Appraisal vs. Inspection: Two Different Jobs

The inspection: "what's wrong with it?"

A home inspector digs into the actual guts of the house — the systems, the safety issues, the maintenance headaches waiting for you. This is the report that tells you whether that charming house has a tired roof or a moisture problem in the crawl space.
Why you don't trade one for the other
Bottom line: both matter, and neither covers for the other.
An appraiser notes condition only as far as it affects value — they're not crawling under the house looking for problems.
