It is a quiet community of mostly two-story townhome buildings with assigned parking out front, small patios or screened porches out back, and several ponds between the buildings. The amenity center has a pool and a clubhouse. There are no detached houses. The county's subdivision map labels the whole community Persimmon Hill Townhouses, and every one of its 389 addresses is an attached home.
The appeal is simple: a low purchase price, very little outside work, and a short drive to almost everything. A Walmart Supercenter, Lowe's, Lidl, Walgreens and an urgent care sit on St. James Avenue within about a mile of the entrance.
The trade-offs are just as simple. Monthly dues are high compared with a single-family neighborhood, because they include water, sewer, exterior insurance and exterior upkeep. The homes are about 20 years old, so heating and air systems, water heaters and appliances are at or past replacement age unless a seller has already done them. And St. James Avenue is busy at rush hour.
Where exactly is Persimmon Hill?
The entrance is Davenport Street off St. James Avenue (US-176), next to the Walmart shopping area, in ZIP 29445. The streets are Darcy Avenue, Davenport Street, Taylor Circle, Macy Circle, Brockman Way, Hornby Circle, Greyson Circle and Madison Court. Berkeley County's municipal boundary layer places all of it inside the City of Goose Creek.
Without traffic, plan on about 4 miles to Roper St. Francis Berkeley Hospital and the Publix at Carnes Crossroads, about 6 miles to Interstate 26 at exit 199 by way of Myers Road and US-17A, about 11 minutes to US-52 at Red Bank Road, about 18 minutes to the Red Bank Road side of the Naval Weapons Station, and about 20 minutes to Charleston International Airport. Downtown Charleston is about 22 miles. Our office on West Doty Avenue in downtown Summerville is about 8 miles away, close to 20 minutes. Rush hour adds to every one of those, so drive your own commute at your own hours before you commit.
Is there a single-family section in Persimmon Hill?
No, not that we could find. The Charleston MLS files listings under two names, "Persimmon Hill" and "Persimmon Hill Townhouses", and that makes it look like two neighborhoods. They are the same streets and the same association. Persimmon Circle, just to the south, sounds related but sits in the separate Oak Creek subdivision. If you want a detached house near here, look at Oak Creek, Devon Forest or Crowfield Plantation.

Which Persimmon Hill townhome fits you?
Persimmon Hill has no villages or phases to choose between. What buyers actually choose between is the floor plan and where the unit sits. Sizes and prices below come from 2026 listings and closed sales, and each one is an example, not a promise.
Compact two-bedroom
About 990 to 1,075 square feet with two bedrooms upstairs and one and a half to two and a half baths. These are the entry point. In 2026 they have been listed from about $200,000 to $228,000 and have closed just above $200,000.
Fits: first-time buyers and anyone comparing a mortgage with rent.
One-level two-bedroom
A smaller number of units are single-story, about 1,088 square feet with two bedrooms and two baths. Examples are on Taylor Circle and Hornby Circle. One closed at $225,000 in 2026. They are harder to find, so set an alert.
Fits: downsizers and buyers who want everything on one floor.
Larger two-bedroom
About 1,250 to 1,440 square feet. Some have two bedroom suites upstairs, each with its own bath. Others put the main bedroom downstairs with a second bedroom and a loft above. Recent closings ran from about $217,000 to $242,000.
Fits: roommates, a home office, or a military household that expects guests.
Three-bedroom
About 1,290 to 1,630 square feet with two and a half baths. In 2026 these have closed from about $235,000 to $265,000, with the larger Greyson Circle plan at the top of that range.
Fits: small families who want Stratford High zoning at a townhome price.
Four-bedroom end unit
A handful of three-story end units on Darcy Avenue, built around 2006, have four bedrooms, three and a half baths and about 2,583 square feet. One closed at $320,000 in 2026 and another was listed near $388,000. They have few direct comparisons, so pricing takes care.
Fits: buyers who need space and do not mind stairs.
Pond view, end unit or near the pool
The same plan sells differently depending on where it sits. Pond-view units with a screened porch and end units with extra windows draw the most interest. Units near the entrance are a short walk to the pool and the shops. A few buildings on the north side back up to wooded common land with a mapped floodway, covered in the FAQ below.
Fits: everyone. Pick the location first, then the plan.

What kinds of homes are in Persimmon Hill?
All townhomes, built from 2002 to 2006 on slab foundations, with brick veneer and vinyl siding. Most are two stories. Each unit is its own parcel in the county records, and the association owns the common land around the buildings. Parking is assigned, usually two spaces per home, and there are no garages in the listings we reviewed.
We could not confirm the original builder or developer from a public source, so we have not named one. If it matters for your purchase, the recorded covenants at the Berkeley County Register of Deeds will show the declarant.
What should I inspect in a home this age?
Everything here is a resale, and every home is about 20 years old. These are things to check, not known defects of this community:
- Heating and air. Original systems are past their normal life. Several 2026 listings advertise replacements done between 2018 and 2026. Ask for the install date and service records.
- Roof. Listings mention new roofs in 2022 and 2023. Find out whether the association or the owner paid, and who is responsible for the next one. Listing remarks do not all agree on this point, so read the covenants.
- Water heater, windows and flooring. These belong to the owner. Budget for them if they are original.
- Shared walls. Check for sound transfer and look at the attic firewall during the inspection.
- Termite letter. The dues include a termite bond, but you still want a current CL-100 wood infestation report before closing.

Which schools serve Persimmon Hill?
Persimmon Hill is in the Berkeley County School District. We checked the district's 2026-27 attendance zone maps on the county GIS at five points across the community.
- Devon Forest Elementary, about 1.7 miles away.
- Westview Middle, about 3.5 miles away.
- Stratford High, about 4 miles away on Crowfield Boulevard.
A district rezoning took effect in August 2026, when Bee Tree Elementary and Midtown Middle opened. It did not change the zone for Persimmon Hill: the 2025-26 and 2026-27 maps show the same three schools. Many real estate sites still carry older school lists for Goose Creek, so do not rely on them. Confirm the zone for the exact address with the district before you write an offer.

We checked the district's 2026-27 zone maps at five points in the community, and the August 2026 rezoning did not change them. Older lists on real estate sites can be wrong, so confirm the exact address with the district before you buy.
Mostly no. We checked FEMA's flood map at 36 addresses across the community in September 2026. Thirty-five were in Zone X, the minimal-risk zone. One, on Madison Court, fell inside a mapped Zone AE floodway that runs through the wooded common land along the north side. Parts of that edge may need flood insurance with a mortgage, so check the specific address and ask for an elevation certificate if one exists.
Listings say the association carries insurance on the building exterior. You still need your own policy for the interior finishes, your belongings and liability, and your lender will want proof of both. The Red Bank Road side of the Naval Weapons Station is about 8 miles away, roughly 18 minutes without traffic by way of St. James Avenue and Red Bank Road.
