Oak Hill Plantation is a 211-home Beazer neighborhood from 2003 to 2005 on the south side of Moncks Corner, inside the town limits, between US-52 and US-17A. Oak Hill is a plain, well-kept 2000s subdivision, and that is its appeal. Beazer Homes built it in three phases between 2003 and 2005 using about nine floor plans, from 1,168-square-foot one-story ranches to 2,628-square-foot two-story family homes, on lots of roughly a fifth of an acre. The streets are Robin Wood Boulevard, Mapleleaf Drive, Resinwood Road, Golden Aspen Drive and Carolina Bay Drive, plus five short courts. The homeowners association owns two detention ponds and about ten acres of wetlands that break up the blocks, so a fair number of homes back to water or woods rather than another fence.
What it does not have is an amenity package. We found no pool, clubhouse or playground on county records, and no listing claims one. That keeps the association simple and cheap to run, and it is the main reason Oak Hill sells for less per square foot than Foxbank Plantation six miles south. Downtown Moncks Corner, the county government complex and Santee Cooper's headquarters are all within about three miles, so errands are short.
The trade-offs: the houses are now 20 to 23 years old, so roofs, heat pumps and water heaters are on their second cycle (several current listings advertise 2020 and 2021 replacements, which is what you want to see). About one in five homes is taxed at the 6% non-primary rate, and national rental companies own a handful, so ask how many neighbors on your street are renters. And you are inside the town limits, which adds a town tax and fees in exchange for town police, fire and trash service.
Where exactly is Oak Hill Plantation?
On the south side of the Town of Moncks Corner, in Berkeley County, ZIP 29461. The main entrance is Robin Wood Boulevard on US-52 (North Goose Creek Boulevard); a second way out, Oak Hill Lane, runs north to US-17A (South Live Oak Drive), and Resinwood Road, a state-maintained road, continues west into the neighboring Conifer Hall and Moss Grove subdivisions. Downtown Moncks Corner is about 2.5 miles north, a six-minute drive.
Two things confuse people. First, the Charleston MLS files Oak Hill in area 76, "Moncks Corner Above Oakley Road", which is a broad MLS zone that covers the whole town; the neighborhood is nowhere near Oakley Road. Second, every one of the 218 parcels is inside the Town of Moncks Corner (county tax district T15). There is no county-side section here, unlike Foxbank Plantation. You pay town property tax and the town sanitation and stormwater fees, and you get Moncks Corner police and the Town of Moncks Corner fire department.
Drive times without traffic: Santee Cooper headquarters about 6 minutes, Google's data center at Mount Holly about 11, Foxbank Plantation and the Publix at Moncks Corner Marketplace about 11, Goose Creek about 20, the Naval Weapons Station about 30, Boeing about 30, the airport about 35, downtown Charleston about 40 to 45. The nearest I-26 interchange is about 14 miles away at Nexton Parkway, roughly 25 to 30 minutes, so Oak Hill suits a US-52 or US-17A commute better than an interstate one.
How is Oak Hill different from Foxbank, Cane Bay and Nexton?
Price and simplicity. Foxbank, Cane Bay and Nexton sell you an amenity package: pools, lakes, trails, a school inside the gates, and a master association or improvement district fee to pay for it. Oak Hill sells you a house. In 2026 its homes closed at about $150 to $160 per square foot, against about $170 asking in Foxbank, and the association has no pool to maintain. The county's parcel records show no improvement district and no development agreement on any Oak Hill lot.
You also get downtown Moncks Corner instead of a highway shopping center. The trade is that you drive to a pool, the schools are three to five miles away rather than inside the neighborhood, and the housing stock is 20 years old rather than five. For a first home, a rental-to-own step, or a Santee Cooper or county employee who wants a six-minute commute, that trade often works.
Phases, plans and lots
Which part of Oak Hill Plantation fits you?
The MLS files everything under one name. On the county plats there are three phases, and on the ground buyers choose between two kinds of floor plan and two kinds of lot. Here is how they sort out.
Phase I
The first closings were in August 2003 on the US-52 end of Robin Wood Boulevard and the three short courts off it: Wilderland Court, Piney Branch Court and Dellwood Street, plus the first few Mapleleaf Drive lots. About 30 homes. Beazer's sales office sat at 105 Piney Branch Court. These are the oldest houses and the closest to the highway entrance.
Fits: buyers who want the quickest in-and-out to US-52 and will budget for the oldest systems.
Phase I, Section B
Most of Mapleleaf Drive, White Bluff Court and the middle of Robin Wood Boulevard, about 75 homes, with closings starting in early 2004. Slightly larger homes on average (county median about 1,770 square feet), and it includes the Mapleleaf lots that back to the wetland corridor and ponds.
Fits: families who want a pond or wetland view without paying a Foxbank premium.
Phase II
Resinwood Road, Golden Aspen Drive, Carolina Bay Drive and Tulipwood Court, about 80 homes, with closings from January 2005. The same plans as the earlier phases, so the youngest houses in Oak Hill are still 20 years old. This end is closest to Conifer Hall and the US-17A exit via Oak Hill Lane.
Fits: buyers heading toward Summerville or Cane Bay on US-17A, and anyone who wants the newest roof dates.
Ranch plans, 1,168 to 1,766 square feet
About 40% of the homes in Oak Hill are one-story plans of 1,168, 1,326, 1,398, 1,540 or 1,766 square feet, three or four bedrooms, two baths, slab foundation, attached garage. The one 1,540-square-foot ranch that closed in 2026 sold for about $292,000, and a 1,766-square-foot ranch was asking $319,900 in September 2026. These are the entry point to a detached house in the Moncks Corner town limits.
Fits: first-time buyers, VA buyers, downsizers who want no stairs.
Family plans, 1,614 to 2,628 square feet
The other 60% are two-story plans of 1,614, 2,081, 2,358 and 2,628 square feet, three to five bedrooms and two and a half baths, often with a loft. The 2,628-square-foot plan is the most common single plan in the neighborhood (44 homes). In 2026 the two-story homes closed from about $300,000 for the 1,614 plan to $372,000 for the 2,628 plan.
Fits: families who need four bedrooms under $375,000.
Pond and wetland lots
The association owns two detention ponds and roughly ten acres of wetlands that run through the neighborhood on the US-52 side. Homes that back to them, mainly on the odd side of Mapleleaf Drive, Piney Branch Court and the west end of Robin Wood Boulevard, get privacy and a view. FEMA's AE flood zone follows that corridor and touches the rear of about two dozen of those lots. No house we checked sits in it, but order a flood determination.
Fits: buyers who want water behind the fence and will read the survey first.

What kinds of homes are in Oak Hill Plantation?
Single-family homes only, built from 2003 to 2005. County records show 211 houses from 1,168 to 2,682 square feet, median about 1,680, on lots of roughly 0.18 to 0.23 acres. Nine floor plans repeat through the streets: five one-story ranches and four two-story plans. Every home we checked is on a slab foundation with an attached garage and a fenced back yard. Vinyl siding is typical for Beazer's Charleston product of that era; confirm on the specific house.
The 2004 covenants name Beazer Homes Corp. as the declarant, and Beazer ran its sales office at 105 Piney Branch Court, so this is a one-builder neighborhood. We found no evidence of a second builder.
What era of home?
Every house is 20 to 23 years old, so the question is not which era but what has been replaced. On a 2003 to 2005 slab house, have your inspector look at the roof (an original asphalt roof is at or past its expected life; several 2026 listings advertise 2021 roofs), the heat pump and air handler, the water heater, the exterior caulking and any hardboard trim, and the drainage around the slab. Ask for a CL-100 termite letter and any transferable termite bond. These are routine checks for the age, not known defects of Oak Hill.

Schools
Which schools serve Oak Hill Plantation?
Oak Hill is in the Berkeley County School District. We checked the district's 2026-27 attendance zones on the county GIS map at the center of the neighborhood and at eight individual lots across all three phases.
- Berkeley Elementary (715 Highway 6, Moncks Corner), about 5 miles, 12 minutes. The 2026-27 zone map lists it as a PK-5 school.
- Berkeley Middle School (320 North Live Oak Drive), about 4 miles, 7 minutes up US-17A.
- Berkeley High School (406 West Main Street), about 3.7 miles, 9 minutes.
A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened. Every Oak Hill point we tested returned the same three schools before and after that change. One caution: Moncks Corner's in-town elementary schools were paired as a K-2 school and a 3-5 school for years, and some school directories still show Berkeley Elementary that way, while the current zone map and MLS listings show it as PK-5. Confirm the grade span and the zone for the exact address with the district before you write an offer. The district has said it expects to rezone again in about two years.
Berkeley Middle College High School, the district's early-college program with Trident Technical College for grades 11 and 12, is on South Live Oak Drive less than two miles away.

What does it cost to own in Oak Hill Plantation?
Simpler than Nexton, Cane Bay or Foxbank: no improvement district, no amenity dues to speak of, and every lot is on the same side of the town line. The town tax and town fees are the items to budget for.

Yes, all of it. Berkeley County parcel records put every one of the 218 lots in tax district T15, the Town of Moncks Corner, with town fire service. There is no unincorporated section. You pay town property tax and the town sanitation and stormwater fees, and you get Moncks Corner police, the town fire department and weekly town trash pickup.
It is on the south side of Moncks Corner, ZIP 29461, between US-52 and US-17A, about 2.5 miles from downtown. The entrance is Robin Wood Boulevard on US-52, with a second exit by Oak Hill Lane to US-17A. Listings say Oakley Road because the Charleston MLS files the neighborhood in area 76, Moncks Corner Above Oakley Road, a broad zone that covers the whole town. The neighborhood itself is not near Oakley Road.
