Bottom line: a certified appraiser walks your home, sizes it up, and then compares it to similar homes that recently sold nearby. That's the whole engine behind the number. Let's break it into plain steps.
Step one: a licensed pro shows up in person
Bottom line: it's a state-certified appraiser, not a computer and not your lender.
The appraiser has to be licensed by the state, and for most Summerville sales they come out and walk the property themselves. This isn't a quick drive-by — they're inside, taking real notes.
Step two: they size up your home
