont South, a location inside the Town of Moncks Corner. It shares the Bald Cypress Drive entrance, so you will see Lennar signs at the front. County records also show 53 townhome lots platted on Morning Line Drive under a Hunter Quinn entity, and Lennar lists townhomes as coming soon at Cypress Preserve. We found no marketing for the Morning Line lots, so ask us for their current status before assuming attached homes are or are not coming.

Three builders' phases, two lot types and three price tiers. The section names below are the ones on the county plats, the MLS and the builders' signs.

2012 to about 2014 · Lennar · Front of the community

Original Lennar streets

The first plat: Bald Cypress Drive, Bracken Fern Road, Buttonbush Court and the first blocks of Blackwater Way and Fetterbush Drive. Lennar's biggest plans are here, two- and three-story houses from about 1,800 to nearly 4,000 square feet, several with six bedrooms or a first-floor in-law suite. These are the community's top sale prices, $410,000 to $490,000 in recent closings, and its lowest price per square foot.

Fits: buyers who need space more than newness, and who will budget for a roof and HVAC inspection on a 2012 to 2014 house.

2016 to 2017 · Lennar · Later phases

Sugarberry, Blackwater and Fetterbush

Lennar's last two plats, recorded in 2016 and 2017, added Sugarberry Lane and the back ends of Blackwater Way and Fetterbush Drive. Same Lennar plan book, a few years newer, and more of the lots back up to the wetland edge on the west side. Recent closings on these streets ran from about $373,000 to $428,000.

Fits: buyers who want a Lennar-size house with newer systems.

2015 to 2019 · Hunter Quinn · 107 homes

The Village at Fairmont South

The racehorse streets: Man O War Lane, Secretariat Drive, War Admiral Lane, Triple Crown Road and Gallant Fox Court. Hunter Quinn's Craftsman, Lowcountry and Charleston-style plans from about 1,635 to 3,090 square feet, with three to six bedrooms. Median resale about $384,000; the smallest single-story homes here are the community's entry point at around $370,000.

Fits: buyers who want a 2015 to 2019 house and a wooded or cul-de-sac lot at the middle of the price range.

The Paddock at Fairmont South

Whirlaway Drive, Omaha Drive and Citation Way, about 96 to 98 homes on the east side against the wetlands. Hunter Quinn's Coastal Farmhouse Series, 1,470 to 3,240 square feet, on lots of about 0.14 acre and up, with pond, wooded and cul-de-sac lots. These are the newest homes in Fairmont South, asking $378,000 to $439,000 in September 2026 at the community's highest price per square foot.

Fits: buyers who want a home under seven years old without a builder contract or a town tax bill.

Wetland, pond and interior lots

About 60 acres of protected wetlands wrap the Village and the Paddock, and drainage ponds sit through the community. Every address we checked is outside FEMA's special flood hazard area, but the AE zone follows the wetlands and comes within about 50 feet of a few lots on Bald Cypress Drive, Buttonbush Court, Secretariat Drive and Blackwater Way. Wetland lots trade privacy for mosquitoes and a lender's flood determination.

Fits: buyers who want no rear neighbor, and who will pull the flood map before writing an offer.

Entry, middle and top of the market

Entry: three-bedroom single-story homes of about 1,600 to 1,900 square feet in the Village and the Paddock, roughly $365,000 to $380,000. Middle: four- and five-bedroom two-story homes of 2,200 to 2,700 square feet, roughly $380,000 to $430,000. Top: Lennar's six-bedroom three-story plans with in-law suites, $440,000 to $490,000. Whole-community averages hide this spread, so we price by tier.

Fits: anyone comparing Fairmont South against Foxbank, Spring Grove or Strawberry Station on a monthly payment.

Homes & Builders

What kinds of homes are in Fairmont South?

Single-family homes only, so far, built from 2012 to about 2021. County assessor records put the Lennar and Village houses at roughly 1,400 to 4,000 square feet with a median around 2,600, and the Paddock houses at 1,460 to 3,220 square feet with a median around 2,240. Expect three to six bedrooms, attached two-car garages, slab foundations, and lots from about 0.14 to a quarter acre. Lennar's model was at 305 Bracken Fern Road; its plans included the Eastland three-story, the Madison and the Camden.

Two builders built the whole community, and both are on the county plats and the builders' own pages. We did not find any other builder here.

New or resale?

Resale. Lennar's Fairmont South sold out around 2017 and Hunter Quinn's Paddock finished around 2021. For a brand-new house at this entrance, Lennar's Cypress Preserve next door was actively selling in September 2026 from the low $300,000s to the low $470,000s, with the trade-off that it is inside the Town of Moncks Corner and pays town tax. On a resale from the original Lennar streets, have your inspector look hard at the roof, the heat pump and the water heater, which are at or near the end of a normal life on a 2012 to 2014 house, and check the third-floor HVAC zoning on the three-story plans. Ask for a CL-100 termite letter and any transferable termite bond. These are routine checks for the age, not known defects of Fairmont South.

Schools

Which schools serve Fairmont South?

Fairmont South is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map for 42 points on all 14 streets, in all three sections.

  • Whitesville Elementary (324 Gaillard Road, Moncks Corner, grades K to 5) is the zoned elementary school for 2026-27, about 10 minutes north.
  • Berkeley Middle School (320 North Live Oak Drive, Moncks Corner) is the zoned middle school.
  • Berkeley High School (406 West Main Street, Moncks Corner) is the zoned high school. Both are about 15 minutes north.

This is a change. Through the 2025-26 school year, every Fairmont South address was zoned for Foxbank Elementary, two miles away. The district's rezoning, approved in December 2025 and effective August 2026, moved the community to Whitesville Elementary to relieve Foxbank, which the district reported as over capacity. Students already enrolled at Foxbank may stay under the district's grandfather rule if their parents provide transportation. Older school lists on real estate sites still show Foxbank, and the district has said it expects to rezone again in about two years. Confirm the zone for the exact address with the district before you write an offer.

Goose Creek buyers should note what this means: Fairmont South students go north to Moncks Corner for all three schools, not south to Goose Creek High or Stratford High.

What does it cost to own in Fairmont South?

Fairmont South is about as simple as Berkeley County gets: one association, no town tax, and no improvement district fee on the county's parcel records.

No. Fairmont South, The Village at Fairmont South and The Paddock at Fairmont South all have Moncks Corner addresses, ZIP 29461, but Berkeley County's boundary and parcel records place every one of them in unincorporated Berkeley County. There is no town property tax, police service is the Berkeley County Sheriff, and fire service is the Pimlico Rural Volunteer Fire Department district. Lennar's Cypress Preserve next door is inside the town limits. Check the tax district for the exact address.

On September 18, 2026, the handful of active listings across all three sections were asking $370,000 to $443,000. Recent sales closed at medians of about $374,000 in the original Lennar streets and $384,000 in the Village and the Paddock, with closed prices from about $328,000 to $490,000. Price per square foot ran from roughly $135 on the big Lennar plans to about $180 in the Paddock, and homes were taking about 45 to 50 days to sell. Ask for a current, section-specific number.

Not inside Fairmont South itself. Lennar sold out around 2017 and Hunter Quinn's Paddock finished around 2021, so buyers choose between resales. Lennar's Cypress Preserve, which shares the Bald Cypress Drive entrance, was actively selling new single-family homes in September 2026 and lists townhomes as coming soon, but it is a separate community inside the Town of Moncks Corner. County records also show 53 platted townhome lots on Morning Line Drive; ask us for their current status. Register the Mills Team as your agent before touring any model.

The homes are not. We checked all 417 address points on the community's 14 streets against the county's FEMA flood layer and every one fell in Zone X, outside the special flood hazard area, so a lender will not normally require flood insurance. The AE zone follows the surrounding wetlands and comes within about 50 feet of a few lots on Bald Cypress Drive, Buttonbush Court, Secretariat Drive and Blackwater Way. Order a flood determination and an insurance quote for any lot that backs up to wetlands or a pond.

The community has two exits: Bald Cypress Drive onto Cypress Gardens Road at the front, and Triple Crown Road onto Old Highway 52 at the back of the Village. Both are two-lane roads that lead to US-52 or Old Highway 52. Without traffic, the Goose Creek city center and downtown Moncks Corner are each about 15 minutes, Google's data center and Santee Cooper about 15, the I-26 interchange at Nexton Parkway about 20, the airport and Boeing about 30, and downtown Charleston about 40. Rush hour is slower, and US-52 carries all of the growth between Goose Creek and Moncks Corner. You do not cross railroad tracks to get in or out.

The court is set by the county where the person lived, not where the house is. If they lived in Fairmont South, that is the Berkeley County Probate Court, which sits in Moncks Corner itself, about 15 minutes up US-52 from the community.
