Our climate creates a few problems that show up again and again. These are the ones worth watching for.
Bottom line: in the Lowcountry, moisture, termites, tired HVAC, and storm-worn roofs are the usual suspects. Knowing them ahead of time helps you read an inspection report with the right eyes.
Moisture, moisture, moisture
Bottom line: our humidity and rain make this the number-one concern.
Elevated moisture around foundations and under the house — especially in crawl spaces — is the big one here. Left alone, it leads to wood rot, mold, and a musty home. Inspectors look hard for it, and you should care about what they find.
Termites and pests
Bottom line: this is termite country, plain and simple.
Signs of termite or pest activity are a real part of a local inspection. Most South Carolina sales also include a wood infestation report (the CL-100) to check for termites and moisture damage — more on that in our Lowcountry climate checklist.
HVAC strain and roof wear
Bottom line: our summers and storms are hard on cooling systems and roofs.
Inspectors check whether the HVAC actually keeps up with our sultry summers — looking at cooling output and rust — and they'll flag roof wear, which tends to pile up after thunderstorms and hurricane season. One more local quirk: our long growing season drops a lot of organic debris in gutters and around the property, which can get missed if you're used to a drier climate.
