For Probate Counsel
Working notes on estate real property, from the agent’s side of the transaction.
Real property is usually the long pole in an estate administration — and it’s the one asset whose timeline a personal representative can actually compress. These pages describe how a probate-experienced listing agent should be working your file, and where the avoidable months go.
None of it is legal advice. It’s offered as professional background.
Working With a Listing Agent on Estate Property
Where the agent should enter the administration and why the inventory stage beats the sale stage. What a probate-experienced agent handles, what they should decline to touch, and the §62-3-713 conflict that heir buyouts create before anyone notices.
Reducing Estate Delays Caused by Real Property
The nine things that stall an estate with a house in it, the point at which each is cheapest to prevent, and a parallel-track schedule that runs the property work alongside the administration instead of after it.
Documenting a Defensible Sale Price
What belongs in the file when an estate sells at market, below market, or to an heir. The purchaser is generally protected; the personal representative is the one exposed. Includes a file-closing checklist.
Before You List the House — client handout
Co-brandable. A plain-language, single-sheet guide for your personal representatives, written at a sixth-grade reading level. Your firm’s name and logo alongside ours. We produce a version specific to your firm.
Referral posture
We don’t pay referral fees to attorneys and we don’t ask attorneys to steer clients. That arrangement creates problems for you and doesn’t serve the client.
What we do instead: no-charge consultation for your clients including the ones who never sell, date-of-death valuations prepared to support the inventory and basis substantiation, direct status communication with your office, and every legal question routed back to you.
If our involvement stops being useful on a file, say so and we’ll step back.
