Nexton Homes for Sale
Nexton is the 5,000-acre master-planned community at I-26 and Highway 17A. Shops, schools, parks, a hospital under construction, and six very different neighborhoods, all with a Summerville address. Our office is ten minutes away, and we sell here every month.
Market snapshot: Nexton resales have closed at a median of roughly $460,000, about $256 per square foot, over the past year. Active listings run higher, with a median asking price near $521,000 and about 75 days on market, because new construction makes up a large share of what is for sale. Prices differ a lot by neighborhood, builder and floor plan, so confirm with a Nexton-specific valuation before you price or offer.

Nexton is built so that most errands happen inside the community. Nexton Square has restaurants, a grocery store, boutiques, banks, medical offices and hotels, and a trail connects it to the neighborhoods. Add pools, pickleball, dog parks, a disc golf course, the Midtown Clubhouse, and a full calendar of community events, and you get the reason it keeps winning national awards. The National Association of Home Builders named it a Silver winner for Best Master Planned Community in 2026, and Zonda named it Community of the Year in 2025.
The trade-off is that it is still being built. Expect construction traffic, new phases opening, and a few years of change before it settles. Buyers who want a finished, tree-lined street should look at Brighton Park Village. Buyers who want the newest plans and amenities should look at Midtown.
Where exactly is Nexton?
Nexton sits in Berkeley County, just off Interstate 26 at exits 197 and 199, with a second entrance from State Road (Highway 176). It uses a Summerville mailing address, mostly ZIP 29486, but nearly all of it is outside the Town of Summerville limits. That matters for taxes, schools and probate court, and we cover each below. Downtown Charleston is about 30 minutes away and Charleston International Airport about 25. Volvo Cars, Boeing, Bosch and the Camp Hall industrial park are all a short drive up or down I-26, which is why so many Nexton buyers are relocating for work.
Neighborhoods
Which part of Nexton fits you?
Nexton is six neighborhoods, not one. Each has its own builders, home styles, amenities and fee structure. Two of them are age-restricted. Here is how we describe them to clients.
Brighton Park Village
The original village, with the most mature landscaping and the most resale homes. Lowcountry and Charleston-style houses with deep porches, many walkable to Nexton Square. Home to the Swim Club: a 25-meter pool, splash pad, pavilion and fire pit.
Fits: buyers who want finished streets and walkability today.
Midtown
Nexton's largest neighborhood, planned for more than 2,500 homes on about 1,000 acres. The Midtown Clubhouse has a pool with lap lanes, tennis, a yoga studio and a work-from-home lounge. Riverstone Park has a 13-hole disc golf course. Midtown Middle School is here too.
Fits: families and anyone who wants the newest plans and the busiest amenity calendar.
North Creek Village
Set back in the woods on the Highway 176 side, close to Nexton Elementary. Homes here from builders such as Centex and True Homes have generally been the most attainable price point in Nexton, with the trade-off of a longer walk or a short drive to the shops.
Fits: first-time and value buyers who still want the Nexton address.
Hammock Walk
A small age-restricted enclave inside North Creek, built by Ashton Woods. Villa-style single-level homes, pickleball courts, a dog park and trails, with the rest of Nexton's dining and events a few minutes away. Smaller and quieter than Del Webb.
Fits: 55+ buyers who want low maintenance without a large-community feel.
Brighton Square
The homes closest to the action. Brighton Square puts you within a short walk of Nexton Square's restaurants, shops and the Sounds on the Square concert series. Lots are smaller and the pace is livelier than in the outer villages.
Fits: buyers who would rather walk to dinner than drive to it.
Del Webb Nexton
A full-scale Del Webb active-adult community with its own clubhouse, pools, courts, clubs and a lifestyle director, plus its own homeowners association and dues on top of the Nexton fees. Single-level plans with options for guest space.
Fits: 55+ buyers who want the club calendar and amenities of a large resort community. Compare 55+ options
Homes & Builders
What kinds of homes are in Nexton?
Townhomes, cottages, single-family homes on porch-front lots, single-level 55+ villas, semi-custom homes, and multigenerational plans with a separate suite or casita. Nexton also has apartments and rental homes, which matters if you are selling: some of your buyer competition is renters deciding whether to buy.
New homes are priced from the mid $300s to over $1 million. More than ten builders are active at once, which is unusual for the Charleston area and is why streets in Nexton do not all look alike.
New or resale?
Both are on the table in Nexton, and the answer changes month to month. Builders run incentives on quick move-in homes, and a resale two streets over may have the fence, blinds, upgraded lot and finished yard that the new home does not include. We price both against each other before you decide.

Schools
Which schools serve Nexton?
This is the question that surprises the most Summerville buyers, so we answer it plainly.
Nexton is in the Berkeley County School District, not Dorchester District Two. Much of the rest of Summerville is DD2, and buyers often assume the whole town is. If DD2 is on your must-have list, Nexton is not the fit, and we will point you to the parts of Summerville that are.
- Nexton Elementary (200 Scholar Way) is inside the community.
- Midtown Middle School (544 Blueway Avenue) opened in Midtown for the 2026 school year and takes students who were previously zoned to Cane Bay Middle.
- Cane Bay High School (1624 State Road) is the zoned high school, about 15 minutes away.
Berkeley County has redrawn Nexton's attendance lines more than once as the community grew, so check the district's school locator for the specific address before you write an offer. Preschools inside Nexton include KinderCare and The Goddard School. Nearby private options include Pinewood Preparatory, Berkeley Preparatory and Northwood Academy.
Fees & Taxes
What does it cost to own in Nexton?
Nexton's fees are different from a typical Summerville subdivision because the community is outside the town limits and pays for its own roads, parks and services. Here is what to budget for beyond the mortgage.

Questions buyers and sellers ask about Nexton
No, apart from some commercial parcels near Nexton Square. Nexton is in unincorporated Berkeley County with a Summerville mailing address. You pay county taxes plus the Nexton Improvement District fee instead of town taxes, and Berkeley County handles your schools, permits and probate court.
No. Nexton is in the Berkeley County School District: Nexton Elementary, Midtown Middle and Cane Bay High. Attendance lines have moved as Nexton grew, so confirm the zone for the exact address with the district before you buy.
Plan on three layers: the Nexton Improvement District fee of about $1,005 a year on your county tax bill, Nexton Residential Association dues that vary by neighborhood, and a separate neighborhood association in Del Webb, Hammock Walk and some North Creek sections. It depends on the month. Builders offer incentives on quick move-in homes, while resales often include the fence, blinds, upgraded lot and finished yard the new home leaves out. We price the two against each other for you. If you tour a model home, register the Mills Team as your agent first; the builder pays our fee in nearly every case.
Price against your own neighborhood's closed resales, not community-wide averages, and show what the new homes do not include: a finished yard, window treatments, a fence, a better lot, no construction next door.
