Bottom line: an inspection is powerful, but it has limits — and knowing them protects you. Here are the misunderstandings we run into most.
Myth #1: "It'll find every hidden flaw."
The truth: inspectors only see what's visible and accessible.
An inspection is thorough, but it's not X-ray vision. Problems tucked behind walls or buried under heavy storage can slip by. It dramatically lowers your risk — it doesn't erase it. Go in expecting a strong snapshot, not a guarantee.
Myth #2: "It confirms the house is up to code."
The truth: an inspection isn't a code inspection.
Inspectors don't certify that a home meets current building codes. They may point out obvious safety violations or clearly outdated installations, but a full code review is a different process entirely. Don't assume a clean inspection means everything's up to today's code.
Myth #3: "It's basically the same as an appraisal."
The truth: different job, different pro.
