It is Cane Bay with water. The lake and canal system was reclaimed from the borrow pits and old sand mine that supplied the dirt for the rest of the community, and the developer is building it out as an eventual 8-mile blueway. Residents kayak, canoe, paddleboard, fish and sail, and the developer's rules allow electric-motor boats, not gas. Lakeside walking and biking paths tie into Cane Bay's trail system, and the Cane Bay Family YMCA is a 4-minute drive from the first village.
There is no single Lakes clubhouse. Each village has its own: the gated Four Seasons has the Lake House complex with indoor and outdoor saline pools, courts, a ballroom and a dock; Waterside has a pool, a ship-themed playground and a boat ramp and dock; The Coves has a pool, cabana, playground, dog park and a community boat dock; Jasmine Point has a pool, pavilion and playground inside 144 acres of protected wetlands; Tidewater and Summerwind Crossing have pools, dog parks and pickleball on their plans. Which pool and which dock you get depends on which village you buy in.
The trade-offs are honest ones. The Lakes are the far end of Cane Bay, four to six miles past the Highway 176 entrance, so every trip out starts with Cane Bay Boulevard or Fair Winds Boulevard. Three villages are still building, which means trucks and dust. The villages on the Fair Winds side are zoned to Bee Tree Elementary and the Berkeley High feeder pattern, not the Cane Bay schools, as of the August 2026 rezoning. And rental homes are coming: county records show a build-to-rent operator holding 52 undeveloped lots beside Jasmine Point.
Where exactly is the Lakes of Cane Bay, and why does Redfin say Moncks Corner?
The Lakes occupy the north end of Cane Bay Plantation, in unincorporated Berkeley County with a Summerville mailing address and ZIP 29486. Every Lakes parcel we checked on the county's records is in tax district T08 with no town or improvement-district tax, and fire service comes from the Central Berkeley district. Four Seasons Boulevard, Rowboat Road and the Waterside streets come off the top of Cane Bay Boulevard; Jasmine Point, Tidewater and Summerwind Crossing sit on the Fair Winds Boulevard side toward Black Tom Road.
Redfin files its Lakes of Cane Bay page under Moncks Corner. That is a data-vendor choice, not a fact about the neighborhood: unincorporated land has no city, so some sites assign the county seat. The post office, the Charleston MLS, the builders and Berkeley County all use Summerville 29486, and that is what appears on your deed and your tax bill. Redfin's polygon also sweeps in Lindera Preserve and Del Webb, which are not part of the Lakes, so its numbers are not a Lakes-only snapshot.
Drive times without traffic from The Coves: Cane Bay Elementary about 6 minutes and Cane Bay High about 9, Publix at The Market at Cane Bay about 8, Roper St. Francis Berkeley Hospital at Carnes Crossroads about 13, Interstate 26 at Nexton Parkway about 18, downtown Moncks Corner about 19, our office in downtown Summerville about 23 (closer to 30 from Waterside), Boeing about 35, the airport about 40 and downtown Charleston about 45 to 50. Rush hour on Highway 176 and Cane Bay Boulevard adds to all of them.
How much more is a lakefront lot, and what should you check on one?
Every builder in the Lakes sold water lots as premium homesites, and Lennar went as far as a separate Waterfront Coastal Collection for its water-view lots in Waterside. On the resale side the spread inside a single village is wide: Four Seasons listings ran from about $390,000 to $715,000 and The Coves from about $414,000 to $775,000 in September 2026, and lot position explains a large share of that. We do not print a lakefront premium because it changes with the plan, the view and the month. Ask us for paired comps, the same plan on and off the water.
Before you pay for water, check four things. First, which water: the main lake, a canal, or a pond or wetland buffer, which look alike in a photo and appraise differently. Second, who maintains the shoreline or bulkhead and what the village's dock rules are; the confirmed docks and ramps are community ones in Waterside, The Coves and Four Seasons, so confirm the private-dock policy with the association before you count on one. Third, the flood zone; our checks put the Lakes streets outside FEMA's special flood hazard area, but order a determination for the exact lot. Fourth, the lake rules themselves, which limit boats to sail, paddle and electric power.

Which Lakes of Cane Bay village fits you?
The developer lists six villages in the Lakes, one builder each. Real estate sites sometimes add West Lake and Meridian, the D.R. Four Seasons (K. Hovnanian)
The only gated village in the Lakes, with a 24-hour staffed gatehouse on 296 acres, and the biggest amenity package: the Lake House with indoor and outdoor saline pools, fitness center, ballroom, demonstration kitchen, cafe bar, tennis, pickleball and bocce, a dock and an amphitheater. Villas up to about 1,550 square feet and single-family plans up to about 2,750. County records show about 450 finished homes and about 160 lots still in the builder's name, out of roughly 1,000 planned. Resales were asking about $390,000 to $715,000. Dues run about $275 to $300 a month on listing sites and include lawn care.
Fits: downsizers who want a full club calendar and a gate. Compare 55+ options
Waterside (Lennar)
Front-porch homes in Lennar's Arbor and Coastal collections, plus a Waterfront Coastal Collection on the water-view lots. Pool, pavilion, ship-themed playground and the community boat ramp and dock. Lennar's current collections showed sold out in November 2025, but county records still list about 160 lots on Richfield Way, Belfort Place and Haverhill Street in Lennar's name, so more phases are likely. Resales ran about $425,000 to $575,000 at 2,400 to 3,000 square feet.
Fits: families who want a kayak in the garage and the Cane Bay schools.
Jasmine Point (Beazer)
A smaller village set inside 144 acres of protected wetlands, with pond and wooded lots, a pool, pavilion and playground, and paddle access to part of the lake. Beazer's homes here are DOE Zero Energy Ready, 1,900 to 3,000 square feet. The current phase is sold out, but Beazer still owns about 60 lots on Wappoo Trace Lane, and a separate 52-lot block on Azore Way and Bering Lane belongs to AMH Development, an affiliate of the rental company American Homes 4 Rent. Dues were about $1,200 a year on listing sites.
Fits: buyers who want privacy and efficiency over a lake view, and who have checked the school zone.
Tidewater (Dream Finders)
Dream Finders' Palmetto series on 50 and 60 foot lots, 2,000 to 3,800 square feet, from about $430,000, with quick move-ins in the $460,000s to $590,000s in September 2026. The builder lists 186 homes, gives every contract a six-month Cane Bay YMCA membership, and shows the pool and pickleball courts as future amenities, so ask for the delivery date in writing. Paddle access to part of the lake. The sales office address falls in the Bee Tree Elementary and Berkeley High feeder pattern.
Fits: buyers who want a big new house now and can live with construction next door.
The Coves (Meritage)
The Coves broke ground in 2016 as the first Lakes village, built by Lennar, Crescent and Sabal on Calm Water Way, Rowboat Road and True North Trail, about 165 homes with a pool, cabana, playground, dog park and a community boat dock. Meritage Homes is now selling The Coves II at 113 Rowboat Road, 1,700 to 3,040 square feet from about $414,000. Resales and new homes together ran about $414,000 to $775,000. The closest village to the YMCA and the Cane Bay schools.
Fits: buyers who want the shortest school run in the Lakes, or a nearly new resale with a lake view.
Summerwind Crossing (DRB Elevate)
DRB's active-adult brand built 200 single-level homes here, 1,450 to 2,850 square feet, as a lower-key alternative to Four Seasons: no gate, a pool, pickleball, a dog park, a pavilion and lawn care in the dues, which listing sites showed at about $260 a month. Only a handful of new homes were left in September 2026, so most buyers will be looking at resales, which ran about $342,000 to $721,000. It is on the Fair Winds side, so Del Webb and Four Seasons buyers usually see it on the same tour.
Fits: 55+ buyers who want new and single-level without paying for a clubhouse they will not use.

What kinds of homes are in the Lakes of Cane Bay?
Single-family homes built from 2016 on, so nothing here has an old roof or an old heat pump yet. Sizes on the market in September 2026 ran from about 1,450 square feet for a Summerwind villa to 3,800 square feet in Tidewater and Four Seasons. The two 55+ villages are mostly single-level with owner's suites on the main floor; the family villages are two-story plans with front porches and two-car garages, some with a third bay. Lots are small, typically 50 to 60 feet wide, with the premium ones on the lake, the canals or a wetland buffer.
One builder per village is the rule, with The Coves as the exception. These are the builders we confirmed.
New or resale?
Both, and it depends on the village. Four Seasons, Tidewater and The Coves II were selling new homes in September 2026; Summerwind Crossing was down to its last few; Waterside and Jasmine Point showed sold out even though their builders still hold lots for future phases. In a village where the builder is active, a resale competes with quick move-in incentives, so we price the two against each other. If you tour a model home, register the Mills Team as your agent before you walk in. The builder pays our fee in nearly every case, and the sales rep represents the builder, not you. On a resale, ask for any remaining structural warranty and the builder's warranty transfer terms; on a 2016 to 2019 house, budget a water heater inspection and a roof check after any hail season.

Which schools serve the Lakes of Cane Bay?
The Lakes are in the Berkeley County School District, and this is the one place in Cane Bay where the answer depends on the street. We checked the district's 2026-27 attendance zones on the county GIS map for points in every village.
- The Coves, Waterside and Four Seasons (Calm Water Way, Rowboat Road, Richfield Way, Belfort Place, Four Seasons Boulevard, Tupelo Lake Drive): Cane Bay Elementary, Cane Bay Middle and Cane Bay High, the three schools inside Cane Bay.
- Jasmine Point, Tidewater and Summerwind Crossing (Wappoo Trace Lane, Bering Lane, Cotesworth Court, Lazy Day Lane and most of Fair Winds Boulevard): Bee Tree Elementary, Berkeley Middle and Berkeley High. Bee Tree opened in August 2026 near Cane Bay Boulevard and Black Tom Road; Berkeley Middle and Berkeley High are in Moncks Corner, about 20 minutes away.
The split comes from the district rezoning that took effect in August 2026, which moved the Fair Winds Boulevard side toward Black Tom Road into the Berkeley High feeder pattern. Students already enrolled could stay at their old school if their parents drive them; the district does not bus grandfathered students. Cane Bay Elementary and Cane Bay Middle have carried enrollment caps in past years, so a Cane Bay zone is not a guarantee of a seat in a full grade. The district has said it expects to rezone again in about two years. Confirm the zone for the exact address with the district before you write an offer, and ask us for the current cap status. Berkeley Preparatory Academy, a tuition-free K-8 charter inside Cane Bay, is open to any address by application.

What does it cost to own in the Lakes of Cane Bay?
Two layers of association, no town tax, no improvement district. The village layer is where the numbers diverge, from about $85 a month in a family village to about $300 a month with lawn care in Four Seasons.

Downtown Moncks Corner is about 19 minutes away; downtown Summerville is about 23.

Ask for a current, village-specific number.
The Lakes streets we checked on the county's flood map, in all six villages, are outside FEMA's special flood hazard area, so a lender should not require flood insurance. AE zones do exist along the creeks and wetlands in the wider area around Cane Bay. Because the lake was dug from old borrow pits and sits below the surrounding lots, order a flood determination and an insurance quote for any lot on the water or a wetland buffer rather than relying on the neighborhood answer.
No. Del Webb at Cane Bay is the original 55+ village, opened in 2007 in the older part of Cane Bay, and it is not on the lake system. The two 55+ villages inside the Lakes are K. Hovnanian's Four Seasons, which is gated with the Lake House clubhouse, and Summerwind Crossing by DRB Elevate, which is smaller, not gated and nearly built out. The court is set by the county where the person lived, not where the house is. If they lived in the Lakes of Cane Bay, that is the Berkeley County Probate Court in Moncks Corner, about 20 minutes up the road, even though the address says Summerville.
