Wescott is a finished community, and that is the point. The golf course opened in 2000, most of the homes went up between 2001 and 2008, and the later phases of The Farm and the Ashton Woods townhomes filled in through 2025. Streets have sidewalks, yards have real trees, and the schools are either inside the community or across Patriot Boulevard. The Golf Club at Wescott Plantation sits in the middle with a bar and grill that residents treat as the neighborhood restaurant. Wescott Park, a City of North Charleston park at the front on Dorchester Road, adds ball fields, two dog parks, playgrounds and nature trails.
The trade-offs are the ones you would expect from a 2000s golf community. There is no town center like Nexton Square; you drive to Dorchester Road for groceries. Amenities are split by section, so the pool you can use depends on which association you pay. Dorchester Road backs up at rush hour, and Wescott Boulevard itself is scheduled for widening. And homes from 2001 to 2008 are now at the age where roofs, HVAC systems and water heaters come up in inspections. We cover each of these below.
Where exactly is Wescott Plantation, and is it Summerville or North Charleston?
Both, depending on what you mean. The mailing address is Summerville, ZIP 29485, and that is how most people search for it. But the land is inside the City of North Charleston limits, in the Dorchester County part of the city. Every Wescott parcel we checked on the county's own boundary map returns North Charleston, tax district 208, with North Charleston police and fire. That is why the golf course and Wescott Park are city facilities, why building permits go through the city, and why your tax bill carries North Charleston millage rather than a Town of Summerville or unincorporated county rate. Schools are still Dorchester District Two and probate is still Dorchester County.
The main entrance is Wescott Boulevard off Dorchester Road, across from the Lowe's. Patriot Boulevard runs along the community's other side and connects to Ladson Road. In light traffic it is about 18 minutes to Charleston International Airport and Boeing, 13 minutes to the Joint Base Charleston air base, 7 minutes to Bosch on Dorchester Road, 8 minutes to Summerville Medical Center, 18 minutes to downtown Summerville, and about 30 minutes to downtown Charleston. Add ten to fifteen minutes to any of those at rush hour.
How does the golf work if you live here?
The Golf Club at Wescott Plantation is a public, daily-fee course owned by the City of North Charleston, not a private club, and there is no mandatory membership for residents. Dr. Michael Hurdzan designed three nines, Oak Forest, Burn Kill and Black Robin, that combine into three different 18-hole rounds. Construction started in February 1999 and the course opened in November 2000. You pay only if you play: green fees in 2025 ran $62 for 18 holes with a cart on a weekday and $74 on weekends, with senior, military, junior and twilight rates. Annual passes start at $1,750 for a single golfer and $3,100 for a family, with no initiation fee. Homes on the course carry a premium, and the flip side is golf balls and cart traffic; walk the specific lot.

Which part of Wescott fits you?
The MLS files everything as "Wescott Plantation", but the county plats, the school zones and the HOAs split it into distinct sections. Here is how we sort them for clients.
The Farm at Wescott
About 940 home sites on the Patriot Boulevard side, platted from 2005 through 2018, so it has both the oldest and some of the newest houses in Wescott. Single-family homes and townhomes from under 1,000 to about 2,000 square feet, with its own HOA, pool, fitness room, playground and boat storage. Zoned for Joseph Pye Elementary and River Oaks Middle rather than the schools most of Wescott uses.
Fits: first-time and value buyers who want the pool included and do not need a big lot.
The Woodlands at Wescott
About 650 single-family homes platted between 2003 and 2006 off the interior of Wescott Boulevard. Traditional two-story and ranch plans, mostly 1,500 to 2,900 square feet, on wooded lots with mature trees. Zoned for Fort Dorchester Elementary and Oakbrook Middle. No section pool, so budget for the master association pool or the Y.
Fits: families who want a finished street, a yard, and a short drive to Fort Dorchester High.
Oak Forest, Pine Valley, Sandpines, Markleys Grove and the golf sections
The 874 homes behind the first three entrances on the right side of Wescott Boulevard make up the Wescott Plantation Master Association, managed by IMC Charleston. Its pool, cabana, tennis and pickleball courts are for these homes only. Sections here include Oak Forest, Pine Valley, Sandpines (94 Ryland homes from 2007), Markleys Grove, Heritage Park, Ashley Ridge, Birkdale, Shinnecock and Sweetbriar, many backing to fairways.
Fits: buyers who want the golf view and the largest homes in the community.
Townhomes: Village Club, the Courtyards, the Vistas and Wescott Commons
Wescott's attached homes range from early-2000s townhomes to the three-story Village Club townhomes that Ashton Woods finished in 2023 to 2025 on New Palm Court next to the course. Townhome dues typically include lawn care, a termite bond and common areas, which is why they cost more per month than the single-family sections. This is the newest construction in Wescott.
Fits: Boeing and Joint Base commuters who want a nearly new home and no yard work.
The Gates of Wescott Plantation
A small gated pocket of three-bedroom homes around 1,300 to 1,400 square feet, among the least expensive detached homes in Wescott when one comes up. Listings are rare, so we watch it for clients rather than wait for it to appear. Zoned for Joseph Pye Elementary and Oakbrook Middle.
Fits: buyers who want a gate and a detached home at a townhome price.
Apartments, rental homes and Harmony at Wescott
Latitude at Wescott, The Reserve at Wescott and 4830 Wescott are apartment communities inside the neighborhood, and Covey Homes at Wescott is a build-to-rent section. Harmony at Wescott Plantation on Wescott Boulevard is assisted living and memory care. There is no age-restricted 55+ neighborhood in Wescott; buyers who want one should look at the 55+ communities in Summerville.

What kinds of homes are in Wescott Plantation?
Mostly single-family homes from about 1,150 to 3,400 square feet, plus townhomes from under 1,000 square feet and a few condo buildings near the entrance. The look is traditional and Lowcountry: cement-board or vinyl siding, front porches on many plans, two-car garages, and screened porches out back. Ranch plans exist but two-story homes dominate.
Wescott was built by national production builders rather than one developer, so streets vary in quality and finish. Homes on the golf course and in the Woodlands tend to be larger; The Farm and the townhome sections are where the entry prices are.
What era of home?
Three eras, and they inspect differently. Homes from 2001 to 2008 are the majority; by now most have had one roof or one HVAC replacement, and the ones that have not are due. Ask for the age of the roof, the outdoor unit and the water heater before you write an offer, and read the termite bond. Homes from 2009 to 2018, mostly in The Farm, are younger but were built during the recovery years with tighter budgets, so look at the finishes and the lot drainage. The Village Club townhomes from 2023 to 2025 are effectively new and still carry builder warranties.

Schools
Which schools serve Wescott Plantation?
Wescott is in Dorchester District Two, which is a big part of why it sells, and one elementary school is inside the community. But the sections are not all zoned the same way.
All of Wescott is zoned for Fort Dorchester High School (8500 Patriot Boulevard), which borders the community. Below the high school, zoning depends on the section:
- Most sections (the Woodlands, the golf-side sections, the Village Club and the Fairways, Pebble Creek Village, Heritage Park, Wescott Preserve and others): Fort Dorchester Elementary (5201 Old Glory Lane, inside Wescott) and Oakbrook Middle (286 Old Fort Drive, Ladson).
- The Farm at Wescott and Wescott Chase: Joseph R. Pye Elementary (9701 Patriot Boulevard) and River Oaks Middle (8642 River Oaks Drive, North Charleston).
- The Gates, the Courtyards and the Abbey: Joseph R. Pye Elementary and Oakbrook Middle.
These come from the district's 2026-2027 schools-by-subdivision list and match the county's attendance maps. DD2 has redrawn lines along the Dorchester Road corridor before and keeps a rezoning page for that reason, so confirm the exact address with the district's school locator before you write an offer. Trident Technical College's Dorchester campus is about a mile and a half away, and Charleston Southern University is about five miles.

What does it cost to own in Wescott Plantation?
Wescott keeps dues modest because the city, not the HOA, owns the golf course and the park. The catch is that there is no single Wescott HOA; what you pay and what you get depends on the section. Here is what to budget for beyond the mortgage.

Dorchester Road is the main complaint. It runs parallel to Interstate 26 and stacks up at rush hour between Summerville and the airport, and SCDOT has been planning medians and turn-lane fixes for years. Inside the community, Dorchester County plans to widen Wescott Boulevard to four lanes between Ballantine Drive and Patriot Boulevard with a 12-foot multi-use path and a sidewalk, with groundbreaking estimated for 2027, and Patriot Boulevard is on the same sales-tax program. Expect construction on those roads for a few years. Drive it at 7:30 in the morning before you buy.
The lots we sampled across The Farm, the Woodlands, the golf sections and the Village Club are all in FEMA Zone X, an area of minimal flood hazard, so a lender will not usually require flood insurance. Some lots back to wetlands, retention ponds or the course, which can flood in a heavy rain without being in a mapped zone. Check the FEMA map and the lot's drainage for the specific address.
