Clean and clear the way

A tidy, accessible home lets them evaluate every room and system without obstacles. Move clutter away from the attic hatch, the crawl space access, the electrical panel, and the HVAC. It won't inflate your value, but it prevents an area from getting skipped or noted as hard to assess.
Knock out the small stuff

Handle the quick fixes before the visit — a cracked windowpane, a leaky faucet, a sticking door. Individually they're minor, but a pile of small issues can quietly nudge a condition rating in the wrong direction.
